Selling Houses Mechanic Suggestion

So I understand that people dislike the idea of flippers buying plots for the purchase of reselling them immediately for profit. However, for players who want a specific plot it seems all but impossible to get them now that the systems have changed. Would it be possible to create a less exploitable system of selling plots to those who want it? For example:

-Players have a Deed to their plot as a physical item
-This item becomes tradeable, or usable by a specific NPC 4-6 months (depending on plot size) after ownership. This prevents cheap, easy flipping.
-The NPC acts as a mediator between the two players, and the owner can sell their plot for 2-4x the plot value
-Any attempts to sell the plot through bypassing this mechanic and demanding more from the other player would be a reportable offense

Your idea is cool except for a few things:

Selling a house directly to another player ENCOURAGES flipping even after 4-6 months.
Selling a house for 2-4x the plot value ENCOURAGES flipping even if an NPC has to act as a mediator.

I think a better idea would be to ask Square Enix to think more about expanding apartments and letting us players choose different apartment sizes and amenities. Apartments are fully instanced anyway so it wouldn't be that big of a deal to let players upgrade and modify their current apartment. It would ease the strain on the housing system and make reselling less profitable as players gravitate more towards apartments.

There would be no point to normal housing and wards if you could simply expand your apartment into a mansion with all its same features and zero downsides.

Exactly! Let the RPers and whatever keep their wards and let the rest of us get a nice isolated instanced apartment mansion <3
Because there IS no point in forcing everyone into a broken system just for the purpose of keeping the system.

So much the better. Players shouldn't be blocked from having something just because X many other players also have it and an artificial limit is reached.

The point would be offering players a choice since currently they have none. Also even if they were to allow us to expand apartments into mansion. They wouldn't have all the same features and they would have downsides.

1. Lack of exterior which means no way to effectively garden. Apartment owners can't change the exterior of their apartment buildings
2. Currently no way to display retainers to sell items in an apartment. Huge disappointment for me when I found out.
3. Player choice. Currently players are locked out of buying *any* houses due to the broken lottery (as of Apr 18, 2022) and so literally no one can buy a house right now. Apartments are still very much for sale.

You're thinking too small. Open your eyes to the possibilities even if they seem unrealistic at first.
