They realized it was a dumb idea and the only way for them to actually have the game enforce the rules is to make it possible to have a situation where an FC can't be transferred to another player due to FC Master inactivity.

All they can realistically do is limit the purchase of land. FC transfer has to remain possible, which allows for a workaround.

Also, neither of your requests would actually fix anything. They're band-aids at best. Not very long lasting ones, either. The kind that fall off a few moments later.

Want houses to be available again? The prices have to go back up. Demand is simply far too high with the current prices.

With the amount of gil in circulation, I doubt raising the prices of housing is going to make much difference.
This will only end up alienating new people from purchasing a house.
Far better would be to make instanced housing in such a way you can still have neighbors/communities, but also have the possibility to add more plots as the need for housing increases.
Or simply keep adding more plots for people, while keep the one house/account rule

If it was as simple as "keep adding more plots" then they'd likely have solved the issue ages ago.

Instanced housing takes a lot of work and server resources, and is something they've technically already given us. FC house rooms. Apartments. Not what we're looking for, but it's what they decided to do. Just about every decision they've ever made regarding housing has pushed us further and further away from instanced housing. Personal housing was another such decision.

An extremely simple fix that doesn't take any more work than simply adjusting numbers is to make the house depreciation value matter. Right now it doesn't. Every single house that goes up for sale right now is going to be sold at its maximum value.

There are very few players who wouldn't bat an eye at a maximum value similar to those that housing started at. e.g., why would you pay 500 million gil for a house when, if you were to simply wait, that price will eventually reach as low as 5 million?

This simultaneously fixes house flipping. With such a system, a player would not only have to match or beat the price you paid for your house as your compensation, but would have to be willing to put down the example 500 million as well once the plot becomes available. In the case of FC housing, they'd at the very least have to match or beat your paid price. But why would they pay you, say, 100, or 200 million, when, if they look over at the next plot, there's a plot available for 50 million or less?

How low will prices realistically go? They'll go down to their true value. In such a system, prices will eventually reach equilibrium, the point at which supply and demand meet. That is to say, the real price that people are willing to pay for the house.

And they will go down. Because people will have to balance their desire to own the house with the fact that if they wait just a little while longer, they'll have to pay several million gil less. Just the same, they will have to balance their desire to pay less with the fact that someone else wants that house, too. When do you pay? How low will you go? This is how a depreciating value should work. It currently doesn't. The maximum price is so far below demand that every person interested in buying a house is willing to put it down.

Another effect that such a system has is removing larger amounts of gil from the game. Even if people allow themselves to reclaim 80% of their purchase price, 80% of a larger number is still a larger number of gil destroyed. This in effect also helps to decrease the price of housing by reducing the effects of inflation.

With all of that in effect, then you add more housing. Add 240 houses simultaneously at a large price (e.g. 500m maximum - 5m minimum) and see how fast people don't press that purchase land button.

What if they made it so the prices started at 500 billion gil for small, 500 trillion for medium, and 500 quadrillion for large? With minimum prices being 5 million/billion/trillion for S/M/L respectively (with somewhat higher amounts of deprecation required to reach the minimum price, but still not too many as to make deprecations meaningless). Do you think that'd fix the issue? After all, that's still a MASSIVE price differential, and even the larges at minimum price would still be REALLY pricy.

And before anyone tries to chastise me saying don't suggest any more ideas etc (I've had it happen in the past), I'm intentionally making it extreme to try to foster finding a middle ground for all parties.

As I'm sure you are well aware, it takes more than one person to be able to kick a player from a duty, so in all those instances there were at least two people agreeing they'd be better off without you tanking.
