This is not a smart move.. this will cause MANY issues.. Bigger FC's will probably not care, but the small ones, the 10 people one's that will matter.. Those are people who just come on to raid usually, and if they get a little bored with the content, and take some time off they lose their house??

The FC's worked very hard to get the gil put together to afford their house. Now I will agree, on something like 60 days or even better 90 days.. basically one full patch, then let them lose it.. but now.. not for 30 days

Make a post here. I know some of you have already. But this thread isn't going to get enough attention, So I made one because I don't agree with the 35 days. And We don't know if this will happen to Personal Housing, but I'm willing to bet that it will be affected also. So drop on in leave a comment positive or negative, But remember that this is only going to effect a very small minority of FCs.

The only requirement to starting a FC is 3 people and 15k. If SE didn't want 1, 2, or 3 man FCs then they should have made the requirement 30 players.

Also some of us Small FC owner don't invite anyone and everyone just so we can take their Gil to buy a house. Like so many FCs do.

While I do not agree with SE's plan on removing your FC house after just 35 days, I also do not agree with 1 or 2 person FCs. If you want to utilize the benefits of being in a FC then join an existing one. Do not start a 1 or 2 person FC. Ridiculous!

Why shouldn't people? Because you say so?

I do so enjoy SE logic, pay a fortune to OWN a house, loose it after a short period for fun...

Why shoudn't I be allowed to be in an FC with only one other person?
No one said that you can't.
Why do I have to join another FC with people I don't even know or at worst don't even care about at all when I also can be in an FC with one other person I really know?
I can still play with others without beign in a "foreign" FC.

Even as someone who doesn't care all that much about the availability of FC housing, I don't like the sound of this. It's too short.

I think it will be a little bit naive to say "if you want to utilize the benefits of being in a FC then join an existing one".
We like contribute but not taking free lunch, howerver, why contribute to something not reliable.

Strictly a FC house is solely owned by its FC master in the game system. Purchase/dispose a land even doesn't need any one member to agree.
Members have or have not constributed to the FC can think it is their FC and their house, but the master can replace all members anytime for any reasons. That's why some players won't join existing one when they have the ability to make their own FC and house, it is not ridiculous.

Q: Will there be any maintenance fees or other costs for housing, besides the cost of the land and house?

A: In older MMOs, such as Ultima Online, there was a house maintenance fee you had to pay weekly, but in FFXIV: ARR we decided against this system. Similarly, these older MMOs also had a system where your house would break down if you didn’t log in after a while in order to have you continue your subscription, but this is a thing of the past and we won't have any system like that.

    Here's my thoughts:

At the current market value of housing, even IF it gradually devalues over time, this would be a HUGE disservice to people who currently own/want to own.
Housing would have to become FAR more affordable before land seizures/reclaims could become even remotely reasonable.
Someone mentioned players who are military and deployments. . . Don't do that to our men/women who serve. Time is already a precious commodity for them.
The housing market itself will become a risky investment. If casual players can make the money (and they can), but can't commit the time (due to work, school, military service, and other circumstances beyond their control), they will not buy.

Please have your team responsible consider the downsides of such an implementation.

First SE makes it where if a FC leader is offline for over 30 days, someone else in their FC automatically gains leader of the group, now this tibit here where 2.5M - 100M+ Gil will be invalidated if nobody logs in and access the FC house within 35 days. I haven't seen a penalty this severe towards potential players taking a break from an MMO since... the 90s? Back in the old days where you had to put your character into "sleep" or something with some companies, lest they wiped your stuff out due to inactivity. That's what this design reminds me of, all those kinds of archaic MMO mechanics to keep players paying, though not really playing, to help burden server upkeep.

It just seems overkill, honestly. If the servers are so bad that this is the kind of action that will need to be taken to remedy it, where the playerbase is basically being strong armed into resubbing to not lose honest achievements, then perhaps the system needs a rethinking?
