I would like to have the option to upgrade Appartements (with GC seals or other tokens). Maybe the option to add a 2nd floor on it. Or replace the northern wall with a balcony (fake outdoor view included).

Oh my god all of that would be fantastic! Add a little storage accessible by both my main and my alt and I can finally create crafting kits and other items for my alt without having to go through other people or clean out a section of the FC chest! <3

I think that a few key changes to how apartments work would help solve the housing issues in FF.

Apartments could be split to two types:

Personal Apartments
Handled as they are currently, these are the apartments we already have. If possible, the ability to purchase a deluxe apartment would make these perfect. A deluxe apartment could have the floor plan if a small / medium / large house and be priced like buying that size of house. Players could be able to change their apartment floor plan at the front desk as long as they met the same requirements that relocating that size of house would have.

Free Company Suites:
These could default to a small fc house floor plan (with expansion to medium and large available at the front desk, etc) and include free company rooms. Workshops could be included for equality’s sake OR limited to FC House only. The FC rooms within the FC Suite would not need to work differently from how fc rooms work today.

This sort of system would be super flexible for both individuals and free companies. It would also allow for SE to make and release more styles of interior layout.

Here's a drastic suggestion: Get rid of all small houses, make them all medium and large, and make apartments the size of small houses or even larger. People only settle for smalls anyway.

Can we get some of these:
1. Ability to Convert a private house to an FC house
2. Receive the 80% reimbursement cost of the land back on all housing relinquishes, regardless of whether the home was auto-demolished or willfully relinquished.
3. Ability to Sell plots to another player via the Home's placard some kind of Real Estate agent NPC for the original cost of the plot because sometimes you just wanna sell to your friend or something.
4. The ability to transfer or access your house on all the characters on your account, because it would be so awesome to be able to do that instead of having to buy each one their own home, or not have one at all.

In regards to bullet point #2.... Why do we only get reimbursed 80% if the house gets auto-demolished. Housing is a hot commodity and its very unfair that a player who is willfully relinquishing theirs so someone else can have the plot doesn't get a single gil back for it, but someone who hasn't played for 45 days or just hasn't walked into their house for 45 days does?
Now I am forced to sit here for 45 days holding a plot that someone else could be enjoying, because I want my reimbursed cost back so I can hopefully use it in the future on my alt that I now I play more than my original character.

#3 is never going to happen, it would just help house flippers. They'd just come to an agreement, pay the price difference between the plot and the asking price outside of the game process, and then pay for the plot.
#4 I have no reason why you can't do this. Once they limited individuals to one house per account, you think this would have went with it hand in hand. There a bug a while back that let you befriend atls. I feel bad for homeowners that didn't get in on that.

As for the reimbursement. I'm sure like most other things they decided it goes back in one way or another to trying to stop house flipping.
