4.0 Housing

Trying to gather up the housing tidbits for 4.0 in one place. Please note I didn't get the $30 stream so some of this I'm gathering from other people and square's twitter feed.

- New housing district: Shirogane
Edit: See the 4.1 thread for more up to date information.


- Housing item limit doubled
All indoor housing item limits have been doubled (including private rooms & apartments) !
32 bit systems may have trouble loading all the furniture.
40+ interactive items near the character may cause disappearing furniture.


- Moving feature is finally ready

- Flower Pot/Garden Plants Ready to Harvest Stay Alive!
Plants that are ready to harvest now will no longer wilt.


- Mannequins and or Weapon Racks
Some kind of method of display gear within houses confirmed for some time in the 4.x series. (link to that section of the PAX East stream.)


-Furniture Display Window Changed!
Small furniture icons now visible and what looks to be a search feature.

There's some more pictures there of the new district. It looks much prettier from those shots. I'm kind of iffy about it myself as there's only one small plot that looks like it might be a viable trade off from the limited area I've seen so far. I'd like for them to get rid of the exterior area restrictions as the building itself matches what I'd go for. I'm also finding a lot of different feedback on the move feature (fc only, not fc only, same size move only). I really hope for more clarification on that with the liveletter. Looking at the pictures you also have to imagine the serene area being watched over by a handful of creepy paissa houses.

I really like the house design, but I will stick with my own in Goblet.

If I abandon my current one and try to snag one in the new district, I will probably end up with no house at all, XD

I do hope they will allow these designs to be applied to the old districts (i.e. no more city-exclusive style).

There is actually a small beach in Shirogane too :p Look below the "gane" part, this picture is a bit sharper than the one in the OP.

So glad they let us visit the area first before making it available for purchase. I definitely want to move there, but I don't want to rush and buy whatever just so I have it,
but want to check the position of the sun, the view and all that first :x

I'm not so sure the housing district will be open at all beforehand. It sounds more like they're just going to wait a bit to open the flood gates. I'd love to be able to walk around and preview plots and such though without worrying about purchasing too.

Question time on the stream this morning unfortunately confirmed that the item limit increase is only for inside. They won't be increasing gardens, but will look into it later.

The keynote yesterday also confirmed that the new housing area WILL be available from launch of 4.0 so we'll be able to go to it/walk around etc, but we won't be able to buy anything until a later (not yet revealed/decided) date after players have had a chance to play the main story.

Skimming through the live letters now. :D I figured it was indoors only, but I was still dreaming about what I'd do with more outdoor slots yesterday! They said they're trying to figure something for that out, but I imagine that'll be awhile before anything comes of it. Good to know we'll be able to scope out the area beforehand!

I'm so torn between keeping my glade housing and getting a new plot at doma. If only I can buy two plots! >_<

Darn, not much new info. I thought there were two live letter sessions but the second video they just cut out the giant hour long gap of nothing from the first one. I know a few people that'll be pleased over the flower pot stasis (though may be earlier than 4.0).

I'm pretty sure they said flower stasis is within the 3.5 patch (well, one of the numerous parts of it).

myself I like the new housing ward better then some so most likely will try to get a house there all on when they open and how many people running in to buy one for themselves if not the type who'll buy one then try and PF sell it for 3x what they paid for it

I hope that they open up a few old housing wards with the new ones so not everyone is flooding one place.

I'll definitely be trading in my M-house in the Beds for something here. Hopefully, I'll be "moving" it, but if not I'll time to 45 day relinquish based off of what information we get closer to launch.

Well there's a high possibility that most current homeowners will be switching to the new housing district considering a moving option is being implemented.
So if you're trying to snag a plot in one of the old housing districts, your best bet is to wait and watch for players to switch over.

Well, Balmung. If people wait in the old wards, the new wards will be gone in 5min flat... aand you can't be in two places at once. I honestly don't think any large/medium houses in the old wards will become available. I'm sure officers in those moving fcs will be ready to pick up those plots.

If we can move with the moving feature, and by that i mean i as fc leader can walk up to the open lot placard click and buy and my other house atuo-demos and all our stuff is moved and upon rebuild the airships are intact....

Then we movin' to japan guys.

I don't think it'll be that easy. But I'm also not sure. Maybe if the residential caretaker has all your stuff from your old house, since all the pillar placements are different and whatnot. I hope the move feature lets everyone keep their workshop progress and their private rooms.

