What I don't understand is why it either has to be instanced housing or the system they have now, but not both. My number one reason for wanting a house over, say, an apartment or FC room, is that there is some practical use to a house that an apartment cannot provide. Gardens are an example of this. Sure, I can grow plants in flower pots if I already have the seeds, but crossbreeding is currently impossible without a house. It would be nice if we had options for more expensive apartments with some kind of fake outdoor balcony or porch which allowed for gardens, etc.

I get the feeling that the "new" player-owned Farming thing they talked about coming in 5.0 is probably going to be their attempt at addressing this issue. They've haven't said much about it, but expectations are set to the lowest settings as usual and I predict that it's just going to end-up being a QoL fix to make crossbreeding possible for everyone without a personal house and pass it off as "new." I could be wrong though (God I hope I'm wrong).

We have housing gated behind MSQ progression via Shiro. Newer players have 3 housing locations. I think some higher tiers for people to transfer into/move from ARR would only do good.

That's not 100% true as even a low level can get to Shiro with a little help from others as you can use the estate teleport to someone's house in Shiro, If I remember correctly. There is just no means to teleport there or ride a ferry there.

* If you arrive in Shirogane before completing the main scenario quest "Not without Incident" and you wish to leave, you must use Return or Teleport, as the ferry will not be available yet.

Doubt we'd get housing that's gated behind high lvl crafting, did hear rumor though that they may working on different sized apartments for sometime in ShB.

For the potential Ishgard housing, it's highly doubtful tha tit will actually be gated this way. The crafting portion would mostly likely be just a means to set the region up first. Giving people ample method to speed the process of the region prior to unlocking the region for all. Potentially, the crafters would just open the door to the new section. Once done, SE would just throw wide the gates to the next section that is opened up because of all the crafters hard work in time. My theoy at least.

Can confirm this. If you have someone in your friends list with a house in shiro or if your FC has a house in Shiro you can just warp there and still visit the other wards/buy a house.

You cannot however leave Shirogane and can only do it once you reach Kugane in the MSQ

Once the player completes the restoration they will receive their own plot of land. Of course that's probably extremely wishful thinking.

This is what I've been hoping for with the hinted Ishgard housing, but I'm trying to curb my expectations to avoid disappointment. If they do it, they should include some incentives to get people to transfer out of the wards (like purchasable upgrades and more yard space, maybe).

Well, the layout is only what the game lets you see. Theres whole empty areas, mid tiers and inner areas we have not seen. A ward would likely be like the Goblet where its more inward.

The amount of hinting theyve done for that has been significantly more than anything else we're currently wondering about.

They flat out said "hey, we heard you wanted housing there..."

Would be a nice bone to throw to crafters, given the amount of things that SHOULD be crafted that havent been recently. The amount of new housing related things that arent crafted has been mind-boggling.

Hopefully theyve figured out semi-instanced housing.

They should add 99 subdivisions so majority of the playerbase can own a house. Remove the demolish function too due to inactivity.

Allow every house to have a maximum of 5 gardening plots.

Change the way you purchase a house to a Queue, you place your money and you fall in line. Idk how the current method of buying a house works atm lol.
