Well the amount of housing is finite, they have a system in place wherein price deteriorates with time so I would expect the initial cost to be ridiculous so FCs have an advantage over the player with 100m saved up. Also, housing in this game doesn't by any means cater to the new adventurer, unfortunately.

Thats how it was with the new wards over a year ago. Ppl paid 65m for a large when new wards dropped. It did lower over time.

And there's a lot more gil in circulation than over a year ago. Prices should go up in accordance.

Worrying about housing for new players isn't a good practice with how limited housing in general is. That'd be akin to worrying about new players being able to successfully clear Extreme or Savage mode fights right out of the gate lol. Housing is one form of non-combat endgame here, just as Glamour can be.

For all we know though, the adjustments could be referring to any server population shifts (i.e. formerly low pop ones now needing to pay fees that high pop servers have and vice versa). Unlikely, but it'd fit the currently vague statement.

I get the feeling the majority of the new money does not actually circulate, but rather goes from battle classes to crafting classes and then stays there. There are people approaching the gil cap, that money does "not" circulate and that money definitely came from other players primarily. With people hoarding gil like that it effectively fights inflation for everyone else and makes further or bigger gil sinks pointless - the money is already effectively taken out of the system since it does not circulate anymore.

So yeah, I don't see the point.

All it would take to make that impossible is to add in a random delay after a house plot is released before it goes back up for sale. It's already impossible to directly sell a house or plot itself to another player. Players "selling" them are really just selling the timing of when the plot will be relinquished. Make that timing useless as a predictor of when the plot will be available again, and nobody will pay for it. Once nobody's paying for it, nobody will have an incentive to hoard them for resale.

Honestly this game needs a good gil sink, I don't mean buying materia off the market board or anything like that, but an actual system where it gets gil out of the system reliably to keep the inflation down.

While I agree with this, I don't think House prices are a good place for it, mainly because they're a one-time cost and not an ongoing one, and because only a minority of players will (or even can) take part in it.

The only gil-sink on the Market Board is the MB fees that get deducted between the amount the purchaser pays and the amount the seller receives. Increasing those fees could be better as a gil-sink than increasing the cost of housing plots. It's a steady continuous stream and one that automatically adjusts to the server's economy. A continuous stream of a gil sink beats a huge one-time purchase as a gil sink.

It seems like the outrageously high cost of housing has more to do with artificially lowering demand for it to come closer to the woefully limited supply, rather than being a real attempt to provide an inflation-blocking gil sink.
