I like your idea Powe, I'd tweak it to
"If I let my sub lapse for 45 days, my house passes to xxxx who has been a tenant for at least 90 days." That should make it a major pain to sell a house.

I know now you have to ENTER your house every 45 days to keep it. I think that is stupid, and you should keep your house as long as your sub is paid. Life happens. (BTW if you disagree with me I don't care.)
