Solo/Alt FCs with Housing are a Problem, and this FC "Housing Deniers" Proves It

I wanted to share this I came across recently as a perfect, albeit infuriating, example of why the current Free Company (FC) housing system is so frustrating for the general community.

Here we have a Rank 6 FC called "HOUSING DENIERS" with only 4 members (the absolute minimum required to purchase land). They have claimed a valuable LARGE plot, which provides significant in-game benefits, notably the Submarine Workshop.

This is what we commonly refer to as a "Solo FC" or "Alt FC"—a company created by a single player using alternate characters to circumvent personal housing limitations and claim a valuable FC plot.

It is technically a legal maneuver, but it’s an outrage. With the current housing scarcity, especially on congested servers, seeing a plot—which is supposed to benefit a large community of players—used by what is essentially one person feels like a slap in the face. The FC's very name, "Housing Deniers," shows they are aware of the problem and are actively mocking the system and the players struggling to find a home.

The Current System Rewards Hoarding
This system actively rewards the hoarding of property and punishes genuine, large, and social Free Companies. My point is simple: We need changes to both the access requirements and the mechanics that tie high-value FC activities to a limited resource like housing.

Suggested Policy Reforms
1. Decouple Workshops from Housing
The single biggest reason for "Solo FCs" is the need to access Submarine and Airship Workshops. This essential functionality must be decoupled from housing:

Implement an FC Workshop Hub: The game should introduce a dedicated port, hangar, or similar facility where all Rank 6+ FCs can access a Workshop-like area to manage their Submarines and Airships.

This would make the necessity for FCs to acquire housing much less stressful and significantly less privileged. All FCs should have equal access to this content.

2. Stricter FC Housing Requirements
If housing plots are to remain limited, the requirements for those plots must reflect a genuine community need based on size:

Minimum Member Requirement: The current 4-member requirement is easily exploited. This should be scaled based on the plot size:

Small Plot: Minimum 4 active members (current requirement, for small groups).

Medium Plot: Minimum 8 active members.

Large Plot: Minimum 15 active members.

Stricter Activity/Demolition Rules: FC houses should require proof of a truly active roster to prevent auto-demolition. The system should require a number of unique member logins that matches the minimum member requirement for that plot size (i.e., a minimum of 4 unique members for a Small plot, 8 for a Medium, and 15 for a Large must enter the house or log in within the 45-day window).

We must stop allowing a single player to lock away an entire FC plot, its benefits, and the opportunity for a real FC community to thrive.

We need not to impose further restrictions or complications regarding existing player housing model.
Current housing needs to be completely taken down and reimplemented from scratch as instanced, unlimited housing so that everyone can have a house of desired size and theme for every character and every FC.
SE needs to stop with half-measures and start doing actual work. We pay them for that.

that's why there is a if in my suggestion. "If housing plots are to remain limited...." What I do believe will be alleviated with decoupling from FC workshops already in my suggestion. Most fake FCs made just to access workshops for gil farm would not need plots anymore.

If you don't run a solo FC on either your main or your alt, you are playing the game wrong.
SE decided to design it this way. Don't blame it on ppl who like to be efficient.

I don't know what the housing situation is like on other data centers, but on Twintania (Light) alone, I counted 100 free house spots in Limsa yesterday, including 5 medium and 1 large plot.
We definitely need a better house system, and Yoshi P. should start working on it, because with dwindling player numbers, excuses are useless.
Every paying player should have the opportunity to buy a house. There's no excuse for limits or some weird server code.

Why can World of Warcraft offer housing for every player who wants a house? Why can World of Warcraft offer an item limit of 10,000+ items, while SE can't even manage more than 100 items per apartment, 200 items for small houses, and so on.
And why can other games offer permanent rooms in every inn + permanent houses? Whether you take a break for a month or a year, you don't lose anything.
Yoshi P. has unfortunately become too comfortable and too ignorant. Instead of offering players the best possible experience for the millions that SE earns each month from Final Fantasy, players get old stuff in new colors and with new names.
Major changes are undesirable because that costs time and effort that would be better spent on other games that barely generate any players.
Star Wars: The Old Republic, EverQuest II, Elder Scrolls, and World of Warcraft are all old games that cost the same amount of money as Final Fantasy Online each month: 11.99 dollars/euros.
They have all been very close to the brink of ruin, but have still managed to learn from their mistakes and do better. Even Final Fantasy was on the brink, then made a comeback, and where do we stand today? One step away from the abyss...
Let's take EverQuest II for example. You can rent a room in any inn. You can look at the rooms beforehand, and you can choose between 1, 2, or even 3 rooms.
All inn rooms, regardless of size, cost the same. I think it was 7 copper. In EverQuest II there are copper, silver, gold and platinum as currencies. Absolutely everyone has 7 copper, even the dead rat on the corner in the game.
The rooms have an item limit of 200 per room, but I'm not entirely sure anymore. For accommodation with 3 rooms there are already 600 items.
In EverQuest II there are houses in the game, spread all over the world, which you can look at, at any time via the house menu. You can teleport to any houses via the menu and take a close look at all the rooms, including the outside grounds.
There are also specially designed houses that you can buy for a small amount of money in the item shop, and they come in many shapes and sizes.
Every player can have inn rooms (one in each inn) and buy as many houses as they want.
In Star Wars: The Old Republic and Elder Scrolls Online you can also have multiple rooms and houses. They all have an item shop and they all sell special houses, decorations and furniture for little money.
Most things can be crafted in-game through professions, or found as loot in dungeons, raids, chests scattered throughout the world, or from bosses in the world, quest rewards, and achievements.
In WoW, too, you'll find the odd item in the shop. Meanwhile, in Final Fantasy, players lose houses because, for whatever reason, they can't or don't want to play the game for a while.
A dead neighborhood like in Final Fantasy is like a broken arm that no longer works, but you want to keep it despite the constant pain, even though amputation and a prosthesis would be a better option to finally live without pain.

