Limitation of usable items in the house

Yes the limit is 40.

You can probably get away with slightly higher depending on your setup, but there's really no guarantees. It doesn't choose what to load based on proximity or based on line of sight, so there's really no telling what is going to load or not. I'm at 43 items I believe, and I don't have any issue with invisible items, because the extra ones load before I can see them, but if I add 1-3 more then one of my partitions starts disappearing.

I dont think it has something to do with your PC, i for myself have an AMD Ryzen 7 1700X with 32GB RAM and an AMD Radeon Pro Duo, FFXIV installed on an Kingston HyperX M.2 SSD, another FC member has something like 7th Gen i7, GTX 1080 Ti and its the same for him.
So i think it's hardcoded like "if more then 40 items remove random items until the player gets close"

The hard limit of interactive items, without the game refusing to load them all, is 40 interactive items.

Whether you have an apartment, a cottage, a house, or a mansion, it's 40 items. Whether you have a shit PC, or you're on PS4, or you have a phenomenal PC, it's 40 items.

However if you go just a few items above the 40 item limit, then you do stand a chance of not being adversely affected, as you're not likely to be within line of sight of all 40 items. If you go any more than just a few items, however, the odds of being adversely affected shoot way up.
