Except its not just paused for people in a certain range of IP addresses where 'something bad' has occured. Its a global freeze. And if auto demolition is going to be suspended every time some disaster occurs somewhere in the world, because someone there might play FF XIV.. with the state of the world now it will never be reinstated.
I imagine SE's decision on whether or not to suspend the timer is based on how much of their player base is going to be affected by a disaster. For example, they probably aren't going to suspend it if there's a natural disaster in South America; they just don't have a very large player base there compared to Japan or NA. I think it's good that they suspend the timer, though it was probably for too long this time.
So if within the same account one house is purchased one is a personal and two houses each on a different server and world have gained empty f c houses because of for lack of a better word "player default/MIA" how is this handled? I speak from my own current situation.
It's all world based so just going by one world for examples sake, if you have a personal house and you're IN an fc (don't have to be leader of an fc with a house, just in an fc with a house) you will be unable to purchase additional personal houses on that world and you cannot purchase an fc house for a different fc on that world. That's going by what was stated in the live letter translation. However the patch notes didn't specify just being in an fc blocking further purchase so we'll probably have to wait for the housing site to go up or just finding out from peoples' experience after the patch goes live.
Still nothing about the 40 interactable furnishing limit? Having to bang my face against glass wall of my fish tank to see it just because I have too much painting on upstairs is very frustrating and annoying.
This would be a little harsh wouldn't it? Why should someone just joining a FC be penalized when they aren't even the leader of the fc that owns the plot? Just doesn't seem right. I can understand if you own a personal home and is owner of a FC home. that would equal one per world. But by just joining a fc that have a house? Thats ludacris (Not accusing you or attacking you just saying how silly it sounds)
I think the point of it is that they're in an fc with a house on the world so they have the possibility of access to the fc features. Of course the features that open up with an fc don't expand with membership, so a 1 person fc has the same airship/garden limits as a 500 person fc. That means there's a much smaller chance that someone in a larger fc has at getting anything from the airships, especially with the time/rng factored in for their use. There's still loopholes like giving someone not in the 'fc lock' estate purchase permissions and letting them buy the estate for the fc.
It's ultimately just down to the fact that once you're in an FC, you can technically inherit it at any time - either by intentionally being given it, or by the current FC master not logging in for 35 days and the master status migrating.
It just treats everyone in the FC as owning the FC house. Which, of course, only serves to open more loopholes.
They said some plots will be FC exclusive. Does that mean we can't private estate relocate to these plots?

I know right? Honestly speaking, unless the out-of-bounds placement glitch is causing some serious bugs or resource hogs, I seriously can't understand why they can't just leave it be. It's almost like this is the first time the housing team comes up with something ridi- ah, never mind.
Well hopefully it not working retroactive and we get to keep our floating decorations.
How does treating everyone in the FC as owning the FC house open more loopholes?? If your part of an FC with a house then neither your or anyone else in that FC can buy a FC house on that world with alt characters. People with alt FC's that have a home will either kicked or leave any that FC wants a house that another one of their characters is apart of. Its more then likely going to lead to a lot of homeless FC's merging with a memeber's alt FC that has a hosue to avoid reliquishing said home.
Hopefully it doesn't mess with the ability to get stuff up the walls/closer to the walls. The out of boundary jump puzzles were probably the issue they were trying to tackle. I wouldn't think it would cause further issue to the server, just that it goes too far beyond the scope of what they want you to do with housing.

