Even with Auto Demolition on Existing Housing Supply is NOT Sufficient

Well even on Leviathan, we saw several houses come to market that where quickly swooped up by re-sellers and appeared on reddit or in shouts/PF. For a medium population server, I feel personally that this is a prime example of how this exemplifies the need for additional wards on top of the upcoming new zone. It would be great to get 15 wards per city-state including the new location.

Well, duh. They built a large suburbia that made terrible use of their limited space. So, while they will probably increase plots available do to having newer housing areas: It's unlikely that the majority of it will not be apartments and improvements to said apartments like windows, fan placement, and a terrace/balcony that could make use of outdoor furniture or gardening and door placement customization. If not: just to make them prettier and more desirable.

The owner or fc member has to enter the house to reset the timer. Unless they logged in and entered it within the 45 days it would have been demolished, so someone obviously popped in just long enough to keep it. Also you might want to edit out any names from those pictures. There's only 216 mansions per world and a lot of people want them. There's not enough houses for everyone and there's nowhere near enough mansions.

Adding to the above, XIVDB's last active is the last time that site sees you do anything. As in gain exp, unlock an achievement, etc. They have no idea when you actually login, only what's on your public lodestone page so it's more of a guideline than actual fact.

If you login to just to go into a house, they won't see that hence the last active date is wrong.

And you probably should remove the persons name from the post because it's (sort of?) naming and shaming which is very against forum rules and is bannable...

I do understand what your argument is though, you want SE to change it so you need to do more than login and walk inside, but there's already complaints from home owners that having an active subscription should be enough and having to go inside the house is too much etc.

There's also the argument that the 45 days is a bit short for someone that might need to take a break (deployed, new baby, etc). A part of me hopes that the new housing area is instanced so that people that can't get a traditional ward house can at least have fun decorating and gardening. I don't want an instanced house but it sure beats the alternative of NO house.

If they can't create enough space why don't they try to make apartments something closer to an instanced house? That way it wouldn't be total garbage.

I agree, the apartments should have been more than FC rooms. On that note, what do you do inside your home once you have it decorated exactly how you want it? Personally I craft in mine so having my choice of music and environment is important. Gardening is done outside, so if you are just doing that there is little reason to go inside once you've finished the décor.

It's probably because some of the playerbase asked for apartment housing as better idea, but they couldn't just throw away what they had already made because of blowback from the suburban home-owners that decision would cause. If it just wasn't so ugly to look at.

Edit: They should seriously try to increase the item limits though.

It is too much really. Back in the day Yoshi said the housing system would not require active subscriptions or anything like that. he called that an archaic system that belongs in the past or something and that it would not happen in xiv. it's in one his live letters I cant remember which exactly. so the system in place is a direct contradiction to that statement.

and again. if one of my friends goes on a 3-6 month tour of duty he shouldn't risk losing his house when he comes back

At the end of the day the demolishion system shouldn't exist at all. if someones spent millions on there house and then takes a break for whatever reason.

Yes, but demand is much higher than supply and people shouldn't be investing they won't be using.
It's like buying a car and living in a city with no streets, or something...
I did hear you can actually plead your case to SE if you get a letter about demolition if you're away for a long period of time for medical or military reasons. Like legit reasons with proof. I could be wrong, but a friend told me someone she knew did that.

I feel the need to put my two sense in here, as Ive been on both sides.

First things first... by not implementing an in-game system to sell houses, by making furniture that is destroyed if you try and remove it after its placed, and by not doing a better job of monitoring the people buying houses just to resell them... Square has made a pretty disgusting environment of very high demand and absolutely minimal supply. Causing frustration for everyone on both sides.

On my side... It took me three years of playing the game, saving up gil, and waiting for it to become available, and on top of all of that...I managed to get a medium house, in the same ward and area as a bunch of my friends... 12m gil....and Im with all my friends there... but Im at that point in life where I would like to take a break...Im not saying I want to quit....Just take a break so Im not playing the same game, every single day...Like I said, Ive been playing for 3 years... Thats... $432, not counting mog station items or fants of course... thats 3 years worth of the cheapest level of subscription... but now. if I take a break at all...I lose my house, and my neighborhood, likely to never ever get a chance to get it back...This would change nothing... One person would be happy, one person would be unhappy. So try and understand that viewpoint...

On the other side, I can see how its frustrating to even higher population servers, to want a house, but none are available. I think we really need a better system here and I think there are at least a dozen ways to improve it for both sides...

I just wanted to share my side here...Im at the point where I dont want to quit the game, but at the same time I feel like I am forced to sub every single month strictly to keep my house. Im not really allowed the chance for a break.

A) Make housing locked to an account, or even to a Server/Data Center
B) Increase Auto Demolition to 120 days... Or even 90 days, please
C) Implement a system of selling houses, limit the cost at which you can sell to prevent obscene prices, nothing above the min value of the land at which it can be sold by itself
D) Housing Leasing....Lets say I want to take a break for 6 months to a year... and I am estate sharing with a friend...I should be able to give that friend temporary ownership of the house, they can furnish, paint, remodel, plaque would change, basically anything I can do, even adding others to estate sharing, the house would be theirs for the year.

Please if you have other ideas, share too...Id love to have a good solid discussion with ideas about this... If we can come up with something good here then maybe we can help be a part of the solution.

If there are people who have houses who would be made angry by making apartments better - sorry but too bad for them. Wanting something to be excessively limited and a worse experience for everyone else so you can feel special is toxic.

I'd also like to point out that there are people who exploit loopholes in the FC ownership/housing system...by having non-qualified characters (level 1/no GC) buy 6-8 rank FCs with houses and have their level 1 alts they never use have the house. I wonder if that's considered cheating/exploiting a loophole though...

Those two kind of contradict each other cause you saying you don't wan to play the game game every day and want a break ok but then you jump to saying you can't take any type of break of you lose your house. It not like you have to log in everyday to be able to keep your house.

This I see a lot in housing threads, people equate having to pay a sub as not being able to take a break, which is does not. You can keep sub going an still go on break, ok maybe some view that as wasting money but if the house that important to them it still allows them to log in go in their house log back out and continue on their break. Usually more about person not wanting to pay the sub then actually wanting to take a break as said earlier in the post.

See the problem here is that I recently became unemployed, Im still making a little money but not nearly as much as I used to... so the option to pay a sub only to keep a house is money just thrown away when I cant really afford that. So I said that because its what it truly is. A break is a break, a temporary stop of the game which shouldnt involve me continuing to shovel money into it to keep something I already put lots of money, effort, and time into, to obtain. Can you imagine if you lost your relic after not playing for only 45 days? Im not saying its the exact same, but the feeling would be the same. I would just like to come up with a solution that would help both sides.

I waited a few years to be able to get my Medium house in the Mist but that was prob only because I'm on a smaller server. Couldn't imagine what it would be like to get a house on a large server

dunno if it would work or not but if you got the auto demolishion email you could sent a support ticket to them reminding them what Yoshi said. (quoted in earlier post)

the auto demolishion shouldn't exist at all really.

they could simply add a rental fee. something like ventures. buy em with gc seals or fc points. trade em to the caretaker to extend the lease on ya house. and the auto demolishion timer only starts when the lease runs out.. add a maximum of 12 months or something so people couldn't pay a 10 year lease or something like that...

this way someone taking a break could simply trade in a full stack of those items to cover the next few months while they're unsubbed...

at least that way plots belonging to people that never resub would still become vacant when there lease expired and people that wanted to take a break for a few months could do so safely.
