Housing accessibility in 3.3

Posting this here to increase visibility, hopefully to the CM's, GM's, devs, etc.

In order for people who have never owned their own plot in FFXIV, to have the chance to purchase their first plot and house in patch 3.3 - could a temporary restriction please be put in place to stop players from buying plots if they already own housing on their account? This would prevent players from buying plots for their alts and also limit the amount of houses being flipped for profit (which supposedly is not allowed but also not policed).

Owning a house is a primary driver for a lot of people and the reason they log in to save up gil.

The restriction could be for a day, an hour, anything to allow players who have never owned their own plot to be able to do so.

If they don't want alts buying houses they need to make it so alts can access the main accounts house so they can use it as their own. Fully functional alternate accounts should have housing access as well. I'm not talking about flipping them for a profit. Selling houses shouldn't be tolerated.

To be fair, people have been penalised for 'playing real estate agent' when they have been reported. I find it kind of a joke to argue that its anything like a real estate agent since real estate agents actually sell you the land and house rather than camp on the land and demand money to move so you can buy it.

I think if it becomes a problem again you might see SE starting to take a more hard line on it as they cant just endlessly add more districts to make land available and the 'trading' of land makes housing become out of reach for a lot of players.

I'd like to ask them to add a restriction on private housing personnaly.
A lot of FC do not have a guild hall yet and can't have access to certains of the features of the game so why not make those new plots for FC first ?

I have posted this in another thread, but I have to agree with OP on this. Players who do not own atleast 1 house , should be given few days. a week, some time to purchase their house. Right now, it does not matter if you have the funds or not, aslong as one player is there first, he or she can buy it and do whatever they want with it. If this was a MMORPG where everyone could own a house, aslong as they had the funds, then this would not have been a issue, but sadly this is an issue.

Should alts be given the option to co-own the same house as their main, afcourse, but alts should not been given priority over mains. A Linkshell member of mine owns 8 houses and majority of those are just used on alts for gardening, so he can sell the items and make a profit. This is what housing is in FFXIV a way to make steady amount of Gil. The more houses you own, the more stuff you can produce, the more suff you can sell which results in more gil. So do I blame players for wanting more then one house, so they can make more gil, afcourse not. But this does not change the facts that housing as it is right now is badly implemented.

This is why I agree with OP and add my own suggestion. My suggestion to the developers is:

1. Add a restriction to amount of houses that one can buy. If a player owns a house on his/her account, they can not buy another house for the next 14 days after more houses are released. This gives players that are working, at school or at holiday the time to buy a house. After the 14 days the restriction is lifted and they can buy the houses that are for sale. If someone that did not own a house buys one then they too are hit by the 14 days CD, so they can not buy 2 houses at the same time.

2. Give the less wealthy players a chance to buy the small or a medium house, Last time alot of the cheaper houses were bought by the rich players. This should be changed. I would suggest that the non home owners should be given a priority to buy the cheaper houses. Home owners can only buy the large houses.

SE has delivered us a broken feature that requires the player to have the right amount of funds and the luck of being the first person there to buy it. If funds were the only issue then nobody would be making any fuss, but sadly the houses are not infinite, so this means some players will never own a house (even if they have the gil to buy them) and others will own more then one.

System as it is, is broken.

Bumping in the small hope an official word will be made about flipping plots and whether or not they can be restricted initially to players who don't own one on their account. Or is it just going to be another unrestricted free for all rush with players buying up plots on their alts and selling them at highly inflated prices.

I disagree. I roleplay a lot on multiple characters and have spent a lot of time leveling one of my alternate characters and saving up the gil to get him a specific medium plot. You all have the same chances and time to save up the gil and buy a plot, so just race me for it rather than kicking me out entirely just because I got a house on my main ._.

I would really like a certain secondary character of mine to have a house of his own for rp and am really looking forward to trying to grab one for him.

This would have never happened if Yoshi-P had been able to keep his promise of personal housing being cheaper and different than FC housing... (it took them from 2.x to 3.4/3.5ish to get the apartments they've been talking about...)

Pravate house should be free. Like the mog houses in Final Fantasy 11 but with a bit more space and a garden. They could even give us the option to, if you wanted, to upgrade it and have an up stairs or a basement i.e make it be bigger in size. There should be a FF estate agency. You pay them and it automatically upgrades ur House. If they had just given everyone a free house/Mog house this situation would of never happened. Only house that should be able for you to buy are FC houses. Which of course is only for people that are leaders of a Free Company.

i agree we should have options of building expansions on our houses

They should add the option that our alts can use our mains house.

It would be nice to get an official statement as to why this isn't so. Authorizing them on MogStation could be a way of doing it. It's ridiculous we can't friend our own accounts so we could allow them the opportunity our friends can have. Please allow us to let them use our own house and services there. My alt can jump to a friends house to mend but can't to my own.

I'll +1 for Alts to use your house. If you buy a house, the Alts you create should effectively own that house. A house based on an account would be nice. But that might be the problem: They have it set, coding wise, that it's owned by the player and only the player and not the account and having to redo the coding would take too long for them to do it. They might have better luck just adding more plots when the technology is available (Copy and Paste division/subdivision with the same coding saves a lot more time.)

I personally don't feel like buying my main alt a house (She's only level 43ish anyway.) But I can completely understand the requirement, especially in a roleplay situation. Problem is, the roleplay scene is a small fraction of the gamers in the game. (To my understanding. Two servers have a healthy amount of RPers but I can't see it added just for RP's sake...Just my two cents there.

