Estates! I think if they pull them off properly that'll be a real selling point for me. Being able to group up the houses of your close friends (via free company) into an estate where you can all interact and build things together (in one interview Yoshida suggested they might add a dock for the possibility of building ships beneath the estate I seem to remember).
Would really help to create a true individual community feeling, although hopefully the estates wouldn't all look identical and would be able to accomodate a decent amount of people.
Thinking about it, they could really go nuts in the kinds of options you could have here. Perks for free companies could include new features and decorations for your estate to show off achievements, and it could be turned into a real group effort to maintain and develop individual estates and personalise them, whilst also giving people their own houses and gardens that others can't edit but can obviously visit (and leave presents?)
It'd be cool if estates had randomly generated features (like the tower on the right) to give character, that one looks like it's designed based around limsa lominsa, hopefully there won't just be one design per grand company.

The same will apply to certain end game contents[Dynamis, anyone?](This does not mean that the player housing, nor these end game contents will be uniquely accessible to rich players!)
Sorry but I do not want anyone else with control over my items. Under your scenerio an LS leader could deny you accesas to your items and keep them for him/herself in a number of ways. Implementing safeguards for this would require alot of unneccessary programming.