I feel like the only way this FC and house is going to find a truly good second life is if some large friend circle/FC from another data center collectively moves over here because they're tired of being stuck with a Small house (or no FC house at all), or they already have a Medium FC house where they are, but they all want personal houses that just don't exist on their world ...but you can probably guess how often a scenario like THAT happens.

Oh, and I thought this was going to be about how some ppl camp L plots and famous M plots with fake FC to sell them for RMT later on, which should be stopped.

Well, that sounds like an easy way for people to grief FCs or start drama.

As I mentioned in another thread on this, simply move the workshop from the house and into the grand company and there will no longer be a need for workshop houses.

That will solve this issue and those houses will go up for sale fairly quickly. The workshop is the only reason these single player FC houses exist.

i would include active rplers who actually decorate and use their house into the second group (only for small andmedium houses though), but i dont think its possible to justly define who belongs to that group.

and they should probably raise the item limits

they should make mansions cost 500m again, then less solo players could afford them :D

And then you will be the first posting about wanting the system to be changed again because all your FC members haven't logged in for a long time because they lost interest in the game and you would lose the plot.

the idea is for the people who actually use their houses in a social activity and therefore being an enrichement for the neighberhood being able to be in the neighberhood.
well i guess you could make a christmas party without being rpler or fc member.

other players can still have a house... but an istanced one.

the reason why housing isnt instanced but in a neighberhood is the social aspect after all

but thats just an utopia since the system cant really differentiate this aspect between players properly.

Like I wrote before, there is no active Neighbourhood in this Game, all Housing Districts are Dead Meat. Yoshi could keep the Fasade and if a Player clicks on a Housesign you get just telepoted to a Instanzed House.

Workshops and submarines aren't exclusive to large plots, any FC house can use them regardless of size.

Why blame SE for the horrible system they implemented and refuse to change when you can blame other players!

And then we have the 10y old FC which by now dropped to just 4 active members. I dont think they deserve losing their plot if they had the large for years. Dont punish those that are still active after such long time. If such system gets added, a system to protect long term members should be in place.

Note that even if players are inactive for years and play for 3 months when a new expansion is coming out, if they are still in the fc, that still means they have access to their appartment in it. Which if the house gets demolished also causes that to be gone. And dont think they might not remember the FC, a lot of FCs have discords, and plenty of times it involves a group that does still play other games together.

It makes no diffirence to have a large or small house for submarines. And since thats all that matters for 'balance', once the house is owned the requirements should always be the same for all.

Plenty of fcs ended up like that over time. And even if we ignore that, in a lot of large fcs only a minority does anything with housing.

What should be done is separating the FC workshop entirely from housing. And sure, this could mean a single player FC can now access submarines then, but here some other balance should have been done regardless:
- Submarines should allow each individual player to effectively interact with it. If every player can send a sub at least, more involvement happens here. This could mean an FC then might get 9 subs, of which 5 are for individuals (and hidden to the fc)
- Submarines counts should be tied to active members. the 4 we have now should be based on active members, and while the leaders can only send these out, if its a single active player, the delay for sending these out can be significantly increased. Effectively, the fc with 1 player and 1 sub can send it out regularly, but the 1 player with 4 subs (and after this change 5) then needs to wait 4x as long for 4 of the subs.

And as a bonus: Since 1 sub is personal, moving FC then at least doesnt require starting over, while the 4 FC ones do require that. It does mean that some adjustments need to be made regarding the money they generate now (more subs can mean too many materials on the market), but thats a loss im willing to take to improve the system.

Either decouple the sub workshop from the house, or nerf the gil income subs generate.

