House limit

There are pitchforks impaling other threads so I decided to make my own rather than continue to hijack others.
Now, I get appeal of having an FC house and a personal. People come and go in FCs, you may not have access to everything because of your rank, or the garden is for set stuff.
Now what I don\\'t get are the FCs (the ones split into groups but use the same name and tag) that swoop in, buy out wards, and resell for highway robbery.
"But Prince! You can\\'t do that any more or you\\'ll get banned!"
Absolutely false. You can\\'t use PF to do it but you sell from other sites: FB smalls go for 10mil, Reddit it\\'s the highest bidder, and who knows what happens ovet comms.
And then you have the level 1 alts buying the bigger ones and letting them sit empty.
"But Prince! You don\\'t pay their sub! They should be able to buy what they want, it\\'s a free market!"
Very true but the point remains it\\'s a broken system and there\\'s no reason to allow a certain player base when other players can\\'t even get one.

And before anyone starts raging, "you\\'re just salty because you can\\'t get one."

I already have one that I share with two houseless friends, I just hate the current system when now you can buy a house and an apartment. Literally no need.

Since devs occasionally listen to suggestion s do you think there\\'s a snowball\\'s chance in hell to make it one house per character server or is that already out the window?
Or would there be a better alternative?

I honestly think it's pretty unlikely that they will change their minds on this. Part of the reason is that people can lose their personal houses. With this system, even if they do, they'll still have a home to come back to.

Also, as they add more wards, this is going to add a lot more apartments. We get 180 houses and 540 apartments with every ward they add.

What exactly is your proposal?

Should anyone in a FC be unable to buy a personal house, or just the FC leader? If it's anyone, then you destroy the FC system. If it's just the leader, then it's easily bypassed with an alt as the dummy leader of the FC.

Also, per character & per server is redundant, since each character can only exist on one server. If it's one account per server, why does it become OK for one account to hold multiple houses, as long as they are on different servers?

Its really time for the team to start being a bit forceful towards SE to ensure more resources are allotted for this game.

I do hope those that have been waiting so long for a home are able to get an apartment without too many problems (even though I realize on the really populated servers that's almost impossible) its sad actually. :(

I would love to be a fly on the wall when they decide such things, because I cant even fathom how or why they would come to the conclusion that this is a good idea.

Housing availability may not be 100% achievable in this game (mind you ,they really need make it happen one day)

But man oh man, housing in general could be improved to a degree with a few choice ideas. Not any one solution will solve everything but holy moly there are some that would help.

- allow reselling of homes to npc only for 100% purchased price. (don't agree with having to take a loss, stop slapping ppls wrists tyty).

- extreme RANDOM relisting by the game of any home sold to ensure "planned" sells for profit are never achievable.

- (for now only) limit ownership of 1 home OR apt +1 FC leadership/ character (but this should be a priority to eliminate the need for)

- wards for FC only and make personal housing instanced

- vastly increase housing item limit so ppl wont have to buy multiples just for storage of furniture also, develop a new inv design like a storage garage that we can buy (not rent...nor "lose with time") with gil to "store" all the furniture we still cant use because item limit is so incredibly minute O.o <----subtle hint? lol

(I don't mean an actual zone or building for this..just an inv tab added to housing menu)

Some things here would help ease availability...mind you housing in general could use a long list of improvements (on the creative end as well)

It's 90 Apartments pre Ward ATM, not 540. 180 if you count both Main/Sub wards.

There are three housing areas. Every ward they add adds 3 wards.

Please stop suggesting that personal housing be instanced. That's getting as old as hearing people that aren't on the 3 overpopulated servers say "just hop to a lower pop server". It's just as selfish.

Now future housing such as Ishgard could be instanced. My point is that you cannot justify taking away things that players already have to please the few that don't.

They could put a 36 hour waiting period on the apartments/houses after it was disowned. So in other words no player can buy the vacant apartment/house until 36 hours has elapse or add in a RNG factor that sometime within a 36 hour period the apartment/house will be available no sooner than 5 hours after it was disowned.

