    5m per month is excessive, not every FC is raking in that much.
    But in principle, yes, an active FC should be able to pay something.
    Maybe 100k/200k/500k per month by the size of the house. But in exchange, they're exempt from demolition and the gil is automatically removed from the FC chest until there's not enough, then it gets the 15 days demolition warning.

    This way the house is maintained by any members who deposit gil, not just the leaders activity.

    Tax everyone, tbh. This is the first MMORPG I've seen where limited housing (Asheron's Call, Ultima Online, Everquest 2, Archeage to name a few) doesn't have you pay rent every month for land. Yeah it's hard to get housing in those other games, but you could fathom working up towards one because people either resold or got tired of paying rent on property they barely use.

    As it stands now it's just an asset that never devalues that comes with your subscription that you can't even try to sell. Doesn't help that they turned off the autodemolition timer for... what, a year and a half, was it?

    Alas, they're never going to change anything about housing. Well, at least you don't have to fight placard bots for several hours now. You can just enjoy waiting for 2 weeks every time you want to bid on a house and bid against 150 other people for it. Should only take you 5 years of non-stop bidding to have a decent chance of winning.

    Let's follow this thought logically:

    If you remove Personal housing, what do you THINK is going to happen?

    People will abandon Free Companies entirely. The only people playing together will have to rely ENTIRELY on third-party, out-of-game resources. And that's assuming players even GO that far. In-game sense of community will die almost overnight, and you will instead be left with loads of "Free Companies" that only have a guild-leader, and a bunch of alts that nobody actually plays.

    That isn't speculation. That isn't "a wild guess". That IS what WILL happen.

    There's really no real need for a tax to be implemented for player housing. ESO has player housing and does not tax players if they purchase a house there...nor does it take the houses away from someone if they take a break.

    Perhaps instead of finding ways to punish people lucky enough to own a house in FFXIV...we could instead push the development team to actually make it a part of the game that is available to everybody? It can be done. Rival MMO's have done it. Some of which are even older than FFXIV itself.

    ESO is a bad example in this because all there housing is instanced housing. So they have a pretty good reason not to tax it cause everyone has the opportunity to buy any house(they even throw in a free apartment as a quest reward) with in game gold, premium currency, and achievements being the only barrier of entrance for some houses.

    Yes, though instanced housing has been a common request over the years. Perhaps instead of introducing apartments and island sanctuaries the focus should have instead been towards providing every player with a sizeable instanced house that is updated with new features over time.

    It's arguably Yoshi-P's obsession with a 'neighbourhood feel' that has led to the current predicament. Though each new attempt to 'fix' things only seems to make things worse for those missing out.

    I'm lucky enough to own a house myself, though it's disheartening when I have to see my friends miss out on one for their own use.
