Housing shortage, no more!

As everyone knows there has been a huge shortage of housing for a long time, here's my fix:

Communal housing:
Same houses as now, but you could share them with more people.
- Small house = Can be used by 1 FC and "or" shared with up to 10 friends.
- Medium house = Can be used by 2 FC's and "or" shared with up to 20 friends.
- Large house = Can be used by 3 FC's and "or" shared with up to 30 friends.
Additional permission options would have to be added for FC sharing.
And of course as the first owner of the house you would choose who you share it with.
I suggest boosting the amount of garden patches (both inside and outside the house) & ship capabilities to help carry the bigger population.
(This idea may allow some wards to be removed in time, making more space)


Mixed instancing housing:
This requires a new type of ward with "housing in a row" but "without" a garden.
When you click on a house to enter it would treat it as an apartment (infinite).
The center in between the houses would be a mini park with NPC's and marketboard.
The exterior of the houses would be static (based on area) and unchangeable.
In this idea the interior gets merged with the exterior meaning you can use all the exterior items inside the house. The exterior slots would be added to the max amount of interior slots to help carry this change. In these houses the stairs would be smaller and they would be located next to the entrance wall (door leading to workshop below that stair). Meaning you gain more space to try out new decorating ideas. And you can live near all your friends without a problem due to having a lot more instances in the same ward.
