


Everyone does not have 3m. You should spend some time around sprouts and newer players who are just getting into glam and other unlockables.Allow free economy to work by changing it to an auction, maybe a silent one.
The houses are way too cheap in this game.
3m for a S? Everyone has 3m. If housing is supposed to be limited as opposed to apartments which are actually for everyone, an S house shouldn't be affordable to everyone on the server.
It's a basic demand and supply problem. Increase the price for everything to reduce the demand.
If devs can't decide what the proper price range is, let the market decide.
At this point allowing reselling would still be better than the lottery system which only causes frustration.
Before implementing the lottery system, people were willing to pay several times of the original price to buy a house. It means that the house HAS that value.
Forcing all houses to be this cheap is like trying to fit every single person in the world in public housing. It'll never work.
That and of course, strictly implement 1 house per account so that alts in the same account can't make a fake rank-6 FC to cast extra lots, as debated in another post.
Disclaimer: I got a house already from SB before the property market boom. I'm just annoyed to see that the system actually got worse over time, and more and more people are complaining while nothing game-changing is being done.
I honestly don't know how that happens. Everyone I know (well, not sprouts, lv90 end-game people) has way more than 10m.
Should a house be gated behind lv90? Debatable. But talking as if 3m is a lot of money is laughable with today's inflation.
The evidence? Houses are so cheap that even M/L houses have 10-100 people entering the lottery every time it's available.
It's literally <10% probability to get a house.
Crafters and gatherers are the easiest to earn gil so I'm not going to explain that. (You get around 1.5m out of the system just by guildleves every month for god's sake. In ShB it was so bad they had to nerf the leves.)
If you're not into crafters or gatherers? You can still earn 3m within 1-2 months only by battle classes.
Every time you go to a daily roulette you get 10k-20k out of the system. If you also sell the materia you get from expert dungeons and spiritbonding on the market, you'll get 100k in a day or two.
And treasure maps for battle classes, again, throws gil at you.
It sounds elitist, but the problem is that the lottery is at such a low price that it isn't fair for people who made extra efforts to buy a house.

I'd argue that the problem is the game's lack of gil sinks to take the generated gil out of the system which resulted in the inflation in the first place. We need a whole lot more activities or things that involve giving money to NPC's or in game systems to counter balance all the gil being created. The 2 primary strains on the housing market in game are the increase in demand caused by the resource being finite and the lack of things to actually spend gil on. I don't count the market board because aside from the tax the only thing that happens is the gil just transfers to someone else's wallet.I honestly don't know how that happens. This just breeds RMT. XI was like this. You do realize that an online game simply existing breeds RMT right? Even if every government in the world came to an agreement to make RMT activities illegal it would just move to the dark web and the same stupid people would continue to buy from them.

There was a system in place which reduced the price every few hours. It still was in place until they changed to the lottery system but nobody cared because houses were way too cheap anyway.
With todays inflation these prices seem a lot more reasonable than the 3, 16 and 40 mio we have now.

Housing was a way to take money away from those legacy players.
Plus at that time houses were designed to be for FC only, so they expected people to put in money together.
Now the problem is exacerbated by the fact that not only are the houses too affordable, but also the period for people to save up money for the next chance to get a house is way too long.
Last time housing was added was 6.1, which was 9 months ago.
People had 9 months to save up. 50m may need a little bit of business skills, but 20m isn't unachievable even by just doing daily stuff, not to mention only 3m.
And I'm saying the prices should go up with the assumption that houses are not for everyone, as opposed to apartments.
This is necessary so that people who are willing to make an effort to earn money can actually get a house, instead of completely relying on luck.
If someone presumes that everyone can own a house, I'm really not sure how many wards devs actually need to add to satisfy the insatiable demand.

Large: 200 mil
Sounds about right, and more or less reflects the difference in floor scale.
I also think Larges should be FC only, and have a higher restriction of 10 members. This excludes single-player shell FC's, they'd need at least two other characters form other player/s involved.

I like that jump from 40m to 200m. Trying to exclude people for better odds or do you want people to funnel more into RMT? Also, it won't remove single player FCs as there are people who have more than one account and copy of the game. I can also just make 8 chars and scoop 2 off a friend with them never using the FC at all. Will still be a single player FC.
