Ok well that fixes early access but what about the pre-order items? If we get no pre-order code, how do we get the pre-order items.

Read it again. You get a pre-order code. It gives you everything that comes with a pre-order. That includes all the pre-order benefits, including pre-order items and early access.

why it is mentioned only the Square Enix boutique?

does that mean that the early access code is not available if we buy from the EU store? o_o
