Instanced housing is irrelevant in FF14 if the instance cap gets hit when only a fraction of the total playerbase even has a house, could you imagine how ridiculously hard it'd be to enter your house if the entire playerbase had a house with only enough instances to handle like, <2% of them? I actually wouldn't be surprised if this error message begins popping up more often come Ishgard, unless they can do small scale modularity for the number of instances that can be open.

In fact, Yoshida himself has stated they could generate an infinite number of apartments on demand if necessary. Unlike other instanced areas like Inn Rooms, Company Barracks and etc, apartments are fully customizable. There's little reason to believe they can't implement a similar system with housing. What likely causes the congested error is the wards having to maintain everything for every character all in perpetuity whereas apartments don't. They only exist if someone is inside them, and only that client has to load all the data. Simply put, they're similar to our characters. Your alt doesn't exist unless you actually log into them.

Why they don't want to do instanced housing is likely due to the sunken cost fallacy. They've already invested a significant amount of time, money and resources into the ward system and don't want to either scrap it entirely or split resources into something else. Not to mention, houses ensure players will maintain their sub as getting one is nearly impossible. And finally, I wouldn't rule out sheer stubbornness. The dev team is notorious for hanging onto ideas despite vocal criticism. Just look at jobs like Monk, White Mage and Dark Knight. Hell, the healer design as a whole has been extremely divisive but they refuse to budge. Yoshida has expressed his preference for a more socialized housing feel even if his vision doesn't actually exist.

It really must be a server or coding issue at this point, because as others have said, games as far back as Lord of the Rings Online in 2007 have had progressive instanced housing where new wards automatically come into existence when required. I hope SE invests some of their record profits into some serious back-end overhauls for FFXIV going forward.

But even in that game they ran into issues where they couldn't add more when the population got too high.

I still think an elegant solution is to expand on apartments and add in the gil sink that 14 needs (the mounts are.. okay).

Apartments are they are now:
Buying your apartment would give you exactly what we have currently. You'd have one room, 100 item slots, and it will never disappear due to inactivity.

Upgrading your apartment with "rent":
For a monthly fee of gil you may increase the size and item slot allowance. These can be done in brackets as SE's servers can handle i.e. studio, loft, condo, etc. Because apartments are interiors, they are only loaded when a character enters them. Unlike wards which need to be loaded in at all times (this is why housing is so taxing on the servers. It's the yards.)

What if you miss a payment?:
Talking to the Housing Caretaker, you would have the option of entering the apartment as the standard room with all furniture being shuttled into storage, or you can pay the monthly "rent" when able to return to its upgraded state. You wouldn't be able to enter the apartment until one of these options are chosen.


We don't need SE to build a whole new system to satisfy the housing needs of the community. They just need to expand upon what we already have, and since we have spent the last few expansions giving the ward system attention it is only reasonable that they give apartments a good looking into.

People don't really like apartments that much just like how FC rooms aren't really too popular either. People want houses for their newly formed FC, to have parties, privacy. The fact is your perception of the game changes immediately once you get a house, your subscription is the mortgage. They know this trap is real and why there is major incentive to keep chiseling more housing in the game.

You can argue with more housing there would be more FCs and diversity in the game. It'd be healthier because we all know there are people who won't leave FC because their friends might have an FC that's homeless. A lot of things can improve for people overnight with more housing. So I've never been against more housing, just against instant housing which I said previously they don't agree that's the way to go. It's better to just put more resources into building more wards and more city housing like Ishgard. It's hard at the same time as it does require more resources but the results have been there for years, people want it.

But what would be wrong with instanced FC housing? An instance can be made to have a courtyard, a view, a whole map, an interior, an exterior, all sorts of things. It doesn't have to be just like an apartment or FC room which are fairly bad.

That we're aware of. Apartments might just have a higher ration of available instances because of a higher expected average number of users and we just haven't seen the cap yet. Hence why I mentioned they might have small scale modularity based on average users of housing/apartments given in any month, and the server divies them up accordingly.

Of course they can generate infinite numbers of stuff. Adding another ward for more houses & apartments is just a single instance, non-existent for the servers in the grand scheme of things. But just because they can generate more houses/apartments infinitely, doesn't mean the server can handle everyone going into them at the same time, as the housing instance caps proves. Similar to how they can generate extra inventory space for people who are willing to pay $ because only a small fraction will actually own that extra inventory space, but they know full well giving it to everyone would cause major complications on the backend.

