I think you can build it also in the personal houses. But you would need all DoH classes at level 50 (except Culinarian) and the master books for them. And many gil and time.

Yagudo* quests tell me differently! Every ship part is best made in the roaring crackling oiled frying pan, for best results simmer at a low 5,778k and please look forward to it.

In line with the subject, you can have a stable in your house and also SE plans to add a choco stable to the GC (should have been done a while ago imo.. lol).

You also can't add personal rooms (although the house is now personal har har..), or give other people permission to move/place furniture/plant seeds/fertilize.