This alone would prevent selling because who would camp by a house or an apartment for 36 hours.

This has been suggested for housing as well. Unfortunately they want to discourage people from flipping property without actually implementing methods to prevent it.

If doing so could improve the housing system then they should. I like the neighborhoods too, but the current system just isn't working and adding more and more different systems is an issue. I'm not sure how they'd do it, but maybe instanced housing with the ability to plug into an opening in a ward would work (except plugging into a ward would come with more restrictions aka current housing item limits)? As far as justifying taking things away, that's exactly what the auto demolish feature is. They've demonstrated they can and will do so if they feel it appropriate.

I respectfully disagree with you Dustytome. Instancing the housing system would ruin the current neighborhoods. Do that for Ishgard because honestly, if it's instanced then those of us who like wandering through seeing what people have done can never bother stepping into that place. I really can't wrap my head around why someone would want instanced housing, apart from the limitless resource.
I'm not trying to sound selfish. I'm saying that the non-instanced ward system is awesome in it's player customization and feeling when wandering without having to reload every time I want to see someone else's work.
I do agree with the reinstatement of the reclamation timer, although I too think it could be a tad longer or modified in some way.

Well here is an idea: 1 house or apartment per player, that including multiple account players. This would be the best answer for those greedy players who have multiple accounts or characters homes. and send the players email saying your have xx days to clears out the homes and sell them and if you don't you will lose everything, but will give you a a 1/8 of a gil per 1 gil you spent on buying the property as compensation and if they don't like it?? Well too bad you shouldn't be so greedy then! I was in the process of buying a house for cheap from another player then someone swoops in and and give the guy 80mil gil making me S.O.L. Yes my idea to one house per player is a little hardline, but when players have millions in there wallet it's not hard for them to recover the cost in a week or heck a few days from crafting and selling on the MB.

Someone with multiple accounts is also therefore paying multiple subscriptions so that's unfair to limit them since they are technically two full paying accounts. It doesn't really matter if they're the same person, they're paying two (or more) subscriptions and since Square Enix actually lets you have up to 8 service accounts/subscriptions under the same main account, each of them should have the same rights/privileges (once the usual required prerequisites for whatever it is are completed of course).

With house demolishing about to be reactivated that means the only people with houses will be active players. They're not going to alienate active players by taking away houses by having a policy change like that. Maybe they might change it for future houses, but removing from existing players who haven't broken any rules and the system allowed them too.... don't see it happening. Even if SE gave back 100% of the land/house cost, they can't compensate for time/effort in decorating it - you just can't put a compensation price on time/effort especially as some people will have crafted everything in it themselves and others will have spent money and bought off marketboards for various amounts. Not all of the items can even be removed without being destroyed and that goes for walls/ceiling lights and even exteriors if they were crafted in a company workstop (and they're not quick things to make!)

I get that you're angry that you didn't get a house and someone beat you to it, but I'd just like to politely remind you that buying houses from other players is against the Terms of Service so I certainly wouldn't recommend actually actively admitting to considering to do that (especially not on the official forums!).

I get what your saying, you pay for an account so you should enjoy all the perks right? However this pales when one sees 25+ plots (in a single area) owned by a single FC/Person. How can this be defended? This is an obvious breach of the 2 per person system and a disregard for others which deprives them of an opportunity to enjoy every aspect of the game.

I believe that you should be able to Own 2 houses per account with a 4 max in multiple accounts. Any more then that is Excessive and no one needs that many houses for every one of their characters that being said I believe that houses should be ACCOUNT wide as if you own one you have ownership rights across your many characters. Those who are Using this loophole should be punished as they are knowingly exploiting a loophole and cheating the system. a simple IP check could root them out and can be appealed on the case by case basis under certain circumstances.
Am I calling for the ban-hammer? No. However those who used this loophole should Lose their extra plots effective after their second plot with 0% return on their Gil as they used a dishonest method of obtaining it.

