But seriously, good luck and all, though frankly I have to ask.... you're really leaving it awfully late to save up for a house - let alone a large one. Are you sure that it isn't just a passing impulse that has swept you up all of a sudden? It'd be a shame if it was something you only had a half-hearted interest in, at least if you're on a server that suffers from serious housing problems.
40-50 mil are the new prices for a large. i was already correct.
16-20 will be the new medium prices.
Nothing will be 20-25mil until the prices depreciate down and a lot of busy servers like mine won't even see that happen.

Aren't they increasing the number of items in houses?
I don't really like large houses for single players...they are always so empty looking.
Having a home is a huge responsibility, in the mind set of "If my family came to visit my house is it presentable?" or "If the Dev team examined houses for a contest, will it look creative and enjoyable?" "Will my garden be empty, or do I have a friend who can help me gather seeds and soil and I water every day?" "Will the house make a hot hang out spot or great screens hots for memories"
I own a small house my husband and I share, and even offer my friends to garden, but no one I know likes to garden. However my husband is an awesome water-er and I don't loose plants. Except once. He learn his lesson... (Dec. was a busy month and I lost a full crop of 8 blood peppers. And he called me at work and I screamed... but he survived because I cooled down before coming home)
Decorating is fun for sure. Least these new houses won't have Christmas trees outside during the summer... I hope.
I cannot tell you what to choose to play how you want, just keep in mind the upkeep of 3 gardens is 24 soil, is 24 hours of farming soil (if by retainer or yourself, total is 24) a week..
Friend back in start of housing, has his fc (alone, with alts) bought a big house (and small personal) and hasn't played half a year. I offered to take pictures of him and his house so that if he wanted to, make a trade to an FC who can use a large Mist plot 5 ( gorgeous house location). He wants his stuff when he comes back again, so, I try not to think of the empty plot of every single seasonal furniture out....

What's the point of making a new thread? Also it could be doable getting that amount of gils but they would have to so only that until the patch which is kinda ridiculous or they would the buy gils...
I could not mention something that most prior house buyers know but... The price of the land is the only thing listed there on the lodestone notice. There also a additional cost of the house permit.
Adding new wards 9-12 is increasing the current housing by 50%. (Let's not forget the original houses filled up quickly AND money was more scarce AND they were more expensive at the time).
Keeping in mind we are talking about 4 new wards per district with subwards: How many total large houses are we talking about? 72 total: 24 at 45mil, 24 at 47.5mil, 24 at 50mil
That assumes you'll be content living in any city, if not then, 24 total per city and only 8 of each particular style if you already picked a particular house position you like out(ie, like first class, second class, etc).
I'm not saying this to be mean. Just know what a mess you will be dealing with that day. Having enough money is half the battle. Unless your server is just DEAD then probably you will be hitting [sprint] at the gate and if you do manage to buy a house then probably you will just narrowly beat out someone else right next to you. Casually seeing that lodestone message and from that day deciding to raise the bare minimum amount of money for a large might be enough to succeed. But I'm sure there are plenty of people on your server that have been saving longer than a week. Probably more than 72 people. Also, if you can get the money in a short time, so can others! So stay focused on your goal! Eye of the tiger and be prepared! lol
One thing to keep in mind that when all those houses were recliamed on christmas day of 2015, how long before they all were repurchased? Instantly right? Sure, some houses that were reclaimed on days after that sold more slowly, but all of those houses that were up for sale at the same time on a day when people knew they'd be going for sale sold within minutes. All of them. That's what you are looking at on the 7th.

and , I know many first time buyers do not know after buying the plot, they need to pay additional 4,500,000 for the house (permit(large) - resellable on MB) itself. ^^;
Where can see what plots are available? I am on Balmung server
They adding more wards so go to the current wards to see cause it will be the same set up. Otherwise if you do manage to find a house in current ward it will looks like a gavel on the plot.

for further information, the houses on smaller servers are more expensive overall.
Or you can just open the map in a housing ward and see which ones are still unoccupied.
