I don't think I'd want a change to current housing... I like my ward, and my plot's scenic location. But I'm not against the option for instanced housing moving forward, or anything like that - there's clearly inadequate supply for the amount of demand. I just don't want a change "forced" on players who already own a home, is all.

I really, really, REALLY wouldn't want to see houses yanked away from inactive people. I understand people are upset that housing is limited, but surely there's a better solution for everyone.

but that is exactly what they're implementing. I rather we had two systems - the neighbourhood housing that we have right now for the rich and personal instanced housing for everyone else

Yes, as much as I hat to say it, I would rather live in a run down tenement block than be homeless....

That's all I need, that and my allotment to grow things and my shed to make things and somewhere for my Chocobo to lay it's head...that's all...for now.

Eh, that's the trouble with kids these days, they don't know they've lived, why back in my day we had a shoe box for a home and a patch of moss on the window sill to grow things and we felt damned lucky to have it too. Now these kids have their fancy schmancy house with a garden and a basement and a repair shop and a chocobo stable an who knows what else. A thrashing is what they need, a thrashing I tells ya.

Well If SE would just put a stable area in central shroud where people can color the chocobo's and build them up, I don't think housing issue would be talked about as much, maybe put a garden in the personal inn in town and boom bam housing isn't so special, I mean they are doing that with the airship fc quests putting it out in the open for those who don't have a house.

I think it would be a nice idea for there to be some sort of graduated housing system. Supplement the regular housing areas with private housing like inn rooms of various scales and sizes for lower prices (and with wider availability). This would leave the traditional housing as a sort of end game long term goal for players while still allowing most players to get a customizeable housing space of their own if they want it. Also have stable space available for sell or rent outside of being part of the housing system.

No one is going to do this. Plots are going to be snapped up by desperate FCs and people who've been sitting on gil for 8 months waiting to buy a house, not by a bunch of exploitative real estate tycoons.

now the problem with that calculation is that a) not every server is even. The active servers still have log in queues, while the low pop ones barely have people on them. Some servers still have housing plots empty!
    b) some people have insane amount of money and alts and are capable to hog up multiple houses. Calculating the giants in means that each of them can hog up housing for 8 players on one server.
    c) people in FCs still buy personal housing, meaning that your calculations could be covering multiple people at once when you do cover FCs
    d) people that will share a house will still probably want to buy a house of their own at some point too.
    a) That has nothing to do with my calculation.
    b) How many people do actually own multiple houses?
    c) Again that is unknown, unless you can provide data.
    d) "Will probably want" I'd like to see you make a better calculation with that.

In other words perhaps 4 or 5% of the active players on Behemoth can actually purchase a house, the rest of us are SOL. If Ishgard added another 480 plots, that might boost the % of players able to own a house to between 5 and 8%, which is still pretty damned poor. Anytime 100% of a resource is owned by less than 10% of the population, there are a huge number of people getting screwed over.

Your math will not save this failed housing system, only a complete overhaul, or the addition of some new player housing system will turn this failure around.
The more FCs own a house the more people have access (though limited) to housing.

You know that's a really great idea, but I think it could go a little further still.

    Housing Proposal - Apartment complex
    • Add an area of instanced housing to each ward/subdivision in each residential district - call it an Apartment Complex.
    • Apartments are available in 3 types; basic, loft and penthouse. These are equivalent to Small, medium and large homes and have the same basic floorplan - including basements.
    • Each apartment complex has up to 256 apartments of whatever size the owners pay for.
    • Prices of the apartments are 50% of the lowest cost of the small, medium and large homes.
    • An apartment has no exterior view, only interior.
    • Apartments have the same item limitations as existing homes.
    • Apartment lobby has market board(s), summoning bell(s), Moogle mail and the usual assortment of vendors and a little seating.
    • Each Apartment complex (1 per subdivision/ward/district) has a communal garden allowing up to 1 large garden (and outdoor furnishings) to be used by each apartment owner.
    • Each Apartment complex has a communal chocobo stable, allowing players to train/dye their companion bird, of course you can train others' birds to achieve the blue crested barding if you like.
    • Change the current housing to prevent any new purchase by individuals, allowing only FCs to buy new lots.
    • Recover abandoned homes after 90 days of absence.
    • Leave existing personal owners with their existing properties - they only used the system that is there, so it would be grossly unfair to force them to transfer to an apartment.
    • Make individual homes and apartments limited to 1 per account shared with all Alts
    • Add an Aetheryte shard that let's you jump to the ward's main area if you wish, or return to the apartment complex.

This would create a new area in each residential ward (similar to the subdivisions) with the communal garden, communal chocobo stable, and Apartment lobby.

A system such as this would create 12,288 additional home spaces with the existing 3 residential districtsm and 16,384 homes if the 4th residential district in Ishgard is added. Since the homes themselves are instanced like FC chambers and Inn rooms, they don't over tax the server. The gardening and stabling area with the Lobby would actually provide a bit of a community feel since anyone wanting to work on their garden would be there. With the usual items, in the lobby area, that encourage people to congregate players should frequent the area creating even more of a community feel.

If you combine these Apartments with the existing homes you increase the available homes to 13,728 with the existing 3 districts or 18,304 once the Ishgardian housing area is implemented. That should be enough for everyone on all but the most overpopulated servers to have the ability to own a home.

This would actually be an almost perfect(IMHO) solution to the current mess since it adds instanced homes without hurting the existing system, provides a community area and lobby so you still have players in and around the housing location, and allows all players to participate in housing to the full.

I'll always be a bit sad that they don't have a "Mog House" system like they had in FFXI. It was essentially an apartment room or a hotel room (depending on what city state you entered from). The housing system here is cool but its a shame all players can't experience it simply because there aren't enough housing plots.
