Free Companies now need to race to get a house or not have anything for their entire guild, meanwhile there are hundreds of thousands of players competing over a handful of plots.

By setting the initial price at 4 million gil, they have excluded anyone without that much expendable income from buying a house before they inevitably sell out.

The fact that some people have more than 4 million gil does not justify the exclusion of a significant chunk of the population that can't just throw that much money away on a house. The fact the prices are going to come down is irrelevant if there is such scarcity in housing supply that they're selling out instantly.