It's not a breach. Each character is limited to one personal house and one FC house. What you seeing are multiple free companies with the same short name (as that doesn't have to be unique), but each free company had to be levelled up to rank 6 to be able to buy a house and each is owned by a different character. Likewise each personal house someone buys has to also be levelled up to level 50 and max rank in the GC, neither of these are quick and require a lot of work.

It's not my thing, but I know a lot of people do it for roleplaying purposes. Also the garden limit is another reason to get another house. That and people want to customise more than one thing.

It's only a loophole if you're not allowed to do it. You are.

Normal accounts give you the ability to create 8 characters on a single server (40 in total!) each of those is allowed to buy a house. Whether they SHOULD be allowed to buy a house is another matter, but it's not a loophole if they do because they're allowed too...

By all means be angry with the system and how it works, but don't take it out on those players that simply beat you to it.

First off if you Looked past the "Different FC names" you would see the same crest, the guild creation around the same time and only 1 or 2 people in said guild, This is obviously the same person or group, try actually looking next time. you say they have it for "RP purposes" which might be the case in 0.000001% of those who do it. The rest are RMTers (Buying 10 plots and selling them on reddit for real money is RMT guy), those who want to flip the plots for a large return (Often 5 to 10 times what they bought it for), and those who feel like big men/women when they have 7 or 8 plots and fighting FCs over a plot to the point of attempting to get them banned (Happened to my FC leader but he won over this person)

The whole purpose of the 2 house limit is that more people can enjoy the perks of owning a house. Not for the richest of each world to buy up every house using a BS excuse like RP or gardening. Honestly gardening? cant you be bothered to wait the time necessary for crops to grow? So people can snatch up land from FCs and players who have NOTHING to garden? Why not suggest farming land to do just that from SE. Your reasoning is as flimsy as a wet paper bag and DOES NOT give these people the right to go past the 2 plot limit and to deprive FC and people who have the gil from purchasing their FIRST plot. This is not jealousy, this is outrage at these people who are this greedy, sad for those who fall into the traps of these RMTers and ones victim to these plot flippers.

It may be the same person/group but it is a different FC for each one and it's different characters in each one. Most of them are used for gardening/airships that I have have seen, but the game allows it and so they are doing nothing wrong until the devs themselves say otherwise. Worldofneil is well aware it's the same people, they're just clarifying that it is separate FCs/characters owning each house.

The problem with multiple accounts is someone can just provide fake information and use time cards to pay if they'd go so far as to try to match credit card info. Even if they did limit per account, multiple accounts would not likely ever be touched.

On my server there's a ward in the Goblet that seems to be owned mostly by the same FC so I'm familiar with what you're talking about, but that person/people had to level up multiple free companies to be able to do that, using different characters. They didn't just simply buy houses for all their characters, it must have taken them quite some time to do it.

The current housing system allows them to do this. Whilst there is only a finite amount of housing, maybe ethically/morally it's wrong because other people won't get a chance, they're allowed to do this and they took the time/effort to do it. Maybe that system is flawed and shouldn't allow multiple houses on the same server per account, an argument people have bought up many times before, but while those players are allowed to, and while they can't also can't even share houses with their own alternate characters, people are going to level up alts/free companies and do what their account is entitled to do, for whatever reasons they want.

That all seems like quite a generalisation, but I don't know enough of the players who own housing to refute your statement. I certainly don't personally condone selling housing for real money, but I've no experience with that happening either.

Housing (and also apartments) are a limited resource, but the players who managed to get any housing at all (be it single or multiple) had the same chances as everyone else, there was no favouritism from Square Enix.

My FC knows plenty to see this to the point we made a point to own only ONE so others can have one. The FC leader who we beat and tried to get us banned was working on his 8th plot for no reason but he wanted it. This was our first Plot and the condoning attitude for this practice only encourages it, while it may be in secret, houses are being flipped still on my server and mass amounts of plots horded by FCs of dubious origins.

You ha a to be level 50 and max GC rank to buy a house. Level 1 Alts can't.

