Thats not true there was a youtube video on the stormblood group on fb im in , where a twitch streamer was selling his plot and pulled into GM jail and banned. and they both clearly spoke english and i remember the server being a NA one just cant think of the name. Problem seems to be the GM work on a case by case each GM useing there own discretion.there needs to be a hardline of stright no you can not sell a plot for any amount period rule that all GMs follow.

I still say a random timer from the time a house is released to when its ups forsale would stop personal house selling. If they cant guarantee a buyer the plot they will have no buyers

Was that the one from clear back when the new wards were released? I recall GMs being somewhat active on the issue for a very small chunk of time right around then, but for whatever reason it didn't actively carry through after that time period.

It's closer to the exact opposite. On JP and EU datacenters, GMs have done jack squat about house selling and stated it was OK under ToS. On NA servers, people have had mixed replies from GMs and people got bans.

Interesting, I thought the JP ones were going after them. So just a general disinterest in dealing with the issue company wide. :|

What worries me is the response seems to indicate they will still be limited but simply handed out differently. Any auction system will still allow the super rich an advantage, be it through bidding very high or bidding on multiple plots at once. One per account, per server is more than reasonable, but I don't expect it to be done retroactively. Create any new wards where they can only be purchased if you are homeless on that server and account as well as restricting you from buying a plot on the 'regular' wards if you do.

It really comes down to this: Every subscriber is helping pay for this part of the game but no matter how much they want to many players CAN'T utilize it. Its not like high end raids or other content where they are simply opting out, players with more than enough gil to buy a plot and a house, can't. The only equivalent would be something like "Well 80 players already cleared the savage raids so no one else can play them on this server indefinitely."

Its not an extra point in the ToS right now but yes Yoshida did say that. The problem with that is, what exactly counts as big profit? I mean even if you just sell it for the original house price, the buyer will need to pay double the amount than normal.

Honestly they should have just said: if you sell it at all..I mean you could just wait till the counter is down and get some gil back if you dont want it anymore.

For me imo anyone selling a house for the original price or higher is already making a profit. (Because you normally only get 80% back) and doubles the price for the other person. Thats more than enough.

Its just bad that they have that stance about it itself being fine..what exactly is a profit then? So please get this in the rules asap..if people will read such GM answers they will feel even more justified in selling them..

Unfortunately the 'rules' around it are so vague and behavior is hard to prove with intent reselling houses is 'practically' allowed. Its like speeding being illegal but with no way to detect it and no cops patrolling for it.

That's the base problem, its vague. What is a big profit? What a high amount? Example 50M to me isnt a lot, but it might be for someone else. It's to subjective and up to interpretation - can't be easy to judge this as a GM if its not a obvious plot flip.



I'm just kinda tired on the argument its against TOS when it's not. The producer have stated they not fine with it when its flipped for high amount (which again is super vague).
Anyone is free to correct me if i'm wrong but i can't find it in the TOS. But until its part of the TOS it's not.

They would have to give a percentage that would be a violation. Perhaps 200% or more mark up from default listing for plot+house would be 'too much' for example. Especially once you consider the player buying has to pay a player to vacate and then buy it from the server.

I guarantee there is something in the TOS that could easily be twisted or interpreted to say its a violation. Almost every one of those things has something along the lines of "Any action that is not intended by the developers and/or company is in violation" that can be used as a catch all. One of the few times I got in trouble on an official forum I was told to read the forum rules. The rules seemed fine until the last one said "Anything that the moderation team deems as a violation of policy is subject to action." which basically means "if the mods don't like a thing they can do what ever they want about it."

This would not change the problem itself which is the amount of housing.