And it does not bother you at all to know that some ppl won't get acces to an important part of the game (stables, gardening, aeronef) just so your alt can get his little piece of land just for rp ?
I've heard the RP community used to be the best community on a game (mature, polite, adult), sorry to tell you that mate, but that seems rather selfish to me :/

What's important to him as a player in terms of function is just as important as the designs, and needs of other players reasons to own a house.

I would say its selfish that any player wants to exclude a certain part by prevent them from being able to all fairly have a chance to buy a house for main, or alt alike.

It isn't by his choice that others can't get a house since he bought it. That is the system, but players asking for an addition to the system to exclude a whole sub-set of people is just as bad.

(I only own 1 house, and plan to keep it that way)

I understand that some players have their reasons to want a house for their alt (eg. RP), but unfortunately the unbridled house flipping that players are getting away with has ruined it.
I think there is a lot of quiet on this issue because many players have their houses already from previous ward releases, and are frothing at the mouth to dash out of the gates to pick up even more. It's just the small FC's and players who have finally made enough gil to afford housing for 3.3 that will have to compete with all those who already have housing and just want more and more. I don't think it's fair.
I don't expect SE will make an official announcement either, they are just going to turn a blind eye..as always.

First off, I want to know what RP community you had heard about, because it seems like a mythical unicorn to me. RP communities are almost always laced with unneeded drama, immaturity, entitlement, and people mistaking IC occurrences (romance, anger, etc) as an OOC fact.

I do not think the blame lie on me, but instead on SE, who should make sure that there is enough housing for everyone. If the system had not been ready to support all their players, it should not have been released. The louder and more vocal people get on the issue, the more wards will be opened hopefully and more priority will be put into housing. Even if you do disable people from buying alternate housing, there will still be thousands, if not tens of thousands, of people who are left without houses but want one. It is such a small droplet in the pond that in the end it will not be that impactful.

IF SE wants to stop house flipping, they need to really crack down on it, make an official statement, maybe even add it to the placards when you go to buy it. Get the GMs unified, not make it OK in some regions/servers but not elsewhere.

There is some positive in house flipping though, TBH, those are houses that are at least accessible in some way to people that did not make it on the initial server-opening rush. Without people selling houses, those houses would just be locked away.

Not nearly as much as knowing that an entire FC won't get access to those things plus workshop and personal rooms because someone wanted their own personal house.

If people weren't flipping houses then they would have been available for purchase. Someone who would actually USE it would have been able to buy it. There IS no positive lol.

I very much agree with this post.
It isn't so much of a "race" to see who can get plots first, it's a matter of staying up or getting up at odd hours just to buy land before the masses wake up. If they couldn't implement a system to allow first time buyers a few hours/days to grab housing, I'd like to maybe see the wards stagger release. Possibly releasing on different days or hours just so people can't camp outside plots. Raw idea though.

The multiple house dilemma is just aggravating between all the alts and FCs with more than one house. Don't mean to veer off topic, but FCs really should have a minimum member requirement. Don't allow people to make an FC with alts or paid randoms and then kick everyone so they can be the sole FC person reaping the benefits. Anywhoo, personal housing really should have been separated from FC (as was promised), and wards/plots should be based on server population, not just general game. I can't imagine how bad housing is on Blamung.

I actually want to try out the new housing, but I'm scared if I relinquish my house, I won't be able to get a place and I'll be houseless.

I personally had wish that they had gone with a route similar to how housing is done in EverQuest 2, but since their server hardware/software can't handle that amount of instancing I know that will never happen.

I would love to have a private residence for my characters (they're all on different servers, sometimes having a basic subscription is awesome... especially when you're an altoholic like me) but because of the market flipping, I know that will never happen. And, honestly, I can't think of a solution that would work to appease most folks.

They would have been bought by people who would have only been available to get on at server opening. People at work/school/sleep/etc during that time would just be out of luck then.

Ok? Thats fine. I don't have a house and thats preferable to people selling them at 3x the cost just to relinquish the plot.

Its first come first serve. I mean, theres tons of stuff you can't get IRL becuase of work/school/sleep. Saying scalping, cuz thats what this is, is beneficial is completely nuts.

The game should direct the money to the player funds and only give it to the npc to sink money if it is an empty plot that way the owners wouldn't have the excuse to say I am trying to recover my money and trying o make a profit. The game should take inconsideration the furniture's and other items inthe house to give back to the owner the Gil used to buy the house and their Gil invested.

I would rather have at least some way to get something rather than absolutely no way to get something. Something far to reach is better than something completely out of reach

Selling houses from launch isn't flipping. Flipping is buying with the intent to quickly sell it for profit. There is absolutely no benefit to flipping other than to the person doing it.

SE just really needs to have an official notice in-game that says reselling houses is illegal. The rules are unclear and some people get away with flipping or selling, while others do not. Personally, I have had a warning placed on my account literally 10 minutes after posting on Party Finder, while others have been on PF for a couple hours a day or more and numerous times a week. :confused:

I could be wrong here but I am positive that reselling housing plots for large profits will be a much bigger issue than honest alts wanting to buy another plot for their own use. So for starters, there needs to be some type of notification implemented when purchasing a plot that indicates the illegality of flipping.

They know house selling is happening outside the game as well, but they don't seem to want to allocate the resources to deal with the issue. So under the carpet it goes with everything else.
Seems like unless a forum thread gets enough support from players they just completely ignore it.

All they have to say is "No we will not tolerate house flipping, if you report it to us we will investigate and take action"