Half-measures. Housing system needs a rework and it needs to be instanced. Properly instanced, not "island sanctuary type" instanced.

I think those are great ideas actually. Housing and subs need to be ripped apart from each other. In fact, subs just need to die. They shouldnt be these giant lazy gil factories. "but I did all that effort to build it" yeah I dont care actually. Shouldnt be that important, just gut it already. And make FC's actually have to be FC's with active members. "but no one plays" ok. Anyway, so give FC's actual purpose. Give them things to do, group things to do. Subs being two clicks and a cutscene to rng get items the next day was a boring do-nothing concept anyway.

A limit helps no one.
I know FCs with a small amount of people running venues and content with their group almost constantly; I know large fcs that are barely on and essentially let their plot rot. Which one of those 2 "deserves" the plot?

That second idea is also bonkers. Imagine having 16 people in your fc, and a few have some life matters to attend to or decide to take a break for next expansion. So now they lose their plot?

There are a lot of problems with the housing being misused, but this feels like punishing everyone vs trying to come up with a solution.

The gil manufacturing NEEDS to die, regardless of how they re-implement access to the workshop. Hell, let me send my Squadron off on them to do stuff via "role" battles the MSQ does, maybe tether item drops to what classes you send (thus giving variable supply and demand to what's on the market board), expand how many squad mates you can have to cover more classes (8 is fine when selecting 3 for a dungeon/4 for a mission, but if an airship and submarine need say... 6 each or something...), tie the "missing" grand company ranks and their promotions to building up your airship/submarine squadrons, maybe even attach the FC workshop TO the grand company barracks somehow.

Just... ANYTHING to make airships/submarines actually ENGAGING instead of "set and forget for days" and to make Squadrons relevant again in ways that are separate from Duty Support/Trusts. Hell, let us decorate the barracks too! It's already an instanced zone, just gut out what there's and rework it to function like a (bigger) apartment, maybe even give it some outdoor space (the airships and submarines have to dock SOMEWHERE in the open, right?)

Why outright kill submarines?
Make them be useful for FC purposes. For many players.
Make them bring actually big exp boosts: +100% exp for a day, +100% gil for a day, x4 multiplier to food duration, -100% gear durability loss. Make them bring a buff where treasure maps turn into guaranteed portal maps. Make submarines useful to a free company, not just to an owner. In addition this will bring incentive for people to actually join FCs.

I get that the FC in the OP is trolling but I also have an FC with four members, one of which is an alt. I get it, there are bad actors, but I think you need to stop thinking that a low amount of members correlates to not 'deserving' a plot or 'hoarding'. If I wanna farm enough gil to pay for three emtries, who are you to complain? The workshop functionality is the same in a small vs a large, and the wards on my main's home world have more than enough smalls to claim.

I have a house because I like decorating. Quit acting like your FC having more members entitles you to a big house, OP. If you really wanted one that badly, you could've had each and every member of your FC cough up 45m each, like literally everyone else.

I do agree on decoupling workshops from housing though. More power to the people who don't want a house but feel obligated to because they want workshop access.

it is an absolute joke that players can generate infinite ammount of gil by farming the submarines.
while they also grind 99 retainers this is just insane for an mmo game with living economy system.

THIS HAS TO BE ADRESSED ALREADY PUT THE WORKSHOP INTO THE GRAN COMPANY ALREADY !

1- Split the Subs from the Housing system. Make them accessible for every FC through the Grand Companies (we need some use for them after all)
2- If they're worried about the overflow of Gil, then it might be time to revisit the loot pools, or add in more Gil sinks
3- Instanced Housing. It's literally the best solution to the Housing Shortage woes
4- If needed, limit Housing per account but allow all alts as tenants (saves on server space and less hassle for players).
5- Please by Thal's Balls, add in a proper Gizmo tool so we can place furnishings where we want.

for your AD5 each item should be able to float anywhere without any hard attachment otherise items will clip and be messy

None of the players should be able to purchase 40 houses and own that many submarines to generate and inflate the market with empty this
1 workshop access per account and that's it .

This should be updated ! stop the empty inflation !!

Agreed to all. Along with number 4, I’d like to see personals have the ability to add on extra rooms like FCs can, at least one per character, and then a gil charge for each additional room for more decorating space. That could be a Gil sink right there (300k a room!), plus if your main has a house, all your alts can have their own room(s) there. Even better would be a storage chest (like the FC chest) for this kind of personal housing where all your characters could trade items that are allowed to be traded, although I’d like to see a lot more things made account-wide too, especially cash shop purchases. All of that would solve a lot of issues for alts, give decorators more canvas to play with, and hopefully open up some more properties while they work on number 3 so everyone can have a plot of their own for their characters to share.