Also it seems that they consider apartments with different sizes and I really hope that the older ones can be changed too but who knows how long that will take. ^^;

There are a lot of different points that are not exactly mentioned in the ToS since you cant list every single thing in this. For example kicking someone for a different playstyle is allowed, yet this is nowhere seen in the options when you kick the player. Also them saying that selling with profit is forbidden kinda implies that at least that part is against the ToS. At the same time why do people need to sell their house? If you dont want it anymore just wait till the timer is over and one can get back 80% of your Gil. If you want a different house you can have the move feature now and if you just buy it to sell it..well that player is exactly part of the housing problem and should be punished. In the end every time you sell a house just for the initial price the buyer will have to pay at least double the price than normal and also hope that nobody snatches it up until he get it. So if you have no system in the game that allows for an easy selling (like an auction) and you need to do it in the way right now, makes it feel like its not intended to happen that way.

This is the ongoing suspicion. Basically people 'rolling need' on available plots. This can introduce multiple problems. One being if they require you put gil down just to roll on each plot you could be limited in how many tries people get. "I'm almost completely broke because I rolled on 15 houses, so i cant buy squat until they determine who won." So far there is nothing stated about preventing individual players being capable of getting multiple houses through alts.

If they insist on doing some sort of lottery/rolling system I would hope it works like this:

• You can roll on as many plots as you want.
• First they determine who won large plots, then medium, then small.
• If you win a roll, all subsequent rolls are null (kind of like rolling on equipment in alliance raids).
• If the winner doesn't 'claim' their win in 24(?) hours it goes to the next highest roll.
• All rolls are kept anonymous to prevent misuse. Such as the winner offering not to claim their plot if next in line wants to give them some sort of payment for it.
• Most importantly, but not likely, people who have accounts that own a house on that server are prohibited from rolling at all to ensure more individual players can take part in the housing system.

This is up to the GM.. I had a friend banned for 2 days for kicking someone in potd..cause as they said there play style wasn't the same 3 wanted speed runs 1 didnt they kicked the 1 and the guy who started the vote got banned for 2 days by a gm for kicking some who wasn't afk lol.... Since theres no differnt play style option you have to lie about the reason you kick which opened it up to the gm choice and since my friend was a hot head he got banned for miss use of the kicking system by lieing

@Siniztor: Well if they choose "afk" as a reason I kinda can understand that the person got banned because the other one was not afk. But thats the problem with the whole system. You will have GMs that are of that opinion and you will have others that would be fine with it. I just wish that there would be a concrete guideline for them to act on so that something like that wont happen.

@Scardon: I agree with you. I just fear that this is exactly the system that we will get since the Japanese playerbase seems to be behind it..thus there is a big chance that they will listen to just their feedback..in the end this does not solve the problem that some people might just never get a house. (So it would just be another band aid..)Also if you can bid on more than one house you will have a way bigger chance to get them if you have lots of Gil. This would give botters and resellers quite the good chance to continue doing their thing.

You have valid points, however people who want to sell do it most likely (if not a flipper) to get back their investment, nothing weird about that.
And I agree waiting on demo timer is the "intended" way but having to wait 45 days just to regain it is too long if you going to say move server or no longer wanting it whatever .

I don't understand why we can't just remove our house and regain our 80% instead of having to wait 45 days (which is on hold right now too) but i'm guessing SE go to answer to that suggestion is "RMT"

Ohhh i agree i don think GM should have any room to make it a case by case in any report there needs to be a stright forward hard line rules on every thing from reason to kick to house sellers to spam

Oh course my 1 warning i got was from a GM who was hardline rule follower lol.. I went to the bathroom came back and my cat had laid on my wireless keyboard and was on letters n the enter button spamed limsa chat with like 1 long wall of giggerish lol i even apologized in say and shout chat at the time in limsa but someone reported me..the GM even said i see where ya said it was your cat lol still got a warning on my record for life for cat spam lol

It's a shame and the same old excuses/argument from players who think it's okay to make a 7 million gil profit, to relinquish and give up property (let's say a cottage) to a willing buyer. That's it's okay to sell for gil the "rights" to demolish and give up property to line your pockets, which IS against ToS. It's exploitation of using a system, other than how SE had initially intended. To say it's not a ToS violation, because it doesn't name the virtual item specifically in the User Agreement, is just another lame excuse.

