You missed "the new system is much better than the old one". Which, while most certainly true, is often used to say "the system is fine now, shut up".

I dunno, I'm someone not struggling to find a house on my server and I see a whole lot of people rewarding SE month to month with their wallet despite this being such a "BIG" issue.
I find that behavior "broken" and "unfair" to their own values but to each their own. Totally fine if people want to wallow in misery while paying their monthly sub and rewarding SE.
I just got three personal larges on Bismarck and can confirm the ping is fine from NA at least. Come grab one of the open houses with a road to 80 alt if you're really that miserable while you wait for something to open on home base.
To get a house today is the best system ever, due to all got a fair shot and you do not need to camp for days at some spot trying to get one and or just being able to seel it right away as it was in the old old days to someone.
However I do agree to be able to expand the floor in eg. apartments and more item space is coming in DT.
At this point anyone that is willing to sub just to keep a house deserves whatever housing system they get. I have little sympathy for them.
While small does have the best item to space ratio, larges offer additional flexibility in design because of the much larger open spaces and the higher item limit. It really depends on what someone wants to accomplish with their house.
Broken? Yes.
Unfair? No. No one is being treated unfairly. Everyone has the option to transfer to a world where there are plots available if they want a house that badly.
I'm not someone struggling to find a house is my entire point. I had a Small, found out I didn't really use it to the point that it was demolished and I didn't even care. I was just slightly weirded out by the fact that I received no notification of it having been demoed. Once I decorated the house and garden, there was not much to do besides gardening and I didn't find that all too interesting, either.
There are plenty of free Smalls on Zodiark that I could grab at any point. Even in desirable locations (aka not the Goblet). I probably won't because the housing in this game is just not for me. We have an amazing FC house that has everything I need anyway.
That doesn't make it a fair system. Why should some people have a house just because they have been playing the game longer than other people who would also like a house? Why is the amount of Medium and Large houses several times smaller than the demand? They get dozens of bids every time, yet the Smalls sit there unwanted. There is zero reason for either of these situations besides "that's just how the game has always done it" and that just isn't good enough.
I'd like to see this for both houses and apartments.
Buy a plot of land/apartment, smallest size. Invest money/do quests/craft and/or gather to (slowly?) increase size, small -> medium -> large progression on house and yard separately, so you could have a large yard with a small house, if that's what you prefer, or a mansion with a small yard.
Similar progression for apartments, but probably have them smaller by default - or just make them into instanced houses and allow for gardening in them, and for FCs to use them as bases for workshops.
