What this game needs more than anything is the ability to turn a personal house into an FC house. I know that's been requested for years, and I see no drawbacks.

ignoring the amount of fraudulent FCs made seconds after buying a 2nd, 3rd home which is so apparent you can search through the plots and see hundreds of plots owned by barley alive FC or FCs that only have 0/1 members and funny enough are neighbors with the same person which is more common than I thought.

Still spouting the same BS when Lodestone data shows personals own ~70% of the housing on NA servers.

FCs own ~30% of the housing. Out of that ~30%, ~6% are owned by FCs with fewer than 4 members.

But keep going on about how FCs are the main reason for the housing shortage.

It is an open market, just because you want an increased chance of nailing a medium or large house for self this is...

FC wont suffer with any size of house... they still get the same benefits an FC do... also think it would be only fair for players as well to be able to get any size house on release of new wards.

They should remove grandfathering, and they should make it so that you can only have 1 house + FC per account as well, that will however open up for more competetion also they should be auto demolish back... and also they should go to them house pages where people sell houses for 100s of millions of gil.

also they already addressed housing resale by nuking resale of personal houses, all you can do now is buy another player's FC (no way to fix this) or demo your own house so that someone else can relo into it (working as intended)

The issue of FC priority isn't a bad concept but enabling it so that FC's have a day or two head start should be the maximum time allowed and the exclusion of personal purchase for extended time needs to stop.

Right, they should do this AND make it so that if you have more than one personal house on a server then you can't refresh the demolition timer on any of them until you only have one. And also make it so that your service account's alts also count as tenants in said personal house.

Nothing wrong with removing grandfathering, people lose skills and abilities all the time as well in various classes, veteran players do not get to keep the extra skills they had from eg. 2.0.

If they fix an item ingame, then that does not mean if you already had it, you would still keep an over powered stat, that has been fixed, if given the choice to pick 1 house and 1 FC house to keep, you would just have to do so.

And finally, there is no reason to be personal.

FCs are glorified linkshells. They really serve no other purpose really. You can tell people in a linkshell that your official place of meeting is at the Maurader's guild in Limsa, conversely you can do the same in an FC. You can treat your private estate like an FC house, only FC members will not get their own room. Linkshells have competitions sometimes and of course hunts / treasure portals / raid recruitment etc... This isn't much different than an FC chat. The ONLY thing that an FC does that linkshells does not besides the amount of people that can be in the chat at once is the bonuses like getting 15% bonus XP. BUT you can do that without an FC using scrolls and stuff.

People want their own houses as well, they pay for the sub they should get a house with it. Final fantasy 14 is the ONLY MMORPG as far as I know that limits player housing because of the poor way they implemented it which ended up costing SE a fortune in server fees.

If you want to complain about anything, complain about the fact that after all these years, they haven't rebuilt housing from scratch. This is something they need to do but they probably won't. At the very least, they should permit us to have any sized house inside any plot. They could call it temporal space allotment or something. And give us more than 20 objects to put outside and 200 items inside because that's way too little. 30 outside, 400 inside for small houses please

or like someone proposed in the JP housing forums proposed. Whenever new wards are released one ward should exclude FC access and be open to individuals. FCs still get first dibs iin the wards open to them and individuals get a chance in the one open to them.

No there is a site for it, if you got small house or whatever and want to move into desired areas and large/medium houses and even small houses on special spots... then there is people profitting on this on both gil and possible RMT as well with eg. selling a medium plot to someone who can relocate for 100million gil or more, there is a market for it.
