You cannot convert it, you will have to relinquish it (which loses the house) and buy it again. My suggestion (should you have the gil) is to find a small, cheap filler plot somewhere, then use it to immediately relocate to the relinquished plot. That way you don't have to deal with RNG. i do have a small house that i bought a while back just cus. so if i "upgrade" to the large plot i wont have to deal with the RNG? i have the gil to rebuy the plot, but if you upgrade there is a discount right? if its still full price thats fine too.

Nope, no RNG if you relocate, so that's the way to go - you can relinquish and then immediately buy. You do get a discount, but it's only, like, 30% of the lowest price of the plot you're locating from, so if it's a small that's only like... 300k off or so. It's something, at least.
