Did SE give up on making houses/plots re-sellable?

Currently, the only way to get land is to buy it at full price from the server.
People are changing server etc, and are unable to give old properties to their friends or sell for gil on new server.
Could we please have the ability to transfer land ownership?

The threat of losing a multi million gil investment can screw with housing's attractiveness.people want a house, but they don't want to be tied down in various ways or risk losing millions of gil

I think she's trying to make the point that only reason there are still some houses left is because it's a permanent investment.. If SE allowed people to get their money out by selling it, people would be more willing to buy the houses.

I don't agree with the idea, I think opening up the housing market for trade will inflate the prices and have it readily exchanged between people.. But at least it will be available, if the price is right.
Perhaps some people can even make some money by selling fully furnished houses.

It could be alright if the prices could only set in the range at which you can buy the plot (so the price rigth after the plot becomes buyable as highest price and the price after 3 months as lowest price)

In my perfect world SE would allow the purchasing/selling/trading of housing ownership..

..and at the same time remove subdivisions/wards access

No more of this 1st ward, 2nd ward, 12th ward, choose your ward destination, choose your subdivision teleport, etc nonsense.

If you don't have a private or fc home in a ward/subdvision, you can't access that area, tough bananas.

With this double-punch addition and limitation people will start trading their plots so they can move their private and FC homes into the same wards/subdivisions/whatever. Friends and FC mates will naturally congregate into the same ward

How many wards/subdivisions are there now? SE keeps talking about server limitations for new plots.. the irony is I don't need or want access to every player's personal house or FC home. Let's be honest, the only housing we care about is our own personal and FC homes, and maybe a couple of our closest friends.

SE doesn't want instanced zones, but this seems to me a happy medium

edit: to the current topic, I don't see why SE should regulate the pricing after the initial purchase. Once someone owns a plot, they should be able to do as they want with it, even if it is trading it to someone for 1 gil.

maybe allow a maximum of 1 personal home per subscription?

Actually, while I am not fond of the current system I do appreciate the benefits - to wit - it eliminates gold sellers and speculators from the fray. 1 home per subscription is lame when you have characters on multiple servers.

If SE opened it up to resale we would have the problems of BOTH gold sellers and speculators. Regardless of restrictions, if there is resale, both will find a way. Imagine a house on a highly populated server having an RMT price tag of $500USD and a new (but viable) FC unable to get a house because of speculators and you get my drift. It WOULD happen. It's human "internet" nature....

And as far as socializing is concerned. I've made a ton of new friends around local MB!

I meant that I don't agree with Kallera's idea that demand will increase as a result of the houses being "refundable" by sale. Because at this point, if somebody wants a house, and there's a plot, they've got it or they're saving up for it. The rest of the people simply don't care to have a house at market price and having houses become tradable won't draw them in to buy a house. So that won't change the demand of housing by significant margin.

I'm all for having houses be tradable and us as players set the price on them. Of course, whoever got the empty plots will end up making money on it as they resale, and as time goes on, prices will inflate even more and housing prices will also follow that trend. Just like real life appreciation, but much faster :)

reselling is terrible and shouldn't be implemented.

what they should do is give players housing credit. if you relinquish your land you get X amount of credits back which can only be used to buy housing related items from NPCs (plot, permit, gardens and stables).

so if you server change you can spend those credits on your new server.
if you have a small/medium plot you can put those credits to upgrade to a bigger plot.
if they implement Ishgard housing you can sell your plot and put those credits to move.

if your friend wants your vacated plot they have to buy it from the system with gil.

Will it relieve the server stress? Who goes to wards they don't have a personal/fc house in? People rarely ever go to other wards anyway, except to visit a friend and that's only on a rare occasion, you'd be hard pressed to find 1 extra person in a ward at any given time that does not belong there.


Second part, if that was the case, people would NOT put their personal homes in the same ward as their FC house. Specifically BECAUSE access is limited, they would probably opt to have a personal house in a different city state than the fc housing just to gain access to 2 different housing districts..
i.e. I have a personal house in Goblet and FC house in Lavender, I chose it this way because if I wanted to use the MB, I can teleport between the two cities with ease and both of the houses have a MB right outside.

What's wrong with reselling? If anything, that will help alleviate a lot of the problems we have with housing crisis. No plots? Pay extra and you shall have it..