And if we’re really dreaming, instead of a workshop, give every house (FC or personal) a copy/pasted inn room as an additional room, so we don’t have to go to the inn to use the glamour dresser!

I've said that point many times and will always agree with this!!!

Decouple submarines and airships from FC, tie them to the individual player, and just rework how much you actually gain from them in raw server generated Gil.

I don't really think you lose anything... If they developers actually cared about FC collaboration then they would have been doing a lot more than what they have, and frankly submarines and airships don't really scratch the surface.

Decoupling just removes the incentive for hoarding in this perspective, I would agree it doesn't solve everything, but it goes a great step towards it since you won't need to house hoard for this purpose.

There's tons of FC only available spots on DYNAMIS. I dont think more than 20% of fc plots in other servers are used for shell/solo FCs. If anything, most of the FC only wards are still with people grandfathered into private housing.

I'm EU player, I do some pvp at JP servers with FCless character, when I started this game I started it on NA server.

My absolutely worst experiences in ff14 were the two "large, active and helpful :)" FCs I was part of as sprout. Even in my current main server, I have friends who are in FC lead by NA player - their current problem within fc? The leader is unhappy about Chaos growing the less busy and more silent one of the two datacenters, so she wants to move the FC onto Light.

It's probably culture thing(?). I just can't get my head around what looks like to me aggressive glamorizing of BIG fcs and BIG servers--- or just anything and everything BIGBIGBIG all the time.

And JP side seems to like small FC out of us all. Small =//= undeserving. 0bivion has excellent point.

I'd argue for a reasonable limit on houses an account can own, like 8. That is as long as we continue to have instanced housing.

In other words, since people have been allowed to it, I guess it should continue but at a smaller scale.

Punishing people and making them lose their house because their friends stopped playing as suggested by OP makes no sense.

People talk a lot about the workshops but it is not the only thing. Personally, I don’t care about workshops (we built them but don’t bother using them any more). To me, the biggest advantage of fc housing vs personal housing is the ability to share it with alts and have some tools at the same spot: retainer bell, vendors, aesthetician, chest, mail, market board at the doorstep, etc. The only thing missing is a room with a dresser. I don’t know why they can’t add this to personal housing. Maybe it’s time to think about instanced housing too. The Island in EW was a missed opportunity.

Also, atm there are quite a few plots on several servers that do not even receive bids although small houses offer pretty much the same functionality as the big ones. The only difference is pretty much the amount of garden plots you can have but onions sell for so little these days, it’s not even worth the trouble. It’s only if someone likes to take care of that.

I feel like you are way more upset about their name, otherwise I think they have won the housing fair and square.
That's just how the system is, its not in favor of everyone, the luck is same as trying to roll for a TT card or mount, you either win or loose.

Adding more restriction to an already bad system though, is gonna kill housing for a lot of players, they could either move submarines from being locked to FC estate or just allow users to have instanced housing.
I for one wouldn't mind if the submarines were shifted to Island Sanctuary instead and FC workshop focus more on FC crafts.

But at the end of the day, the current housing system is designed to keep the player locked onto their subscription, and having submarines and aircrafts is a bonus reason to keep the housing.
I do not think there will be any implementation for a change on this topic.

The houses that do this even without saying it in the name are a problem too though. Going to break this down slowly.

Housing should be for people who want to own and use a house, as a house, for community reasons.
Friends, venues, fcs, player made events, personal decoration, etc.
Housing should not be for farming gil all alone with 2 clicks and 1 cutscene. It should not be for farming gil at all.

It is ok to farm gil.
But to mix these two means that people who want a house can not get a house because people who only want gil are taking up houses only for gil.
Players that want a house are locked away from housing by players who do not want a house.
Do you get it now? That is the core issue.
The player who uses the house for sub gil does not want a house. They want the sub gil.
Are there people who want both? Yes. However, far too many people just want the gil and do not want the house.
This directly leads to less people having a house, because more people want just the "free" gil.
Again, so, because some people only want the gil and do not want to use the house, people who want the house cannot get the house.

So, the only way to stop this from happening would be to separate the gil from housing.
This way, people who want a house can have and use their house. and people who want to farm gil, will go elsewhere to do that.
"That will lead to less people having houses" Yes, and that is the intention. Only the people who actually want the house for the house, should have the house. "but that wont be many" and that is fine. That would mean people could easily get houses with no issues anymore.
Simply put subs somewhere else. Let people still make their gil, but don't tie it to housing. It is win-win.
Farmers farm their gil, and housing people get their houses. "what if we want both" Then do both separately.

This would also punish many people, who still have an FC + house but whose members have gradually left over time.
For example, I put so much effort into my medium FC house, and it’s my absolute favorite plot. But right now, we’re just two people left.
With your idea, it would take our house away, and that really doesn’t sound fair.
