I would like to say I hate theory crafting (when little to no hard data is available) But I was having a discussion with a friend about housing in FFXIV. The following quotes came to mind.

This is an extremely true statement in the real world. Unfortunately it is not true in Hydaelyn, The FFXIV team can create new housing zones as needed.
“Location, Location, Location”
Only limited to one location (2.1 release)with unlimited about of plots of land to buy(speculation)?
What does that do to resell value?
Essentially once you buy land.. it decreases in value instantly! If you wanted to resell you would have to sell it for less than what yoshi p and the gil sink team have set prices for.
The only real advantage that was made public was “We are planning to make it so you can build airships and access content” beyond that I don’t see the point of housing.
Perhaps they might implement a FC housing zone bonus.. the higher tiered L size houses get a higher random rotation of company buffs, Or create unique random buffs for FC housing. It would be essential to limit the quantity of these houses
TL/DR
So SE here is what I am saying. Make it worth our gil to buy into this gil sink. Insulting your players intelligence by offering them a sparkling box were they can put sparkling things will only work on… well a lot of people.. but still. Don’t squander this opportunity to make something unique in a rather bland MMO marketplaces.

But yeah the Housing system wasn't created to make gil, that much is clear. You buy your house to enjoy your house and the benefit it brings. We're not going to have a "Flip-This-House" reality show in Eorzea. -

So you're worried that you won't be able to go into the real estate business and sell land for profit? Your only concern seems to be with land values. You seem to have missed the entire point of in-game housing.

I don't like the term "[currency] sink" it has a negative connotation, whereas anyone who has played an MMO for a long time can tell you that the more places for currency to exit the economy, the better. I'm not a fan of Housing personally, it's never really felt like it had a point, but then I do like "goofing off" in MMO's in other ways so I'd understand the folks who love the idea of Housing.

Most things you buy in this game are worth less after you buy than before. Including every outfit you buy, every weapon, crafting item, etc.
As for "pretty package"... Well sure... Minions have no value, and many are a gil sink. They certainly serve no purpose whatsoever, whereas housing does actually have some benefits.
But anyway, as per minions, the pretty package IS what people pay for. Or completionist credit. It doesn't have to have any real return value.
And housing is certainly more worthwhile over the long term than minions, or gear that will be obsoleted next path/dungeon you run. -

I'm not blaming you - because if it's not your thing, it's not your thing. But you seem to have entirely missed the intrinsic value of buying a house in virtual space. There are entire games based around building a house and living in it (in some form or another): Haven and Hearth, any Sims game, Minecraft if you stretch the meaning, Terraria, to name a few.
I embrace the addition of housing, even if I will not necessarily be able to partake myself, simply because it represents a return to a core concept of MMOs that has been lost in many recent installments. MMOs are worlds. It is the ultimate form of escapism, for better or worse. Housing represents a desire from the developers to make FFXIV about more than the tired progression to better and better lutes (only BRD need apply). -

I didn't really say you were wrong just that you had missed an important component. Taking gil out of the economy is an important feature for managing a healthy MMO economy. As to value, while it is true that housing is supposed to be unlimited (instanced), it is also true that each instance will be limited. So if you want a house in the same instance as your friend's FC, or one which has the best neighborhood (due to other people being creative decorators, not spamming the housing chat, whatever) you may still end up paying a premium for land in that space.
The reason any particular bit of land has value is because people like the area, the amenities, the community, whatever happens to be around that land; not just the land itself. -

Housing is a cosmetic gil sink period. Just like anything else cosmetic that has no baring on your characters stats. Based on what you are saying we should start some petitions for the barber to give + stats based on the haircut you chose otherwise that is just a wasteful gil sink as well. I mean wheres my motivation to change my hair style come on.

The ones that require tomestones you could argue are gil neutral, since you have to pay for gear repairs, but with the changes to dungeons that isn't as big of an issue anymore.
Any that require seals are also a bit of a sink, how much depends I suppose on how you acquired the needed seals.... -