That's exactly the same way houses work. The only thing persistently loaded with wards is the ward itself; the inside of houses aren't loaded until you go into them either. That's why you get kicked out if you log out inside a house, since the instance closes the nanosecond no one's inside. If the congested error can happen with houses, it can theoretically happen with apartments. It's just more likely as I said above, they have small scale modularity on the backend that divies up available instances based on average expected player use, with an average higher divy in favor of apartments due to the sheer number of them.

Considering the code for the ward system is fully complete and at this point adding more wards/apartments is likely as trivial as editing some internal tables and changing the ward HUD a bit, there's no more resources being thrown into it dev wise anymore. While sunken cost fallacy is 100% part of it, I doubt its the primary reason. Considering my own times working on server scaling projects, I'm very convinced its a technical issue in the backend. Whether some foundation coding limitation, or the lack of hardware to support an infinitely scaling system.

I don't think you understand what's possible with instanced housing. Here's a fairly recent housing build created in RIFT:

That's instanced housing. You buy a Dimension Key, which opens up a copy of a location in the game world with landscaping/furnishing decoration removed. You then add housing items of your choice to the Dimension to build what you want. That player chose to add a replica of a famous Frank Lloyd Wright house to their Dimension. Another player might have chosen to create a military fortress or a park or a gladiator arena.

One player owning a specific Dimension does not limit how many other players can own that same Dimension if they want it and put in the effort to obtain the Dimension Key.

There is no demolition with instanced housing. I hadn't played RIFT in about 4 years when I revisited the game last fall waiting for Endwalker's release. All my Dimensions (13 across 5 characters though I could have had more if I wanted) were still intact. My revised replica of Stormwind's Park District built on top of an island with a lighthouse was still there. My park with water slide built in what is a busy city trade district in the game world was still there. My small village with trading harbor built in what is a desert prison in the game world was still there.

Compare that to this game where not everyone can get a house plot let alone everyone get the same house plot. Where if you take a break for just 45 days instead of 4 years, you come back to nothing.

We don't need more wards. What we need is a good instanced housing system where every player can buy the location they want without locking out another player from owning the same location.

If it was a problem, we'd be frequently seeing that error message occurring when trying to enter housing.

We're also never going to hit a point where everyone is trying to enter their own house at the same time because this isn't a housing focused game. The majority of players will always be doing content in other zones or other instanced duties. There's probably far more players going through instanced solo duties at a given moment than are sitting inside their house or apartment.

That ESO housing looks pretty spiffy! Quite a lot of variety.

Great Community By The Way.

What's confusing to me is it's not like anything I've seen in public housing areas in this game so far is terribly impressive. It seems they had to sacrifice so much to allow for the non-instanced housing wards that you just end up with a tiny plot. Oh yay, a non-instanced bench and a tree. So I'm not sure where the trade off went. The inside of the houses is still instanced, even...

I brought up NW because it's not a game you want to end up falling short towards, especially given its infamously buggy backend. :P Even with the tax system, it still at least doesn't do anything with your house if you need to take a break and the taxes don't accumulate, because everyone can get a house. It even can show houses to the public! It accomplishes this by doing a housing score. You can do something similar if you really want your publicly visible different houses in a neighborhood.

Rift's housing has been lauded from the beginning, on the other hand, but yeah.

I don't know, I must be the only one who's not a fan of Rift's system. It's not an housing system per se, it's a dimensions system. It's not a "grab an house and decorate it" it's more of a: here's an instance, start building from scratch.
As beautiful as it is, and I've seen the crazy stuff people can do with it, build entire towns too, it's something different altogether. And personally I had multiple dimensions in Rift and I never did anything with any of them. Sure, there are some dimensions that alraedy have stuff in them, but it's either a small bilding, and not necesssarily an house, an the rest wild, or a bunch of buidilngs, or something like a hall or a castle. None of that feels "home". It's imho more of the Minecraft feel.
EQ2 (and I think EQ?) did the same and even before, and there too I never felt the urge of decorating.

I think TESO system or Wildstar system, heck even Elyon's, might come closer to the instanced house feel. If they'd ever do that (but remember, spaghetti code...) though, I'd hope they'd give people the choice between instanced and not. Cause for me the village feel of non-instanced houses ia huge part in housing in this game, and I'd never want to lose that, and I'm sure it's the same for many.

Instanced housing would be amazing. It's a shame that large parts of the game are gated behind things like botting or farming enough gil to buy a house at high prices. Even with the current system, they can add more wards and areas like Ishgard but they're just going to get bought up almost immediately and leave everyone at exactly the same place they were before.

