    a really simple fix, add new wards, Make current system FC only and one house per FC, then implement an instanced housing system for personal housing that has the ability to allocate a house for every character. That's the way it should have been in the first place. Then you wont need to relinquish housing, wont have to worry about availability, and everyone gets their own house (still have gil sinks for upgrades to plot size and items, etc.)

    Mage, that is the best option. Grandfather current personal house owners in, offer a huge incentive to switch to the new system for personal housing but do not force. Keep the wards for FCs, and allow something akin to instanced personal housing (I really support instanced personal housing, myself)

    I'm all in favor of it. If you're not playing, you're not playing, and you shouldn't get to hog a limited resource that an active player wants to make use of.
    180 days is a perfectly reasonable amount of time; if someone can't even be bothered to log in once during that time period, then you can't call them an active player in any sense of the word.

    They need to reclaim houses from people who do not play the game anymore. Implement a system to where someone who use to play the game can somehow through a interface that doesnt involve having a paid for account to allow someone to help keep their home with a home care taker option. 99% of the time the reason someone is not in the game is not money reason but burnt out of the game. Allow 3 months to return which is plenty of time to take time off from the game but if they are not going to implement a instanced means of purchasing housing then a method to reward people who do play and are valued customers that keep a monthly account active should be rewarded over those who vanish for 1-2 years.

    I agree with you there. I have many friends who have bought houses and quit the game. A few of them have no plans of returning. The houses are just sitting there now locked forever.

    There needs to be a mix of both solutions imo. There needs to be more land added, as well as a reclamation of land. 31 days IS too short, but I think 90-120 days is perfectly fair.

    To all the people against reclaim due to people maybe having personal issues; too bad. Honestly it doesn't matter WHY someone can't or won't sub only that they aren't. It's not fair to the people who are actually paying and playing. Paying customers > nonpaying former customers. That's just the way it is. Though I'm not on the side of 31 days of not being subbed. I think 6 months is best. If you can't pay $15 in a 6 month period it's HIGHLY unlikely you'll ever be able to come back. Have the reclaim start at the 2 year anniversary. Anyone with a house who hasn't been subbed for at least 6 months prior looses their house. Everything in the house, including a voucher for an equal size house, goes to the calamity vendor. SE should send out a multitude of emails saying what will occur to give people a while to resub so as to not lose their house.

    I am very glad there is a lot of comments on this thread.

    As far as how much time need to pass. They put out enough return home/free login for people that had accounts. If you aren't paying and 2 Free login periods pass you clearly have no interest in coming back.
    As for FFXI I log in every Free weekend, visit with friends try and get them to move to FFXIV. but it's really nice to see what everyone is up too.

    My orginal FC has a medium house. The FC is dead house is still there.

    The city-states could always use a little more money in their coffers and should just start taxing the property set aside for adventurers. A 1,000 gil property tax could occur every X months. If you don't pay it, the property is reclaimed by the city-state, the house demolished, the remains/furniture mailed back to the prior owner, and the land put back on the market for public sale again. This encourages home owners to log in occasionally and continue subscribing.
