    They could put a 36 hour waiting period on the apartments/houses after it was disowned. So in other words no player can buy the vacant apartment/house until 36 hours has elapse or add in a RNG factor that sometime within a 36 hour period the apartment/house will be available no sooner than 5 hours after it was disowned.

    This alone would prevent selling because who would camp by a house or an apartment for 36 hours.

    This has been suggested for housing as well. Unfortunately they want to discourage people from flipping property without actually implementing methods to prevent it.

    If doing so could improve the housing system then they should. I like the neighborhoods too, but the current system just isn't working and adding more and more different systems is an issue. I'm not sure how they'd do it, but maybe instanced housing with the ability to plug into an opening in a ward would work (except plugging into a ward would come with more restrictions aka current housing item limits)? As far as justifying taking things away, that's exactly what the auto demolish feature is. They've demonstrated they can and will do so if they feel it appropriate.

    I respectfully disagree with you Dustytome. Instancing the housing system would ruin the current neighborhoods. Do that for Ishgard because honestly, if it's instanced then those of us who like wandering through seeing what people have done can never bother stepping into that place. I really can't wrap my head around why someone would want instanced housing, apart from the limitless resource.
    I'm not trying to sound selfish. I'm saying that the non-instanced ward system is awesome in it's player customization and feeling when wandering without having to reload every time I want to see someone else's work.
    I do agree with the reinstatement of the reclamation timer, although I too think it could be a tad longer or modified in some way.

    2 Things - probably easily implemented

    1. Per Account - Limit of 1 FC house, 1 Personal Home, 1 Apartment. Pros - No more Alts buying property and sitting on it.

    2. Housing Lottery. When you go to a housing district, there should be a menu of available properties, Ward, Size, Type. You have the option to pay the purchase price to enter a lottery for said property. After a period of time (ex 2-5 days) the lottery is executed and the property is awarded. Cons - Farmers with 100's of millions of Gil will still be able to manipulate the market by entering all the lotteries, but it gives a fighting chance to those who desperately can't compete with the Farmers.
