Why do FCs get 75% of the wards?

They pretty much made it possible to RMT or otherwise illicitly sell personal houses.
This is not the case with FC housing. Not by a long shot.

Property taxes would help solve that problem.

It could be set up so that on the first of every month your property taxes come due, but you have all month to pay them. If next month's taxes come due and you still haven't paid, then your house will be demolished. They could have it so you can have someone on your friends list pay them for you, which would make things fair for those who want to take a break.

So let me get this straight, any joe schmoe (like me lol) can make a new fc and they're good to go in this 75%? This doesn't sound too bad tbh unless I'm missing something.

Yeah, except you need to own/be in that FC for 30 days, however in the long run it doesn't matter much. You also cannot add tenants but all your FC members are basically that.

You'd be too late to join in on this first round (that will likely take all the plots) but past the initial 30 days you're golden.

Private FCs gonna continue to be a hot commodity in the black market lol

What I don't get is housing is bad in every direction. Probably worst implemented system in this game and one of the worst in any game. But almost every review I see glosses over how bad it is.

Technically, you still have to beat the lottery in both cases. Even if you have a shit ton of bots going at it, it's still a lottery, that also costs money for them to produce accounts with 30+ days in an FC

Pretty much. I will most likely stay subscribed at least every other month to keep my house or do events, unless I fully quit the game. Once I decide to actually quit a game I never come back. Heck, sometimes I don't even decide to quit and still never come back, if I am annoyed about some aspect. Just shows how much I like FFXIV, or, rather, wish to like it.

This. After having an ex FC member petty steal a bunch of stuff from the FC chest on their way out, I'm not gonna trust more than a few specific people to decorate our house. (and for the record said person only had access to 2 tabs so nothing of value was lost) We have a lot of Mogstation/expensive items in our house so it'd be pretty bad if someone just got mad one day and stole it all. Square doesn't do anything in these situations and just tells you "you shouldn't have given them access".

I'd say the amount of wards being assigned as FC housing is probably due to the number of tiny FC's that have 5 or less members portraying themselves as a large FC that "needs" a FC house. Most of the time they also are not satisfied with having a small plot, they "need" a medium or large. Much of the time as others mentioned the FC house is essentially just a private home for the FC leader and their closest friends that essentially have FC members as guests that can pay to attach a guest room to it.

The one thing the ward split does though is remove the extremely rare occasions of an FC getting a home then FC members populating the same ward nearby with private homes. Though I've only seen this once or twice since private homes were added.

I wish we could have a tent instead of a house on a plot. Then when we go inside the tent it’s a mansion.

Got a link about them getting houses? Last I heard was Yoshi-P saying to curb our expectations on IS. Most people were expecting a house of some kind, so I'd tone that down a bit.
Also, #2 - The ward were my FC house is, never see anyone there except maybe 1 or 2 people standing at the marketboard once in awhile. The neighborhoods do not feel alive.

I don't think there should be backlash. They never once said it would have housing. It's not SE's fault that people read articles that say "could ease housing" and then run with the idea that it will have housing. If it does, cool. If it doesn't, well that's on the community, not SE.

Well I wish everyone who wants one luck this week in the Lotto.

While I love the fact that the lottery system has been implemented, I feel the division of FC vs. Personal wards was unbalanced. Yes, you can get a room in the FC home. The options with it are severely limited. A lot of players want to have their own personal for RP/Decor purposes... I personally love gardening and redesigning the home to tailor it to my story. I have seen way too many "Shell" FC's about.. where the reality is, it is really only one person with alts in the FC. Players in an FC still want their own personal home. I would love to see a way to implement something like instanced housing, but is it realistic within the confines of coding.. not sure.. I really hope that something is in the works to offset this decision. 18/6 is horribly unbalanced in my opinion, especially for the newer base coming in or those who have been trying for a long time, spending countless hours clicking and hoping on a placard.

