This seems like the good way to make the Market Wards salvageable.One way they can streamline the MW system is to remove the physical location of the wards altogether. Everything would be done via retainers, both selling and buying. When selling items, the items would only show up 30 minutes after posting on the market, and will always incur a 5% tax (since there is no "favored" ward). When buying items, you can now set your retainer to seek certain items at certain prices, and to purchase certain quantities of it, in addition to browsing and purchasing immediately. Once the item you are seeking for is posted at the desired price, the retainer will automatically purchase it. In addition, notifications should be added to tell when items have been sold or found. Calling a retainer will stop the search or sale process, as it is right now. The remaining market ward location can be converted into the entrance to housing units, which can be purchased for the right price.

This doesn't fix the main problem with the wards. The main problem with the wards is that it is an unstable mess due to the servers not being able to handle the load and the game engine not being able to handle all the NPCs at once.
Your suggestions, while admirable, are not going to fix the underlying server issues, no matter how many instances you spread the NPCs out.

Well, now that we've gotten rid of NPC retainers and merged the wards, we don't even really need most of the suggestions you have.
You only need to do two things and that alone would fix the majority of the problems. At a later date, when the server code is better optimized, they can reintroduce the NPC retainer system, and expand on it.

You mean the excuse you were given? they allow you to purchase more slots nowadays, how did the PS2 limitations suddenly have some leeway?

Why dont they just make a retainer per linkshell that sells your teams stuff
Is the (slightly) higher tax even that big of a deal? Considering gil is useless after a point unless you have a diehard obsession for HQ items or lack the drive/manpower to get certain drops? Sure it adds up in the long run, but that's hardly "proof" that the wards are a "festival of failure". If anything it's just the opinion (shared by more than a few) that the wards are inconvenient or non-intuitive.

The point is give everyone 100 slot bazaar on the retainer, and most people can do with 1 retainer. Give global search and everyone can place their retainer anywhere in any city. Just to clarify that up for all those people that missed the point by 100 miles trying to defend "Auction House is better".
The market wards is much more realistic than an auction house with npc to peddle your goods instead of items magically appearing on your inventory. Of course, you wouldn't care, you want everything NOW, NOW, NOW, ME, ME, ME, NOW, NOW, NOW.

I made a argument for keeping the market wards around after/if we get a auction house in the "So you get one wish" thread. I think the market wards could still be useful tho would see much less traffic.
Lots of good ideas in here, few not so good but I agree with most of the ideas here.
My one addition would be for a MMO standard style Auction house. The one in XI was ok Id gladly take that(Tho to do this you would also need a mail system). Now dont take the market wards and retainers away. In any MMO there is always a street or area where a flee market of people setup a bazaar and sell what they could not put on the AH. Keeping the market ward would save people from having to leave their accounts logged in and PC's on for god knows how long. This would save some bandwidth also.