It would be nice if they could do something about people owning multiple houses on one account through multiple characters or an FC house if they're going to keep the current system though.

You literally can only have 1 house per account, no matter the number of characters, unless you mean apartments.
The people who have multiple houses either did it when it was still allowed, or did it on multiple accounts...or yeah, the fcs thing I guess.

tl;dw: Apartments with a basement and 2nd floor. FC housing that lets you make portals to outdoor areas like courtyards. Relic gear/weapons can be displayed as housing items if you are not using them. Most flooring and partitions can be scaled to make hallways in your house. I hate EQ2 for many, MANY reasons (No Daybreak, i'm not giving you money to let me equip my gear) but the housing system on that game is so strong I occasionally get an itch to make a f2p account on that game.

Incorrect, back in the stone age there was no limit, and anyone with more than one house when the limit was added got to be grandfathered in and keep them. I would like to see them lose all but one on principle...but in the end it wouldn't even be a drop in the ocean to fixing the problem.

Which is why I said "when it was allowed". I said nothing incorrect. Either they're of people who got them when it was allowed, or the other options I said.
And they've said multiple times they're not touchign the grandfathered houses so...

I have to assume at least a majority of the grandfathered plots fell over. What is eating a lot of space at the moment are puppet FC homes, now time will tell if the changes to housing will do anything about this.

Instanced housing would be nice. They already have a start with apartments; they just need to make it so you can upgrade the size of the apartment to the interiors for medium and large houses, and add some kind of outdoor area.

Also, if they made it so that free companies could access workshops outside of housing (like at your grand company or something) that would probably free up some plots.

I feel like Island Sanctuary's are basically instanced housing, and a far far more extensive system than the current one. You're supposed to be able to place buildings, and customize your island.

I've got a feeling this isn't going to be the case, at least at first, as much as I want it to be. If they don't take full advantage of this opportunity to make instanced housing, then shame on them. Until they come out and specify what they'll be and what they won't, Expect the Worst But Hope for the Best is my mantra. Let the current wards be the homes for the urban elite with the Island Sanctuaries be for we suburban and rural plebs.

I'm basing what I said off what they said recently in an interview about Island Sanctuaries though, and everything about it sounds like a new instanced housing system, though due to it being instanced they can do a lot more with it than they can with the current housing system but also divorces it further from the rest of the game than current housing does. I don't think they can solve the housing issues with the current system and I think the current system will still be relevant due to a lot of people not wanting to maintain an IS, though it may free up houses in the current system a bit as people who want a more involved system would probably migrate to IS.

Weirdly I hate instanced housing to be brutally honest. I liked the old way they did it in games like "Star Wars Galaxies" where houses were persistent parts of the world and everyone travelling around could see your house, and what's more that's also where you put the trade vendors, so anyone wanting to buy from other players with get to walk into player run shops and see all their cool decor. That said I do understand why that system (which was also present in Ultima Online) no longer exists today, both from the perspective of not being able to create enough land for everyone, and from the perspective of things like lag.

The thing is with the instanced housing most games use there is typically little point to it, it can be fun to decorate, but at the end of the day nobody really takes time away from the game to randomly check out people's houses. It typically winds up becoming a neglected feature, you might have fun making a nice space, but in the end typically you are the only one to see it unless your a guild leader who holds meetings there, or someone who does a lot of ERP. In the case of ERP I've found people who are into that in RPG environments have been gravitating more towards things like "Conan Exiles" where they can run mods and stuff specifically designed for it. As someone who spent a lot of time searching for good private servers with decent populations I can say with authority that it's actually difficult to find one that doesn't cater to ERP... it's all a matter of degree. I don't mind ERP even though it's not a big thing for me, so I was able to find some good servers of course.... the point here mostly being that it seems that places like that are where one of the big subsets of players who would actually use instanced housing as a major part of the game are actually going.

At any rate, I guess my point is that if you want the community experience your about 18 years too late, it doesn't surprise me that FF XIV's housing is lacking in that department. My advice would be to play an MMO for the MMO content, and if your looking for a more "neighborhood" type experience look towards survival games with private servers where the housing you build is out there in a shared world. I can actually refer you to a couple of decent servers that aren't too ERP themed (though it does exist of course).

I have a sneaking suspicion Island Sanctuaries are going to be a lot more like Garrisons from WoD. I would be delighted if they were not, but I do not believe they are going to be all that.

Naw, I played Ultima Online with this system and it was brutal. It completely killed the open world, and destroyed a lot of spawns. They had to make all new maps anti-house because there was nothing left of the old world except for a sea of garrishly built cubes.

