    While I agree with your point for the most part, I have to correct your math here - both halves of the ward are just one zone, people doing OOB tricks have discovered that the two wards exist in the same zone, just really far away from each other. This is also why you don't experience a full on load screen when you use the aethernet from main to sub or vice versa, just the fade to black to mask the teleport. This is also why you'll notice the sun rising/setting in different locations between the main & sub wards, since the sub ward is rotated 90* and faces a different direction so that it can be hidden behind rocks/buildings/whichever trick they're using to hide the main & sub wards from each other's sight lines.

    So it's actually 120 zones, not 240.

    I think the proper term there should be instance then, and not zone. Just like we have instanced dungeons with multiple zones in them. The zones are completely seperated on the map. But since the transitions are very similar towards the housing areas, this already tells its 1 instance that is just splitted up.

    Math being wrong aside, 120 zones is still a hell of a lot more server load than 5 zones. Condensing down the wards in this way is something Square Enix should consider doing if they're able to implement it without magically losing everyone's houses along the way.
