    Don't even see why they have a timer for housing. the last time I checked on my server saw over 70+ open plots and some of the wards was almost completely empty. seems like a waste to me to have it. I know never loose my house since in it every day. still think if ones loose there has they should get back 75% of price of the plot and cost of the building permit. just to be fair.

    To smaller servers like yours the timer doesn't hold much point, but to massive servers like Balmung/Gilgamesh where every ward is instantly bought out the hour they're added due to a massive demand for housing, The timer is important to prevent people from buying a house, quitting the game and then that property never being able to be used again by anyone and forever stand there abandoned when someone who's actively playing the game could be using it.

    If the demo timer didn't exist, even smaller servers would eventually run out of housing. People would buy a house and either never use it or quit the game entirely and those abandoned houses would continue to take up a plot. There would be many more players buying houses than those who would voluntarily unclaim them/server transfer and the wards would very quickly run out of open plots again.

    As a side note, you do get 80% of the original plot price back after a home auto-demos. The problem is (and this is one of the biggest problems with housing, imo) that you have just 35 days to claim not only the refund, but all of your furniture too, before it goes *poof* into the ether.

    If auto demo is doing its job, plots should become available pretty regularly. Even more so on a low pop server. Though demand is less on low pop servers, not all of the available plots you see are there simply because no one is buying them.

    Those who get their house demolished get back 80% of cost of the plot. Unfortunately, I don't believe the cost of the building permit is refunded. You also only have 35 days to claim your items from the resident caretaker after your house is demolished, or they are gone for good. This is something that drastically needs to be addressed and fixed.