2 Things - probably easily implemented

1. Per Account - Limit of 1 FC house, 1 Personal Home, 1 Apartment. Pros - No more Alts buying property and sitting on it.

2. Housing Lottery. When you go to a housing district, there should be a menu of available properties, Ward, Size, Type. You have the option to pay the purchase price to enter a lottery for said property. After a period of time (ex 2-5 days) the lottery is executed and the property is awarded. Cons - Farmers with 100's of millions of Gil will still be able to manipulate the market by entering all the lotteries, but it gives a fighting chance to those who desperately can't compete with the Farmers.

but your supposeing that theres more people with a house then without which I'm pretty sure you wrong making individual player houses instanced would make the majority of players far more happy

Mmm, still changing the rules and features after the fact. I think you can agree with me that housing is a big feature in this game. It's big enough that some players such as myself have spent countless hours not only earning and saving gil but consider the feature important enough that if it was drastically changed as you are suggesting, we might quit. Again, I have zero issues with a new area being instanced. I have a huge issue taking something that already exists and changing it.

The haves and the have nots are never going to agree it seems.

Just to add, I don't think the housing issue is as big as we all think it is. Sure these forums would beg to differ. I was amazed quite a few times to find empty/abandoned lots on my server staying that way for up to a day. Even more surprising was the amount of players who didn't have the gil saved up for one when one did open up. I always hit up my FC and LS chats announcing the location of an open lot. Out of 3 in the past month, only a small was taken advantage of. When the last big plot expansion happened it took 2 weeks for them to sell out.

THANK YOU. I see lots of people saying level 1 alt's are buying properties, when it's impossible for them to. In case you people forget, you have to be at LEAST level 50 and like max rank in your GC in order to purchase a plot of land (same for apartments and fc rooms).

I think it might be possible to start a FC and purchase a lot, then invite a lvl 1 alt and then transfer the FC to the alt. That is what people are talking about.

Yes that is possible. They'd still need to level the free company to at least rank 6 though which still takes quite a bit of work, especially if trying to do it multiple times for multiple houses.

Not enough of a deterrent, at least in my opinion. I've been haunting the wards for months trying to get my FC a house and since the patch have been running to check them dang near every time my Return is off cooldown. Going through all that makes it incredibly disheartening to realize there is an FC on my world that owns at least 12 houses, that I know of. Almost all of which are standing empty.

Can I mention... I found an abandoned large today. On a more populated server... so obviously the OP isn't trying hard enough to find a house.

Unless someone is literally doing nothing but teleporting from capitol to capitol non-stop, there is no guarantee you will catch a house for sale if one does open up.

It all depends on your price range (not everyone can afford a mansion,) how often you play, what times you are online, how often you stop to check, and ultimately just plain old luck being the final and most influential deciding factor. You can increase your chances by checking more, but even on my server which is relatively low population and my checking dozens of times a day, I've yet to even see a single plot of any size or location for sale.

First of all, you only have to tele to every capital every hour, I find the houses drop exactly on the hour. You do not have to tele from capital to capital nonstop. I find that more than reasonable. You get in what you put out. I've also had a friend find an abandoned small, which was prior to me finding the abandoned large.

So, moral of the story, work smarter, and harder.

Truth! It's like a mini game! A really annoying one but nothing will replace that rush when you find one after looking for what seems forever.

Reminds me of camping NM's in XI. Limited availability, people camping in what was like an hour spawn time. Never heard any complaining about that. Must have been a different breed.

Across the street from me there are 2 houses that have set empty for 2-3 months. I am sure the owners are waiting to try and sell at a huge profit, no other reason to let them set with no decos at all, not even anything on the sign. Talk about waste, there it is.

I would add, regarding the resell of plot, that GM won't take any action unless "the intention from the begining was to resell it", confirmed by a GM the other day when i filled 2 report in a week regarding the same player trying to resell his plot in PF.
Sooooooooo you can buy a plot just for resell as long as you tell the GM that contact you "but, I did not intend to seel it from the begining" cause, as everyone knows, people never lie whan they do something forbiden :/