Just like any other item on MB, if demand exceeds supply, price of the item will be inflated.. But it would be its just price. Just because you bought the house directly from the system (from a bank foreclosure auction), does not mean that's what the house is valued at. You bought it cheap.

Reselling is happening, whether it's implemented or not. I'd rather they implement something legitimate and secure, than let the current makeshift reselling "system" continue as it is right now, to be honest...

Exactly. The merit of instanced zones is data can be archived and stored offline when not in use, and thus server dedication scales/fluctuates in relation to active subscriptions. In it's current form, someone can buy a house then unsubscribe.. This is a very big concern for SE because now they are storing not just character data, but shared server-encumbering data [that remains online] (also a $$$ expense) and not seeing any $$$ coming from it.

With the current model it will always be risky for SE to expand Housing areas because the server-space housing data consumes does not fluctuate with the number of active subscriptions. In it's current form, Housing will always be behind the demand because it's not cost efficient to do otherwise.

Oh you mean instance the wards first, then impose the restrictions.. Yeah, that could help with server load, but I don't know if SE's willing to go back to that, by that design, they might as well just get rid of the wards altogether and make each individual houses instanced, then have visitation privileges to friends and fc members.. like Wildstar, but it's a little late for that kind of change I think.

scalping/squatting. it's not like the MB at all because the supply for plots is very publicly finite. on the MB you can buy out rarer items like Grade 4 Materia or rare minions but other players can create more supply by spirit-bonding and doing treasure maps or whatever methods there are to acquire those items. you can't simply buy out everything at 300k and relist at 500k, there's huge risk someone will procure more of the same item and undercut you.

once land can be easily re-sold between players, people with no interest in housing will just buy them up so they can turn around and resell it for pure profit.

that's why my suggestion is what it is. we need a system but we need one where players can't get gil easily from selling plots. the gil being taken out of the system every time an actual plot is bought from the system is good for the game economy.

Already happens, and an official selling system could just give a price decided by the game that is always a loss for the seller compared to the base price, most likely through a very high tax. That way someone who no longer wants a house for whatever reason can at least get something back, and there's the obvious benefit of more selling happening so that people who want houses can finally get one.

We need a way to resell, I dont want credits , I would want my gil back! O.o lol

We should be allowed imo, at the very least, to resell to SE themselves for exactly what we paid...anything less is not good enough, we take a hit enough ingame already.

yes, it already happens but at very low quantities and there's no way your suggestion would hold. players will just have side deals outside the system so that it's not always a loss for the seller. it's not different then what we have now.

the solution to housing shortage is to create new wards, expand current wards and relinquish unused plots. players can not be trusted to "at least get something back". SE knows this, that's why there are so many restrictions on direct gil transfer between players.

i hope it is jsut because i'm not fluent in english.. did i read some people here saying they want others to "lose everything" if they want to sell their home ? Really ? i mean... why ? is it just jealousy, pure nastiess, or something else?

housing system in FF14, like its PvP, is one of the worst i saw so far in MMO. SE should go learn some lessons from Carbine studio.

They just don't want people profiteering off of the housing "crisis".
I personally see nothing wrong with it, but I understand the argument they're making.. Still, I find it hard to agree with.. It's not like in real life where without housing you'd struggle to survive, i.e. housing is not a necessity to life.

And.. yes, before anybody says anything.. I used to have a house before I gave it to a friend, so I am currently running around homeless, I do not have 4-5 houses hidden away in some ward that have for sale signs up to make a profit or anything like that.

I understand this point of view, but, they must not forget that BECAUSE we can't sell our house, they can't get one.
I won't sell my home for 0gil at a NPC, and being forced to sell our FC to be able to sell our home is just stupid.

Plus, there are some expensives furnitures that we can't get back (Leviathan fountain etc)... So what are our options :
1/ We don't sell our home, so others will never get theirs (because there are no more plots left).
2/ We sell it for 0Gil a NPC and lose everything we have put in it.
3/ We sell our FC + nude plot (and lose everything that we could not get back, like leviathan fountain etc) at a "normal price".
4/ We sell our FC + plot and all stuff we couldn't get back at a bigger price because some furnitures are very expensives.
5/ We sell our plot (and keep our FC) and lose everything we couldn't get back for a higher price considering it, at someone that will have to buy the nude plot at the NPC (so he buys it twice)

It's at whether a win-lose system, or lose-lose system.

Everything is so poorly thought in their housing system...
