You say that but when when the next expansion releases and there's a new population boom, suddenly housing becomes a problem again.
If we're going to lay out any rules here, let's at least be consistent about them.

There are still 4 more servers incoming on the NA side of things which will bring in another load of houses on top of the ward expansions coming soon across all servers. Aren't JP and EU supposed to get new servers too? (My memory is a bit rusty on where we are exactly with the full server expansions they had planned.)
My view still stands though on if people don't want to move to where houses are readily available and want to punish those that did move and are taking plots that are sitting abandoned (especially in the case of Materia), that's a them problem.
Can wait, continue to be mad and post threads like this and hope for a change or do something that's actually possible now and go get a house on a server where there aren't enough people to buy them. If loyalty to an FC or being afraid to be far from friends is holding you back (especially if cross-DC is a thing in your region) consider how much you actually need/want a house.
As far as things stand now, they did what they could to prevent it and even with more restrictions put in place (# of active members, taxes, etc.) they can still easily be circumvented. Instanced housing would be the only legitimate solution but it's pretty obvious by now that they don't have an interest in pushing that out to people aside from Island Sanctuary.
Its planned for EU to add a whole new DC. If they are going the same route with 8 worlds on it we're looking into at least 72.000 new houses (incl. the 6 new wards with 6.3 / excl. any potential new districts) from 2023 onwards. Even if the supply will be met some day we will see the usual complains didnt got a Med or Large, didnt got the district i wanted blah blah blah.
You know, I'm beginning to get a bit suspicious that you might be a house hoarder yourself considering how you deflected that.
I moved to Dynamis for my house, and I think it's reasonable to ask people to move servers if they want a better chance at getting one. This doesn't change the fact that we cannot and should not allow people to run around hoarding houses. The supply isn't infinite. The issues that plague other servers can happen to new ones.
Can make assumptions however you want, you don't know me and I don't know you. Thankfully the opinions of others don't really bother me anymore.
Never called it infinite, just that there are options available currently and people can move to get one rather than create threads complaining about people buying up houses that people aren't buying otherwise. It just comes off as white knighting for people that aren't there in the first place to buy the houses. If every server in NA was completely dry on FC houses, it would be a bigger issue in my eyes.
Out of the 28 servers in NA, only 6 have 0 FCs houses available (via Paissa Housing) so the issue isn't even plaguing half of the NA servers where people are completely unable to buy an FC. Privates are an entirely different story but there are plenty of FCs to go around if people truly want one. If action should be taken in regards to this then target the servers where they are fully unable to buy one and remove from there since that is an actual problem that should be addressed.
I can drag out stats for EU, OCE and JP if you really want me to as well or can just look for yourself.
Really, people are complaining about a problem that doesn't exist. I just decided to look into it, and there are *six* servers that has 0 FC plots left. And SE is adding a bunch of new wards soon, so even for the one server that has this problem, a solution is already happening.
And since its not a problem, then more power to the people that spend all the time and gil it takes to accomplish something like this.
When it comes to accounts owning FCs, can I have a personal on my main and an FC as well... and can I make an alt and have him create an FC (with other signatories) and also have a second FC house on the same service account?
I'm asking because if this guy/girl that has all of these FC plots - are they paying for just a few accounts or are they paying for 30?
You can only have 1 personal per account, 1 FC per character
All these people demanding rent on top of already having to pay for sub in order to "keep" one's house is why im glad none of you are in charge. Holy ********
You know, I never bothered looking into the specifics of plot ownership. But 1 FC per character seems like a big mistake on SE's part. Personally, I don't understand the point of having multiple alts on the same service account - aside from buying up an entire ward.
Alts are fun... they're like real people all different.
With housing the issue is transferring leadership when it comes to Free Companies. Now you need to wait 30 days before you can transfer it unless of course one buys a FC and then deletes that character where the ownership is automatically transferred to whoever is in the FC randomly. If there is only one person in addition to the leader then that person gets the leadership which could be an alt or a FC house buyer.
Pretty clear the intent is one FC per server per account but that obviously isn't what happens in reality for those willing to abuse the intent.
Yes but the intent isn't one FC per character it's one FC per server per account.
There are a lot of reasons for having multiple alts, none of which have to do with buying more houses.
Now to get an entire ward... that requires multiple services accounts and not just multiple alts. Now to me that's crazy.
I agree that one FC per character is a mistake, but that's what SE has chosen to do. They're the ones who have to account to players for lack of house access if they get too many players buying up multiple houses using FCs.
Might be the intent but they specifically left the ability to have one per character in place by their own wording.
No, what they need to do is admit that the ward system comes with too many problems and switch to a fully instanced housing system similar to those used in ESO and RIFT. Then it doesn't matter who has what or how many.
This keeps getting suggested without people realizing it only impacts players with less gil. That FC who barely scrounged together 20M for their Medium may lose it. Meanwhile, someone like myself who has well over 300M wouldn't even blink. SE couldn't make a rental "tax" that would impact someone like me without it being extremely draconian to other players.
Now I'm just your average crafter who's happened to play for a long time. People with shell FCs typically have several times my gil count. Especially because FC workshops practically print money.