I'm afraid they'll probably get a new one AND keep the old one or try to resell it :/

My question about the new residential is when FCs do start to populate the area, how will members of those FCs who haven't completed up to 4.0 get there?
Will they just be able to teleport there? Will they need Stormblood to get to the FC house?

I know a few FC leaders I've talked to have plans to move to Doma and have a FC staffer on hand at the old plot to snatch it up.

With the moving feature, does that mean if I want to buy my own personal house after saving literally forever I won't get to because the mansion FC's get first dibs on moving their current plot into the nice new Shirogane plots? :( No disrespect, but that will make me sad. I have a personal real estate dream.

It would mean the same thing as always with housing, first come first serve. Get there first with enough gil to purchase the plot and it's yours. If the login servers and timing aren't on your side you'll probably have to settle for something else (if anything's available). Good luck getting a mansion if that's what you're after. Gil is more abundant and looking at the video they didn't increase the number of mansion slots, so that's only 72 new ones up for grabs.

So no real confirmation on how the moving feature will work? Like if we have a medium house can we upgrade to a mansion? or do we have to have an existing mansion in the current housing areas to get a mansion in the Shirogane?

Nothing we've been told so far indicates that FCs get first dips at Shirogane. What they may or may not get (the wording has been unclear) is first dibs at the Move feature. Even if FCs do get access to the Move feature before those with personal houses do, this will not effect you. Since you do not currently own a house, you don't have to worry about whether or not you will have access to the Move feature. The only thing you have to worry about is the mad rush to buy a plot as soon as they become available.

Not yet. And since Shirogane plots aren't being unlocked until some time after 4.0, I doubt we'll get any more information about Moving until at least 4.1 patch notes.

Are housing prices still planning to be unified? That is, all servers are set at the same prices, what was it (50 million for mansion plot?) and depreciating every 6 hours? Otherwise, it turns into other players flipping the houses for 100% markups etc.?

That hasn't come up at all yet that I'm aware of. They may adjust prices again but it's probably easier for them and us to keep everything unified.

All houses cost the same across all servers, this was implemented a long time ago. I remember paying 20mil for the very first small plot I ever had, lol.

With the new wards not being released until sometime after 4.0 it makes me want to stop the auto demolition of my FC house. I remember last time it said it would come "some time after" a patch and it was close to 6 months. I am so on the fence about it really. I have time, but waiting 45 days seems like not a long time but it is for someone who is waiting lol.

There's 112 days until Stormblood is being launched. Even if you started the timer now and even if housing were ready at launch, that's 67 days you'd be waiting without a house. I'd keep it and wait out some more information on the move ability. We don't know pricing or anything else on moving. If it gets close enough and you still don't have info (or you gain more by letting the house melt) you can get the demo timer going. Otherwise you might be without a hou... I just noticed you're on Mateus. You're not going to have trouble finding a house are you? ;D

Does anyone know how much housing would cost for a plot there? (I want it so badddd) ;; I probably won't get one, cause I only have 1mil, but in a place like Balmung... any estimates?

Pricing hasn't been given yet. I'm not sure if they'll make it any higher than current housing, but I'd aim to save up a bit higher just in case.

Adding to the above, the current prices are (unchanged since patch 3.3):

Small: 3 to 3.75 mil (Permit = 450k)
Medium 16 to 20 mil (Permit = 1 mil)
Large: 40 to 50 mil (Permit = 3 mil)

Just to clarify, the purchase price is only for the land, the house is the permit and can either be bought direct from the placard at the house for the prices above, or can be traded from other players (or bought on marketboard where someone has listed one).

I just bought a medium in Lava beds, not interested.

I think its very unlikely that pricing in Shirogane will be any different than any other housing ward. An arbitrary increase in price, just because the area is new, serves no purpose other than as a barrier to entry to the people least likely to be able to monopolize multiple houses anyway.

Anyone able to afford multiple housing will hardly notice an increase in the plot cost and anyone who struggles to afford housing right now will find Shirogane completely out of reach financially. Which doesn't seem to make much sense.

I don't see any logical reason SE would make Shirogane any more expensive than the other wards.

Was talking about this with my friend if the new houses would be eastern style

If anything, I hope SE adds more wards on top of releasing Shirogane... Like say 4 and beyond.

Honestly I'm hoping reasonable pricing I'm at 20 mill ATM hoping to finally get a house in the new expansion medium housing is my goal but there is little to no information on housing pricing which begs the question how much more do I need to make >.< !!!!!! Gimmie an estimate Yoshi p!! So I can finally stop being a hobo

worldofneil above listed the prices, and I highly doubt they will change with the new area, considering they're flat rates across all areas.
