It also stops you from being able to convert a personal house into an FC house or from gifting a house to another player (when you transfer to move (previously demolish), they can no longer grab it when it's available).
The bold i always thought should be a option in the housing menu its self..a one time option to turn a personal into a fc.......not the other way around. As for gifting to friends guess they have to wait the timer out and thank the greedy house flippers
I would suggest the option to convert your house to FC house or gift it to your friend, with a counter.
How many players give their house to a friend, buy another one and give it away to a second friend? I say if you do this more than twice in 3 months and it might be worth looking into.
Big panda is an awesome bear!

I am always online (lol) so when the timer is activated and I am looking for houses on the hour? I've definitely given friends houses about twice in the span of three months. I got in for Shirogane and gave that small house to my good friend for his birthday, too.I would suggest the option to convert your house to FC house or gift it to your friend, with a counter.

Not everyone is flipping!
On the other hand though it's very difficult to think of a solution that won't punish regular folks, or can't just be worked around with moving an FC.

Not really. The server population is capped at a maximum, so a viable solution for both player and developer could be having the game engine spawn another ward when all current wards are full. This is a solution that does not punish "regular folk" and addresses the housing shortage in a manner that is detrimental to the housing gray market.
But it won't completely solve the problem, as there will still be a handful of people adamant about purchasing whatever they like, wherever they wish, whenever they choose. I leave it to the community at large to decide if that particular facet is worth addressing, as I don't feel that it is.

That just doesn't seem possible though. If it were, wouldn't they have already done it? And that would certainly bring up the issue of there being not enough medium/large houses.. Look, I gave up on trying to find perfect solutions a long, long, LONG time ago.The only way to make sure everyone has a large is to only have large houses. No smalls, no mediums. I kinda like the fact that not everything is cookie-cutter here.
