This can never be said enough -

1 - We should be able to sell a house - you don't don't get to choose the amount. One option - Full non-depreciated value of the lot. Seller purchases a Letter of Tender (ie 100 gil from vendor - mails letter to purchaser (since you can only mail someone on your friend list) Purchaser accepts sale (ie 16 mil gil). House is his/hers - seller gets the gil.

2 - We should be able to re purpose our own house from a personal house to an FC house - non reversible. IE you cannot go from a FC house to a personal house.

Why would they want to give you the full gil back from something intended to be a gil sink? Considering the amount people get after waiting 45 days for their house to be auto-demoed I doubt they're ever going to give someone full price back, especially insantly.

Correct not likely to happen. Think of it this way. What you spend on it as an FC house will always happen. If you want to sell your house as an FC you will never get back I would do a FC master change. have a trusted third party accept the transaction and then change masters. It's a bit risky but is really the opnly way you will get even close to what you want to get.

Simply set it to 80% or 60% of the returned non-depreciated value. Point is it should never provide a profit back to the original purchaser (for obvious reasons). The take-away here is the mechanic that would allow a clean transfer of property.

Which sounds nice, however there's still the matter of garnering a profit outside of that system. I think the intention square had was that once an owner is finished with the house they leave it back to the open market. Unfortunately steps were never taken to provide some kind of random release of a property (and for them to give up a chance to add rng to something?!) so people are selling the release of the property at premium prices. If they ever make it so housing is not a limited resource and perhaps people can sell per-decorated houses then I think it's a great idea, but not with the current system.

To help making available house plots for player/FC who wants one but can't since they're all taken. I'm sure like me there is some other players who just keep a kind of unactive house around simply because they don't want to demolish it for nothing. Now if I can could be able to sell it back ( And I don't mean fore higher than what it costed me), I would certainly do so.

You can simply wait out the 45 days without entering the house and get a chunk back for the time being. I've actually suggested in the past that let people manually demo for a chunk back instantly too, but it's my opinion that there needs to be something in place (an rng chunk of time) to stop the reselling and allow the house back on the open market. Overall it's up to Square though what happens. They haven't made mention of any planned changes to the system other than adding a new district in the upcoming expansion, but there's always hoping they make some tweaks.

The answer is obvious.

The amount you get for the 45 day demo?

Give that to players for voluntarily demolishing their house.

I know people who want to get rid of houses but don't want to lose all their money, and waiting 45 days is a pain.
