    Recommendation to alleviate current housing issue

    Square Enix should allow the instant transfer of housing plot. There should be a system in game that allow people to trade plot at will. SE can also do like 10%-20% tax on the transaction for both buyer and seller as a way to remove gil.

    Currently a small fc house is selling on average around 70 mil on aether , while relocation is going at around 20 mil for a small. This system should brought the price down to around 30-40 mil per small house. Which in my opinion is a reasonable price for first time owner.

    Obtaining a house should not be based on luck. If SE could not create more houses they should at least make it so people who don't want it can get rid of it easier for people that want it.

    Edit : All I want to say is this is much better than whatever lottery system they going to implement in 6.1 . The price of fc house going to shoot up to god know how high when ppl realized that they have a less than 1% chance of obtaining a house.

    I like this because it greatly simplifies obtaining a house and takes sales out of the black market. But most of all it removes the punishment of losing everything through inactivity, since players will be able to choose to sell before taking a break and have their gil secured.

    Before we had the current system, houses would regularly go for 2-3x that amount.

    I don't see anything good coming from a player to player house market, other than gil inflation of the house because there's a lot more gil in the economy than you think there is.

    And what would be the downside of it . As I stated, the housing price actually go down for first time owner as there would be more supply in the system. In addition , time before current system were different since there were less housing ward and no demo timer. Idk where you get your data from, as there is none, but housing price is at a historical high since like stormblood.

    I lived it. I saw the housing market back when https://www.reddit.com/r/ffxivhousing/ was still a thing. I saw what houses were going for and how much you would need for a house. Yes, the in game price was high, but with that out of game system bolted on top of it, it made it so you were basically unable to find a house unless you talked to someone out of game and bought it from them. If you did not have at least 20M for a small personal house to burn, you wouldn't be able to get land... nevermind how much it went for with the other plots at the time.

    Players already have an easy way to get rid of a house they aren't using. It's called relinquishing the estate. You clear out all your furnishing, go to Estate Setttings, demolish the Estate Hall and relinquish the plot.

    There you go. All done.

    Houses are not intended to be bought and sold between players for profit. SE has already made that clear. Part of the reason for the current system was to curb the house flipping that had been going on prior to 4.2. It has put a dent into the flipping problem even if it didn't eliminate it altogether.

    SE is going to implement more changes to the purchase system, presumably with the Ishgard housing release in 6.1. What SE can't seem to understand is that as long as they continue allow abuse of the FC system for housing purposes (to obtain multiple houses, to sell ownership of FCs for purposes of obtaining a house) and persist in supporting the ward system over enhancing the instanced housing system, housing drama will continue to be a headache for the game.

    If you want to see current housing market just join any of the housing trading discord and go ask around how much ppl are selling for . Should be pretty obvious.

    that why I said they should change it . House should be able to bought and sold by player with full transparency . They should housing price listing for sale on like market so the undercutting can happen. That would also benefit first time buyer

    You think undercutting would happen? Undercutting happens on the market board because the only limit to the supply of most items for sale is the willingness of someone to camp/gather/make them. Housing does not have infinite supply, it has no supply. That is one of its main issues.

    This would not work at all. What you'll see is a list of people selling houses at a steadily increasing amount of gil because housing is a finite resource. You'll also see the same names selling new houses over and over again because they're flipping. On Crystal, my home DC, we have people using bots to ward scan 24/7 to give them an advantage to snagging any medium or large houses that demo. We have a bot developer selling keys to use his bot software for both placard clicking and ward scanning. Resellers are also using it to send out 4-5 alts from a recently created FC to give them an advantage and when they secure a house, selling for 20 to 70 times the original placard cost. (On Balmung an FC with a *small* house attached, bare bones rank 6 with no workshop, no decorations, as is sells for upwards of 200 million now.) The only thing slightly hampering these botters is the moderators of those discords will ban them to stop them from advertising. (I say slightly because let's face it, they've figured out how to adapt to the current housing environment, they'll figure out how to adapt to that, too.)
