    [Suggestion] Housing Deed For Players to Sell Plots

    I've seen a lot of people in Party Finder trying to sell their Personal Houses or trying to upgrade to a larger size by selling their old ones. But a majority of the time; if these Personal Houses aren't small plots; no one will buy them because the current owners are asking for 17-24 mil on Mediums and 35-45 mil on Larges and on top of having to pay that amount; the buyer still has to purchase the plots of land once it's relinquished which will cost anywhere from 30-35 mil for mediums and 75-80 mil for larges.

    A possible fix for this would be to implement a trade-able item called a Housing Deed which you can either create by visiting a Housing Enthusiast in your Ward or purchasing an item called Blank Housing Deed from an NPC like the Material Supplier. Once you obtain a Blank Housing Deed; You travel to your Estate and click on the Placard in front of your estate and then go to your inventory and right click to use the Blank Housing Deed while the Placard is selected to create a Housing Deed.

    * For Personal Home owners; Only the owner of the plot can create this item.
    * For Free Companies; Only the Free Company Leader is allowed to create this item.

    What is everyones thoughts on this? Any alternative ways this can be accomplished?

    First of all, I think Dev intentionally do not let players transferred ownership of the plot of lands. ^^;

    For you suggestion, I wonder someone can stock those "trade-able item called a Housing Deed",
    as by design one player should be able to have max 5 housing deed (each retainer keep one).

    I don't want this at all.

    You think the housing situation on certain servers is bad now? Wait until rich players jump on that plot you wanted and then tell you it'll cost you 3x that amount for them to relinquish it. (Technically they can do this now but this basically straight up gives them the tools to do exactly that)

    Unless they start to tie personal housing to account and not character so 1 account=1 personal house. Then I disagree with the OPs suggestion. For the reasons posted above mine.

    Also would like account based housing so I can access full personal housing function for my alts too

    Whilst the idea is great this will lead to the inevitable problem of players buying land specifically to sell it higher to other players, which is something SE wanted to avoid. I'm not really sure how to get around this problem though, short of imposing lots of restrictions on selling land in this way. This would basically necessitate that each account is limited to one house only.

    You also have to remember that housing is this game's ultimate gil sink. Being able to trade land in the way you describe, however, would negate the effect (as gil is simply trading hands rather than being destroyed) so I'm not sure if SE would be too in favour of this. Perhaps if the transaction involved a significant sales tax of some kind to try and drain at least a little more gil...

    People already do this though. :\ People are selling Small plots on Balmung for 3 times their original worth and people still buy them. So saying this would become a problem when it already has is a mute point. It's the Medium and Large House owners that are suffering from this dilemma of trying to sell a plot.

    That is actually what Garlyle is saying (Technically they can do this now). But your suggestion would just make it easier. As of right now, it's too risky to buy a plot, because selling it is extremely difficult. And if you don't sell it, you'd be stuck with perhaps a plot you don't want to begin with.

    You shouldn't use Balmung as an example. People there are crazy for RP. They would pay huge amount just to have neighbor they can RP with.

    An RP is a bad thing? Not all are RP'ers on that server and people will still pay a huge amount just to be living near their FC mates. It's not like Mateus where there are still a billion plots left.

    Also Balmung has calmed down a bit and last time i checked there were a few smalls in sub divisions. The only people who are buying plots from other people are ones who want a certain view or neighbor. Which is basically what your system would allow more of. Lets not give players a system they can abuse(more). Since SE is slow to react to problems.

    Pretty much this.
    Rich people will snap up every small plot in a ward, then try to sell them back for exorbitant prices.

    Devs please do NOT let this happen.

    There should be a way to transfer ownership of a Personal House, but tie it to an ingame system, with a lengthy cooldown period where you can't sell another for a very long time.