As someone not familiar with WoW, what do the Garrisons offer? :X

They were the one stop shop for all resources the expansion had to offer. You upgraded buildings to your needs: Tannery for leather working, a garden for alchemy and herbalism, and basically made having to level certain professions completely redundant due to the buildings making everything for you.

You also had a mission board, could collect companions, your "minions" would roam around your garrison and you had access to special pet battling events there. It was thought to be instanced housing when announced, but now it is remembered as being an incredibly effective source of gold but not much else.

1. Add instanced housing so EVERYONE can obtain a house if they want one. Make small, medium and large layouts buyable.
2. Allow people to then transfer those instanced houses to plots when they become available.
Easy solution to fix both sides of the problem. Not everyone that has/wants a house even cares about it being part of a neighborhood. Some people just want to decorate and have a place to do so. Most wards are dead of activity anyways so it's a moot point at best. If that's truely the reason the developers are holding back then this would fix a huge majority of the problems while retaining the dead neighborhood aspect that's currently there.

I've said it elsewhere so I may as well say it here too.

Outdoor landscaping is my favorite thing about housing, but I would gladly give up the option via a Ward house if I could get an apartment with the same floor plan as a house and use the Island Sanctuary for non-enterable buildings and outdoor landscaping. One place to do interior decorating and another to make a killer yard to hang out it in would work just fine for me.

With how popular the game has become over last what...six months to a year? And the massive exodus of WoW players to here, the devs are going to have to do something. I know that a lot of people have stated that Sanctuaries are not going to be instanced housing, but the demand for housing has grown significantly while the supply for them has gone from bad to worse. And instead of fixing the issue which would be said instanced housing, they keep throwing on these band-aid fixes, causing them to fall behind severely on this issue.

Apartments were meant to be and could have been an ample solution, but they're so many limitations on what players can do with them, that people really don't care for them. One solution for at least apartments could be somewhere along the lines of giving players the option of purchasing different sized apartments, much like the normal houses are, and maybe even adding a patio so that people who can't really afford actual houses can use those outdoor furnishings as well.

It shouldn't be this hard, games that came our 10-15 years ago have solved this issue and it's pretty bad to keep a large chunk of content entirely out of reach of the general playerbase like this.

Understand something, there is no such thing as "literally cannot do this" when it comes to an MMO since your dealing with a video game and they can code whatever they want, and go back and change and expand old code.

Typically if they say they cannot do something, what they are doing is lying, and are basically saying they think it would take too much effort as it might require substantial alterations to the game's basic structure and architecture. It also also be a case where there is old code involved that nobody wants to try and figure out because the people who originally made it left the company and now work somewhere else. I have seen entire game sub-systems removed from MMOs because of old code like that, the most damning examples being with Cryptic Studios (Neverwinter, Champions Online, Star Trek Online) who removed their entire foundry/player created content system due to losing the people who made it, and not wanting to take the time to figure it out. They also never finished and outright removed the exploration system from Star Trek Online for similar reasons.... This despite being a company that even after all this time has a community that will drop $30 on a space ship and $200 on an extended package of cosmetic items.

At any rate my guess would be that they don't think adding the individual housing to the game is worth the investment of manpower and finances given that other games have demonstrated it mostly doesn't get used. ESO, RIFT, SWTOR, etc.. all have extensive instanced housing that they invested a lot in and most players do nothing with it except maybe decorate a house or three and otherwise forget it exists. Except for perhaps guild events, few people visit each other's houses. The few players who DO trend to use the housing systems tend to be RPers and ERPers and they are a small minority within the communities. Saying "we can't do it" is a lie to keep the peace probably due to the fact that saying "it's not worth it, given how little use it will see" could be seen as saying "the people who would use it are not worth it" and offend some people.

I hate living in a neighborhood. The only players I see are the same 2 people crafting in front of the market board. I think there should be an option to have both neighborhood and instanced housing to appease both crowds. although due to the way that enix engine is set up it's likely a hassle to deal with but it can be done.

I'd rather be surrounded by trees / mountains and natural landscape of an instance and not have to deal with 2 eyesore neighbor houses/yards. I miss Wildstar housing and decoration.
I don't think that instanced housing will be a thing in this game just like the lackluster character creator that looks more like it came from 2004 and not 2010 and we are to suffer with what we have + limited housing ugly neighbor houses that don't match the theme of the map, and bots winning the lottery when it's implemented, and be stuck with probably one of the worst housing decoration systems in any MMO.