All virtual items are the property of SE and they make the rules for them. You don't get to change the wording in the ToS or interpret them into a whole other meaning to justify a violation that is crystal clear. Sorry. I'm glad they are coming down harder on players doing this.

honestly, i gave a plot away to a friend that wanted it and was recently married In Game and out of Game (they were a couple in and out of game) as a wedding gift because we've known each other since i started playing. they asked if they could have every bit of furniture to go with it...i charged them for the furniture. I put my mats and crafts into those items and some of it was GC items.

They wanted to pay me for the plot, and I said 'no', then asked if the contents came with and I went "lemme tally up how much it's worth on the MB for the items inside". I charged them 75% of MB price for the interior/exterior items.

People talking about instanced housing is easy to implement, runescape managed it years ago with there construction skill all they did was put a portal in a town and all you did was type in the players name whose house you wanted to go to, how in gods name in 2017 SE can’t manage that is beyond me

Runescape is a different game, what it was programmed for has no bearing on what this game can or can't do. This game was not built for instances housing which means everything about it needs to be created from scratch and that's a lot of work. It's not as simple as you want to believe it is.

Not really. Apartments and house interiors are already instances that only get instantiated when you enter them. While it will take some coding SE just needs to expand the interior instance to include the exterior and change the way the house/plot is entered. Again something they have already solved with apartments and should be usable as a model for houses.

A nice gesture, but not sure how that makes this couple the owner though. Without relinquishing the plot first and putting as much content (both exterior and interior) into your inventory before doing so. Your name is still on this house as the owner. Otherwise relinquishing the property will demolish your house and all contents will be lost.

I have never argued that profit is allowed but the whole reselling of a plot is and will remain the same until they change the system in 4.2 (if that even will happen).

This is my point when I say you can't resell any part of it for any gil. You can give your house to someone.You can't sell the rights to demolish your house to a possible buyer, to take their gil, then let them buy the plot outright from the placard, while you line your pockets for a few million gil This GM doesn't make sense. He contradicts himself. You can't resell the actual house on the property. The game is not designed currently for you to do so. You first need to relinquish it, turn it back into a empty plot and then walk away to turn over ownership and not after you exploit the person into paying you to so. Thank you for this nice image so I could save it and question it to support and point out what ToS actually states about exploiting a system of the game for profit.

It's not exploiting if they agree to a price. The GM made perfect sense. You can sell, but not for profit. You're acting like what you say is definitive in the game world, when actually, this GM has a lot more say than you, so you saying he doesn't make sense.....doesn't make any sense. You're acting like the game is out to get you, it's comical. Profit is any thing above the houses value. Each house has a plaque that says its value..so (at max price) any thing above these numbers is a profit S-4mil M-20mil L-50mil cause houses never go up in value they are locked in at the max price. So someone selling for above those needs banned. you dont get to set the value of the house so these 500mil sellers need permabanned

Just cause someone pays 50 mil to someone for a large then 50 mil to uy it off the board dosent make the house worth 100 mil. you clearly paid 50 mil for the house from the plaque meaning the plot its self is worth 50 mil still ..so sellig for more then 50 mil is making profit.

Edit: just to be clear ive never sold a plot heck i give them away or buy them for people lol..i personaly think flippers need ban, the fact people rush to buy plots just to resell is so stupid

You clearly are quite confused on the definition of profit.

If its bought for x amount, and sold for for more than x, its profit.

Profit :the excess of returns over expenditure in a transaction or series of transactions.

You can't include the price that goes into the pocket of a player for releasing it as part of it otherwise every time it changes hands the price would go up and people could still claim its 'not a profit.'