Again, that is why it is suggested that players who only own 1 personal and 1 FC house per world will get exempted from the housing tax. In the scenario you describe, the FC which scrounge up 20 million for their medium and you yourself will pay ZERO tax if that's the only property you own as intended by by SE's limit. I quote as per SE wording "
You may only purchase and maintain one private plot and one free company plot per World per service account".
Anyone who circumvents the limit by exploiting loopholes and owns more than 1 FC house per world will then get taxed on each additional house above the limit. The tax should be substantial enough, say 50% of original plot value per month such that it discourages such hoardong behavior. Any existing multi owners will get the chance to relinquish their excess houses for full value up to a certain deadline or pay the monthly tax if they are still keen on keeping their the excess plots.
One last suggest to add is to nerf sub income such that you can't rely on it to maintain the house with additional housing tax. This would also have a positive impact on controlling gil inflation. Trust me, you do not want that as I've seen the damage massive inflation has caused to other MMO economy. (Check out SWTOR market economy if you are curious)
SE did. But sadly they should go back and patch it, So after day X the 1st house you enter you keep. All other homes go up for auction.
No, just ... no.
These people already have so much money that even if you triple the suggested amount it wouldn't put a dent on their wallet. Also you probably doesn't own a house and dont know, but once fully set up (can take about a month) the house itself will make more than 1mil per "week". Your suggestion is a great way if the goal is to make sure no casual players will even be able to afford it, giving the rich players even more exclusive access.
This is like when someone think a casual policy targeting the rich will solve the problem. But reality is the rich will have enough resource to shrug it off or even get around it altogether, so it's the poorer people that the policy supposed to protect is the one getting hammed.
Rent? that gets a hard 'No' from me.
If it was gil it would encourage RMT, it won't affect rich players and anyone with multiple FCs on their account will be generating enough gil from their workshops to cover it hundreds of times over.
FC credits sounds better, but again botting dungeons would generate enough of these to keep multiple houses while small to medium size FCs would really struggle, especially if several people took a break at the same time.
Housing is the one system in this game that frustrates me. It's never worked 'as intended' with happy, bustling neighbourhoods. The ward system puts severe limits on outdoor items, most FCs want larger houses but they're very few in number and access to a workshop is gated behind house ownership, locking many FCs out of the content.
I supported the timer when it was proposed and I came to regret it. Let's not propose yet another band-aid that's only going to cause more problems down the line.
Housing is a system that is viable for all expansions and should provide fun for both private individuals and FCs, yet what we have is poorly planned and riddled with issues. I'd like the devs to stop slapping on band-aids, take a proper look at what players want from housing and give it a thorough overhaul, because it desperatey needs one.
Step 1: make a seperate section in the eula that makes it clear that ward takeovers are NOT allowed.
This way such behaviour can be punished. It wont affect grandfathered houses (unless that was a ward takeover, most grandfathered houses arent)
Even if they then would still do one using 30 accounts, its 30 accounts that are paying. And if they are only paying for that house... i would say thats cheap income for SE. It will in this case be relatively easy to handle the accounts that have multiple FCs with multiple houses for this purpose. As in the end, detecting such abuse is plain easy when you can just check the number of houses players have. 8 shell FCs on 1 account with each a house is simply just a red flag, and on that can you can easily decide to remove all houses.
The first step is to always make sure that whoever wants to exploit the system cant. Either by rules so you can punish afterward, or by simply not making it possible entirely (which can be very hard in the current system)
What's this? The ultra rich buying up all the houses so the average person can't in order to jack up their value in the future? This game's housing truly is realistic!
Because you're statement is completely false : "FCs haven't been able to purchase plots beyond ward 9 for months now" - flat out, completely wrong. The new EU servers were released as 12 personal 12 FC, and are still that way. It has NOT been months, FCs can still buy on EU servers wards 1-12.
How about you educate us? I have characters on most DC's including Chaos and Light and you're talking through your hat. I have friends on Raiden and the server splits were all the same Eorzea wide when it comes to FC/Private allocations. That is pretty much how SE operates they don't treat different data centers or servers differently.
Prove it... give us a link.
Ignorance is bliss. Your choice to stay there or not. https://na.finalfantasyxiv.com/lodes...f95711113334b8
I don't need to waste my time. I live there I know the splits. You are making claims that are untrue. Those server splits apply to all regions.
Edit: It does appear that server splits are in fact different for Raiden and Alpha. I haven't checked on Chaos but it does appear to be the case on Light.
They did make changes to prevent this from happening.
No, they made changes to make it harder for flippers (whether gil or RMT) to sell houses.
The changes made have 2 specific provisions to allow multiple house ownership:
1)It's one personal house per world, not per service account. Want a second personal house? Move an alt or create a new one on a different world.
2)For FCs, it's one FC house per world when "owned by buyer". In other words, if none of your characters made the actual purchase of your FC's house, you're free to start up/join another FC and purchase a house for that FC. Once that is done, remove the character that made the plot purchase from the FC and you can then buy another FC house with a character on the same world and service account. Repeat until you hit the character limit per world (8). Do the same thing on other worlds - we're allowed 40 character per service account with a standard subscription and 8 per service account with an entry subscription. Players with lots of disposal income have no problem acquiring the additional service accounts to get even more houses. They aren't doing anything wrong by the game rules - the game rules specifically allow for it.
Should SE have done that? Many of us would say no but they did and so multiple house owners get to compete against those trying to obtain their first house. Only lottery RNG stands in their way.
