If they made it so a new section opens up every time one is filled while making it so houses start small and you gotta upgrade them to enlarge them that would make a huge goldsink. Watch all that gill disappear. If they put a 90 day timer on the houses, if they aren't visited by one of the owners every 90 days the house size resets and items put into storage. Excess gil will start flushing away.

Dream version of housing:
- There are no wards; it's one single giant map where no two locations are quite the same. As new housing is needed to accommodate demand, the map grows new extensions to support that.
- The UI doesn't require glitching to do things as simple as place furniture where you want it; all of that is available via an easy-to-use menu with modern features like Undo.
- No item limits.
- Better lighting customization.
- More music customization, such as longer playlists and the ability to save/load multiple playlists.
- Loadouts for furniture placement and other settings, so that you could easily save/load different housing setups.
- Glamour dressers.
- The ability to enable and disable the interactivity of items like food, etc.
- A more intelligent camera system that can zoom out without getting stuck on walls it's on the "wrong side of" invisible.
- You can ragdoll down the stairs of your house.
- Your house has legs so it can walk around.
- Give your house gifts to raise its affection level.
- Date your house.
- No more your son's room.
- No more "it" happening.

Instanced housing. Your entire plot is instanced. House can have doors open to the outside, since the yard will be in the same instance as the interior.
Other players can use the placard to select which owner's contents display there. Or, automatic mode. Show only plots with occupants home, or no one there.
Also, no wards. With hundreds of owners sharing the same streets, you might even see some other folks hanging about.
Prices will float based on demand for the particular lot and contents. Large houses in very scenic places will have the highest prices. Other plots with fewer owners will drop with demand.
Ideally, I'd like to see an option where you can disappear the roof when inside (Like Runescape) to reduce the claustrophobic close camera near first person view inside.
I'd like a little more freedom to create what I would want out of a house. What you can do with glitches (that are still unpatched and I hope they keep it that way, at least until they make what you can do with the glitches unnecessary) shows that it's possible to create amazing things with the system. You just shouldn't need glitches to do it. Also, the ability to remove the pillars lining the interior would be really nice. Having to arrange partitions and blow gil or resources on wallpaper to get the walls you want is rough, and that's not getting into the awkwardness of how you have to handle doorways. Pieces with more utility would be nice, too. Why are partitions always the same width? Why can't I get a pillar with a smaller diameter? Why are staircases always the same height? If I want an area of the room to be slightly elevated, why do I have to glitch a display case into the floor and sacrifice my basement to have a small step up to it?
I'm kind of fine with the ward system but it does feel very empty. Instanced housing would feel worse, though.
- Instanced housing for everyone and the subsequent discontinuation of the automatic demolition timer
- The ability to have your own instanced ward that all your alts can share, or at the very least the ability to share houses with alts.
- The ability to upgrade housing plots AND apartments to any size. Apartments get outdoor sections too.
- The ability to change interior themes, remove pillars and windows, ignore collision and/or place items on any axis.
- 2 dye channels on furniture as well.
- Additional options for interior layouts as well as the ability to switch the orientation of said layouts
- Save slots for housing designs.
- FC workshop and Glamour Dresser room for personal houses as add-ons.
- Balconies are accessible without glitching.
- A more robust lighting system, such as being able to change the lighting of individual floors.
You could literally just copy & paste the housing system from Black Desert Online and be done. Would it be complete perfection? Eh maybe it still has some flaws but it would be 100x better than the current system with little effort.

I just watched a couple video tours of the interiors, and there’s definitely some furnishings there I would love to have! In particular a big starry globe looking thing, and a couple different canopy beds with curtains!
It really does surprise me they didn’t put something like this on the island though… I remember when they first released some images of IS and a few people I know who played 11 were so excited because they thought it was going to be Mog housing.
Everquest 2 solved housing nearly 20 years ago. Wildstar improved upon it. LOTRO mastered housing wards back in 2008. A running theme in FF14 appears to be getting bare bones and much more terrible versions of systems and content that was around a good 15 / 20 years ago but it's not nearly as good. So take the EQ2/Wildstar housing system, keep the wards, sprinkle in a little of FF11's mog housing / gardens.
These are things they could easily do but SE has never been a company that gives you what they can do, it's a company that drip feeds you what they want you have. They've always been this way. Don't expect it to change because it won't.
Step 1: Make it so each ward is owned by a single FC. FCs can only purchase a single ward.
Step 2: Allow members of the FC to purchase plots in their ward, like they can already with rooms.
Step 3: Add various mini games, jumping puzzles and race tracks to the wards.
Step 4: Allow for infinite wards.
Step 5: Allow solo players to build a house on the IS. Bigger plots unlocked as you level it up.
Now everyone can own a house, wards are populated with friends and can be decorated perfectly to match and those who do not wish to be in a FC still have an instanced house. Best of both worlds and no one has to suffer the ridiculous lottery.
This is only one possible solution out of many, but sadly I don't think SE themselves have an incentive to fix the issue.