No because there are some prerequisites for fc's to buy a house some having to do with length of time in an fc so anyone who already basically has a "bogus" fc will be able to. If someone tries to make a new fc now they will have to wait. But again thats sort of promoting bad behavior.

Well if you didnt have already something prepared. At least you or 3 Alts or 4 Alts which has to be in the FC for a minimum of 30 days. Once setup you can go for it.

If you are lone Ranger you can even setup 2 FCs with your own Accout. Or create even more FCs with just an 10 USD Starter Edition for an Alt-throw-away-Account (heck you can abuse this one for Gold Feathers as well with Recruit a Friend) which then can create a few more additional Alts for your "Main Account FCs". Just create them within the included free 30 days gametime and forget them after you invite them into your FCs. They will still count to the 4 people buying threshold even after not logging in after years.

what in the love of all that is good were they thinking?

This is a good question. I've had my personal medium since before prices were equalized across all servers and I got it for 8mil because my server was incredibly small. I don't want to lose that just because it gets flagged as an FC ward. They could try to move us to the new wards but what happens if there are more personal houses at my plot number than those available in private wards? Hopefully they are going to grandfather us in and have this just be something that takes effect on a new purchase.

The number of FC wards does seem excessive, though, and does seem like it will contribute to the problem of shell FCs. Not every small FC is a shell FC, though, and it's disappointing to see the opinions on this thread that we don't deserve what we've worked for just because we're small now. Mine started a lot larger than just myself and a couple others and then people left.

This is what people wanted, everyone was all up in arms, blaming bots for the terrible system, saying it was their fault, that 6.1 was going to save housing.

Now this is what people get, they get the bot situation, but x100.

Also this excuse of "FC houses hold more people so its fair there's a majority of them" is absolutely baseless, 80% of fc houses are empty, inside and out, used for submarines and abandoned left to rot outside of that purpose, its ridiculous that some people think this will encourage interactions between fcs when those fcs are dummy fcs to begin with, just made for housing for a single person as personal FC.

I kinda wish I would of used bots and macros to get a house but noooo, SE will fix this I said. My account will be put at risk I said. I kinda want to set up a fake fc as well and play dirty too since SE doesn't want to do anything about this but screw over people that actually want a house.

Because an FC getting a house affects more players than a single player getting a house...

This system is never going to be fixed because they genuinely dont care about it, this change proves it.

Hi, I hope you are doing well. I am one of those persons who has a FC and 5 alts this is because If I recruit 6 players and they all leave then I am alone and after some time my FC will be deleted because I don't have enough members so to insure my FC stays alive forever I did this. All of us are 1st or 2lt in the Gc and all 5 have land permissions. We have since recruited 4 players and two quit playing the game and because I have 5 alts I can deleted them without losing my FC. Alts are FC insurance to get housing and benefits but yeah id love to have more members. A shell I am not ...... my FC is level 20 I did this alone with 5 alts in 6 months

why 10k? A server doesn't have so many active players and you can bet for a FC house OR a personal house.

In my opinion, if there are more than 500 players for personal house x server (tomorrow for the first lottery) is strange.
the second lottery will be different, but if you bid for a small it's almost guaranteed you win.

6.1 will bring a lot of players back. And yes there will be a lot of people entering lottery for houses, and this adds a total of 300 houses for a massive amount of people who want one, which is absolutely ridiculous.

10.286 FC Houses
24.274 Personal Houses
FCs in Total 39.629

For Zodiark
1678 FC Houses
4082 Personal
total of 6916 FCs.

For those FCs which have a House on the Light Data Center a total of 1622 FCs are having less or equal to 3 Members.
On Zodiark there are only 275 FCs with less then or 3 Members.

You are free to go take a look on your own then when the servers come up, take a look at the top tier plots for smalls, and at all mediums and larges.

75% of new housing is reserved for the only mode of housing that can still be traded. Nice :)
