    A New Housing System, Part 1

    Here's my solution to this housing nonsense:

    ASSUMING SE won’t/can’t institute separate housing wards for FCs vs individuals, or instanced housing, which seems to be the easiest method that most people agree on:

    1. Implement a "Rent" system utilizing FC company credits that are auto-deducted from the FC every week/month.

    2. “Rent” amount is based on plot size, though should be reasonably high enough that a 1-person FC cannot maintain enough company credits to sit on a mansion/large plot.

    3. Individuals acquiring personal housing may only purchase “small” plot sizes. Upkeep of personal houses will utilize the “Garden Chocobo” system.*

    4. When there are insufficient FC credits to pay "Rent", the house is placed in “Foreclosure Status” and the owner has 72 hours to clear their FC chest and remove all housing items.

    5. After 72 hours, the house will be auto-demolished, the plot will be available for purchase, and the owner is on a 30-day cool-down from purchasing another plot.

    6. If owner did not gather items from house prior to demolition, items can be recovered by the Resident Caretaker NPC.

    7. If a player enters the Foreclosure window OR surrenders the property via Relinquishment, the plot will appear in red text in the Residential Ward menu with a timer displaying when the plot will become available. (Plot is not purchasable from 72 hours at time of Foreclosure or Relinquishment.)

    *The Garden Chocobo system requires owners of personal houses to purchase a “Garden Chocobo” from the Resident Caretaker and maintaining them on the property. When placed, Garden Chocobos will roam your personal housing plot, keeping your grass from taking over the property, while chasing off evil spirits (and those nosey neighbors!) While the Garden Chocobo remains on the property, personal houses are not in danger of being foreclosed. By interacting with your Garden Chocobo, you can improve their mood, extending the duration they will remain on your property. Garden Chocobos will require food and care, and will run away if neglected for too long. Players will receive a notification when the Garden Chocobo runs away, and a timer will begin in the Timers menu (72 hours). You can check the Garden Chocobo's status from the Housing menu. Authorized tenants of personal houses may also interact and feed the Garden Chocobo, in addition to purchasing a new one if yours ran away.

    The above system would alleviate several issues:

    -People would make more reasonable decisions when spending gil on a house they would not be able to maintain through FC credits.

    -1-person FCs will not be able to maintain ANY size property longer they have accumulated FC credits. This encourages activity on the players part to maintain a plot or to increase the FC membership with active members to maintain the plot so they don't waste millions of gil.

    -Players would not be able to guarantee sale of a plot to another player, as all players would have access to the Residential Ward menu and can see when plots will become available. This gives *most* people a fair shot at getting a limited resource, and places too much risk on potential buyers that are willing to spend 900mil on a 45mil plot, essentially screwing over the ‘poor’ people.

    I would institute all the above IN ADDITION TO adding more wards. If SE can’t institute enough housing to meet the player demand, they need a more aggressive system than just logging in once every 30 days to maintain a property.

    Also, inb4 PS4 limitations.

    Ideas

    Hello, here are some ideas for the dev team! Hope they see it and make improvements.

    - Increase the large & medium houses; 2/3 extra for large/medium per division. Re-work the layout to make them fit.

    - Make Apartments more appealing, examples being the Inn rooms in each city, the Squadron room and 1st floor of a small. Add an instanced yard.

    - Add 2 additional subdivisions to each ward, flipped in opposite directions.

    - Make houses instanced; everyone gets a house. Downside is, you lose the neighborhood feel.

    - Make 1 house per server per account. You don't actually need more than one character unless it's for roleplay.

    - Separate FC and personal wards; I have no idea how they would do this.

    - Add personal workshops/airships to private houses/apartments.

    - Add a gold sink like rent/tax to the land/game; not individuals. People will lose interest in extra houses if they have to pay the land on a regular basis.

    Stop posting. Those ideas is horrid and makes an already PUNISHING system something that would make me outright unsub.

    Just add tons off instanced housing and gardens. Fixt.

    Edit: JFC. Yeah, cause that's what I want. Pay to log in to pay TAXES on my e-house.

    Oh, you're ok with accumulating virtual currency, purchasing virtual property, building a virtual house, virtual walls, placing virtual furniture, virtual gardens, virtual fountains, virtual flooring, virtual retainers, building a virtual workshop to spend more virtual money to build virtual airships to spend virtual FC currency to send on missions to get virtual items, but virtual taxes is where you draw the line.

    I pay a sub each month. I am sad for the people who did not get a house but punishing people because they got one is not fair either.

    I also feel they should limit it to 1 house per account and also instantly ban anybody who uses the housing situation to sell plots either in game for stupid amounts.

    The housing is a mess but as a long term player i can not and wont pay rent on a house i paid for because some people missed out.

    It is bad it does need fixing and it should have been instanced just don't punish the people who got a house genuinely.
