If the first devaluation is 24 hours, then you would know that if the devaluation timer is around 12-14 hours, you probably want to start babysitting the placard.I have to admit I'm still not sure where you're coming from - if the first devaluation can be as long as 24h, then wouldn't that negate the idea of it being a good guide to "when to try to buy"? There's a very good chance the random timer will already be up at that point. Now, perhaps if you're on a server that has a lot of open space it's not such a big deal, but I'd assume that folks who want a particular house wouldn't want to wait for 24+h to start trying, as someone else who starts spamming the placard as soon as it opens might get to it first.
(If that's your situation, that you're on a world with a lot of open housing, then I can see it being different.)


But what about the cases in which the random timer to buy is up in under 12h? I've heard frequently of anywhere from 30m-6h.
Edit: truly not trying to be contrary, I'm just curious - every complaint I hear from people who want houses is that someone gets there first, I just wonder if it's not tempting fate in the hopes of saving a few hundred k to wait for the devaluation timer to go down? Or is it so rare that the random timer is up before the deval timer first ticks? (I have my dream home, so I've never had to go house hunting.)

I doubt anyone who seriously want a house on a world that rarely has any available is going to tempt fate hoping to save a little bit of extra gil. The risk of losing out is too high. As for the random timer being up before the first devaluation, it's going to depend on when the plot was relinquished. Unless you have a fairly good idea of when it was, the devaluation timer isn't going to be much help.
No, the only reason for waiting is you don't want to click on a placard for another 8 hours just to have to leave it to someone else because you need to work or sleep. You don't want to click on a placard for another 16 hours just to have someone relocate to it. These are my experiences.
