House flippers

So been wanting to tackle this awhile house flipping. 1st A npc to relinquish your property to at any give time and get 90% of your gil back, this would open houses to others. 2nd house flippers, Ive seen people selling multiple fcs w/house and plots. Some have told me they sold plot reliquish for 200m in tells. They do exactly what realworld conmen do they prey on desperate people to take all they have. some are genuinly not trying to scam and get lots of money and are not house flippers. 3rd make housing 1 per account 2 if you own a fc house. 3rd the most important thing, if you could do this, but a timeframe when after being relinquished the plot will randomly be available for sale. So for example in a 72 hour period, there is a rng time when it will come available for sale. there are tons of rpers and couples who would love to have houses to have fun with their in game or irl partners and its a damn shame that scumbags with 6+ plus houses buythem to flip them for asinine prices.

How does this actually prevent flipping since the person could feasibly squat on it, till someone asks for a house and they double profit buy trying to sell the relinquishment rights?

I'm not saying I disagree with people getting their money back on relinquishment just don't see how it prevents people from still taking advantage. The RNG timer wouldn't necessarily prevent this. Especially if someone who did the sale let's the person know and that person could feasibly stay in zone waiting for it to happen anyways.

The rng idea would work quite well extend the timer to a week. You would have too be obessed with a getting a house in game too a unhealthy degree too try and stay awake for a whole week. If the timer is random then the seller can not tell you when the plot will be up, so you will have no choice to camp it every moment of everyday until it pops.

Freezing a house from re-selling for a few days is fine. The RNG element however doesn't work. Extending it to a week seems weird too. Once a plot is vacated, it should show up on the ward listing but as Plot # will be available in X days

RNG is still privatizing the sale to begin with. If it becomes public/community knowledge a house will open up at X day it may cause the first come first serve chaos but it being known circumvents those trying to double profit from a relinquished home.

The money back thing I'm iffy on. These plots should be gil sinks, but I also get people want something back. At most it should be as much as you get when moving the plot (30% min value at this time). I'd like SE to actually take a solid stance on the issue though while in addition doing things to mechanically prevent it. The rules for FCs getting houses and passing ownership would have to be much more rigid as well so as not to be away to bypass the rules.

As long as the house is demolished and the plot shows it's going to be available it would be fine either way.

Small house price starts at 100M, lowers 250k every few hours until someone buys it. House flipping solved.

As long as the house is demolished and the plot shows it's going to be available it would be fine either way.

The idea behind keeping when it will be purchasable again random is too detour people from buying from flippers. Neither the flipper or the buyer will know when the plot will be purchasable again after its released.

Made a few restrictions suggestions back in HW, that are pretty applicable to housing in shirogane.

A start to fixing Personal Housing:

• Allow alts to share one house. Increase tenant size per house (within reason), but decrease the number of houses 1 tenant can occupy at once.

There will be an option to subscribe to housing demolitions via the NPC sign to be placed in your Timer section.(Housing that has been marked for demolition will show up here, starting at the 12 hour timer.)
  
  
• Make it clear upon log on for 4.1 and before each purchase thereafter that buying and selling plots is a bannable offense.'

So its more of a direction they need to move towards and not a single thing that needs done. Inflating prices like that would lead to no one buying housing/increased pricing everywhere else as people gravitate towards wanting one/increased flipping.

The way it should work is, Once you purchase a plot, if you then decide to vacate it, you should have the right to get 100% the price you bought the plot for back, if and only if, every single plot in the entire area is currently taken at the time you want to relinquish. If not then your relinquish price is reduced a few % depending on how many are available, yes I know most worlds are full, but some aren't.
Once you relinquish your plot, then you can no longer purchase another for 90 days earth time, don't be upset about the wait, it'll stop you buying plots you don't actually want in the first place! and make people think twice about buying some random plot.

Once the plot is relinquished, it then has a message displayed it will be available to purchase between 24 and 72 hours time.

The rng aspect would most def work because you wouldn't know.. it just randomly comes up for sale in a random time in random time frame.. it doesnt tell you at all when the house will be for sale. Total mystery.. could be 16hours could 27 could 36 could 45 mins. Just completely rando

You don't need RNG. Just list that the estate is going to be up for sale in the Ward listing in a certain amount of days.