Not really. If a large house states its value of 50 mil and you sell it for 60 mil you profitted off it. Flippers are trying to justify there greed by making up crazy values like the 1.1 billion for plot 30 that sold..... Recooping what you paid off a flipper is profitting , if you pay a flipper 50 mil then buy it off the plaque for 50 mil dose not make the value of the house 100 mil its still says on the plaque the house sells for 50 mil So the value of the house is 50 mil. getting your money back you paid someone else dose not factor into the value of the house.

I have zero problem with people selling their plot for the max amount it worth (i.e selling a grade 1 Large for 50M). Yes it sucks buyer have to pay 2x the price but that how it designed and i dont blame the seller wanting back what they invested.

And what exactly is a profit? Isnt just one Gil more than the original price profit? Because in the end you paid a certain sum and most sellers of houses are not asking for this price...they go around and want double or more of it. Theoretically you are also already making a profit if you sell it for the original price because if you use the system that is in place you will only get around 80% (?) of you original price back. Selling it for more than that means you get more out of it -> profit.

Its just bad that this is still not regulated in a good way. If you ask some other GMs they might even give you a very different answer.

The question is: Is it truly how its designed? If they had planned for people selling their plots, wouldn't they have integrated a system where this goes through without the chance that the buyer will not have a house at the end? Like an auction or something. In the end the normal way to get rid of your house is either through manually demolishing it or by getting it demolished after the timer is gone. If someone truly just want their house gone why not just wait for the timer to expire and get at least a big sum of money back, instead of selling them thus forcing the others to pay at least double the price?

Well that's something Devs has to answer. Remember that auto demolition hasnt been in the game since personal housing was implemented also say you're moving server for x reasons. How fair is it having to wait 45 days to get back 80% of your purchase plot price? Which isnt in place right now due to recent events in NA.

In my case when i moved to Louisioux (which was a new world server) so I got to what i purchased my house + 3M gil but that isnt possible for everyone.

It's a bad system. period.

I have suggested before they should had same system as auto demolition in place when you manually demolish it. No we have to wait 45 days, again don't even work right now.

Well if they made it so it switched hands with only the 'board' listing price, with the selling player getting the gil rather than the server eating it, then it would make it VERY clear who is selling for profit.

Player 1 lists their plot for sale
Plot is listed for predetermined board price
Player 2 buys the plot from the board and takes ownership
Player 1 gets the gil

Any extra gil thats trades hand outside of that is profit and against TOS.

It is exploiting the player, who also pays to play, if you are selling at a 200% or more profit value of the actual cost of the plot. With the high demand for housing, it makes some players turn to the RMT sellers to be able to afford such pricing. If your house gets demolished by the system you get 80% of the value back you paid for the plot originally, which is fair. You used that place for a time, you shouldn't get a full refund. Taking advantage of the housing system through a player, like that, is greedy and wrong. And it is even if they agreed to your demands of a price, since people are so desperate for housing

This. This right here.

A system like this would benefit everyone but the flippers. People could still give their houses to other people, people transferring servers could get the full price of purchase back and not have to wait 45 days for 80%, and people buying houses from other players don't have to pay hidden fees or worry that they won't get their property at the end of the transaction. Let players be able to list the plot from the placard once they remove all their furnishings and items and let anyone browsing the board be able to see the 'For Sale By Owner' listings alongside the empty plots.

Well if they made it so it switched hands with only the 'board' listing price, with the selling player getting the gil rather than the server eating it, then it would make it VERY clear who is selling for profit.

Player 1 lists their plot for sale
Plot is listed for predetermined board price
Player 2 buys the plot from the board and takes ownership
Player 1 gets the gil

Any extra gil thats trades hand outside of that is profit and against TOS.

What would really happen:

• There are never any houses up for sale on MB
• Player 1 and Player 2 arrange a sell price
• Player 1 puts up the house for sale when Player 2 can immediately buy it
• Player 2 gets the house, and gives Player 1 millions of extra gil

Unless the system restrics manual pricing and it would default to the plot value.
