Suddenly without a house

Player logged in after patch to find their house/plot GONE and REPLACED by new owner. They had been in the house just a week ago.

Have you used that house within the past 30 days? SE turned the automatic housing demolition timer back on a while ago (after suspending it for the better part of a year due to the pandemic), so it's entirelly possible that's what happened - you didn't make use of the house and the demolition/auto plot reposession function kicked in and thus lost your house and it was automatically put up for sale, that someone quickly claimed (just entering the yard, or entering the front door and then leaving a few moments after zoning inside does not count towards resetting the timer either - you have to make use of something inside like summoning a retainer or using an Orchestrion to reset the timer). If you haven't entered your house in the past month, when it gets close to the demolition SE sends you an email warning about the pending demolition, so they do give you warning.

Unfortunately there is no way of reclaiming a lost plot/house, once the automatic demolition occurs you have lost it forever, especially if someone else has bought the plot in the meantime (although any furnishings you had in it are automatically sent into a special storage NPC in the residential area's offices for 30 days, which if you do not reclaim those items, you lose those forever too).

Again, just 'being' inside a house doesn't stop the automatic demolition - you/the home owner have to make use of house functions like summoning a retainer or moving furniture around. Just standing in it chatting on a linkshell does not stop the demolition timer. Many players have been caught out by this, and I'm pretty sure SE would look at this and make the same conclusion. "Working as Intended" I'm afraid.

I understand what you are saying. I, as well as the player in question have been playing more than long enough to know. Her house is used nearly daily, with few exceptions. It was NOT a lapse in use of the house. It is why I posted as a bug.

Ehh, it's iffy. Stepping in and immediately stepping out or logging off, maybe probably likely the game doesn't totally register it. Interacting with something in the house is, at worst, just a safety measure to ensure the game has recognized the house is in use. For all we know, it may even be an intended feature. If you're not actually "using" the house, the game's prepared to kick you out for someone else that potentially might get more "use" out of it. If it's something you only enter to reset the timer once every 40 days or so, an argument can be made that you don't really "need" it.

I just change the music inside the house from the player and no issues

Just being inside a house should and usually does prevent the demolition timer from ticking down. I know that from experience, having a character house without anything interactive in it and where I haven't changed decoration for several months at a time.
Now, it is entirely possible that there is a bug such that sometimes you actually need to interact with something inside to reset the demolition timer, but it is certainly not commonplace.

When you step in it will tell you the demo timer has been shut off if it was getting close to the end. But sometimes, even when players get that msg and hang out in their house for awhile, the timer bugs out, doesn't seem to actually shut off and their house gets reclaimed anyway. You should always interact with something just in case.

Only while server visits were down, once everyone could get back to their home server with the emergency maintenance they reinstated it.