FC selling has been a big gil maker for awhile - I think it's going to be an even bigger one now.
I posted the first counter too this issue in my other post. The second counter to what your presenting and the one most likely to happen: Main in FC1 with a house. Alt in FC 2 with a house, the caveat being only one of those two can be the leader of their respective FC. In short your main and your alt cannot both be the leader of FC's that own a house.
I was simply copying an older post to highlight how the new system, like the one it's replacing, is full of holes.
There's nothing to indicate that you can't be the leader of multiple FCs, intentionally or otherwise. Quite the opposite, as mentioned in Point #3 of the second quote, if you consider that grandfathered people will, in fact, have accomplished just that from day one. Fixing the loophole/workaround would require Square to implement an additional check beyond the time of purchase - or multiple checks, depending - and we won't know if they've bothered to do that until the servers are back up and someone gambles, or until Feb 6th rolls around and the new wards open up. Given that most everything else they've done with housing this patch has been nonsensical and shortsighted, my money is placed firmly on the side of "they didn't even consider people might do this."
If they do add additional checks, it's also going to have its own set of problems. Such as: What becomes of an FC house if the leader goes inactive and the only otherwise eligible character to inherit it is an alt of someone already in possession of master status in an FC? And ultimately still doesn't stop 1.) people buying up houses to resell as FCs some months down the line and 2.) using FCs to buy medium/large houses now and reselling them to people that own smalls later (since relocating bypasses the randomized purchase lockout).

Awesome, but as some comments already suggested, can lead to unexpected server crashes/overload.
Guess we will see when the servers up but at this moment people even myself are speculating. As for selling FC's only way to stop that is too completely remove the ability to promote anyone too leader and remove the auto promote that happens in a leaders absence. As a FC leader I want the ability to promote both manually and auto to remain my Fc should not suffer cause of my extended absence should one happen.
Again, while these things still "theoretically" possible you need:
- An organize cartel to do it or at least running multiple service accounts.
- House flipping contain certain risk, the idea is always grab the house from the system at the base price and sell it at 2-5 time more than it's worth. I don't think paying 500mil for a Shirogane mansion to flip it at 1000mil is a good prospect. Why 1000mil you ask? Because I wouldn't risk paying 500mil to a flipper only to flip it to 600mil and earn a filmsy 50mil profit with a 550mil investment.
There gonna be some left over-stock, any change will take time to normalize. But new stocks for flipping will not be created, or become extremely difficult to do so.
I have been wanting to purchase a housing plot ever since I came back after a long unavoidable break from the game (life happens) but a lack of gil initially prevented me from doing so and now until the new plots open every plot on my server is gone. Which leaves utilizing an FC house or purchasing an Apartment, both are nice if limited in options. One of those limits being not able to personalise an outdoor space and in the case of an Apartment no outdoor space at all which is frustrating especially if your interested in Gardening.
I would love it if the Apartments had a Communal Garden space with a portion attached to each Apartment and also if there was a size option with corresponding gil amounts for said Apartments similar to the size and gil amount options for housing plots.
Nope. An FC of 4 people =/= an FC of 4 characters on unique service accounts =/= an FC of 4 people of X level or greater.

They said they'll look into allowing apartments to be upgraded to medium and large sizes in the future, yes. They have, however, stated that (currently) adding balconies/lawns isn't possible due to the way they're implemented.
I think he meant that, from a house flipper's point of view, in order of make a decent/good profit they have to ensure that they atleast charge 175% (if not double) of the amount of gil they invested into the property.
Example: buy a plot at plot price e.g. grade 1 medium at 20mil. Then later on, at least change 40mil for relinquish.
Then, whoever that paid 40mil to get that plot, will prefer to at least be paid 60-100mil for their trouble (cost was 40mil relinquish+20mil plot).
However, it is unlikely that veteran house flippers would be dumb enough to pay too much relinquish fee. They would instead, prey on unknowing players who sell at below market price in addition to grabbing as many plots at plot price whenever wards are added. Not to mention they would prey on auto-demo as well.
They would, I assume, grab plots at plot price whenever chances do pop up, then simply triple the price to compete with players who want a price tag that cover both the plot and relinquish price.
Not to mention just throw some bots/alts in the empty house under a shell FC - easily triple/quadriple the plot price. E.g. I've seen people selling medium with FCs for 65+mil, and large for 150mil+ (not even Shirogane).
Still better than pre-plot price nerf - medium relinquish was easily 80mil.
