The ward system, with a few exceptions, will never be social places as the design doesn't allow it. If you compare the number houses per ward it guarantees that most of the time those visiting their house will be in a different ward. Adding more wards only exacerbates the situation. The only way to increase social activity is to direct all players into common areas that are independent of wards.
The BEST plot is the one you own :)
This. You'll always have a chance to see your neighbours at the MB, provided they're around - and for the most part yards are set away from each other in ways you can't just hang out anyway. You want 'seclusion' for views and pictures. Sure, not everybody wants that, but given that the focus on housing tends to be on making it picture-perfect, it makes a kind of sense that people want a location that can be picture-perfect. And while I fault no one for having Paissa or Moogle or Chocobo or whatever walls, they don't usually figure into my photo choices.

Anything beachside is good in The Mist for me. 19-21 or 49-51. Was so glad I was able to nab one for myself.
I'm a little biased because it is also my plot, but my favourite plot is 21/51 in Mist, it's right on the beach and still far enough away from the MB that I don't notice any traffic :) absolutely adore my spot <3
My favourite plots are plots on a high position like a hilltop with a view of the sea & sunset, therefore Shirogane plot 16/46 or Mist 15/45 are my favourite.
I never cared about things like “privacy” or “size” cause... I just buy the whole corner around a large (with gf or friends)
When you actually own the area aetheryte and MB you don’t care about problems like that
Lavender Bed We have 31 and 33 (our personal houses)
Shirogane We have 58, 59 and 60 (personal FC house and friends)

I have plot 36 in Mist and I kinda feel like it's the best plot there. Medium, MB super close, facing the water, close to vendors, easy to reach the roof... and unlike the main plot (6), the sun sets over the water directly out the front. Love it!
Ooooohhh. Mist #6/36 is a nice one! That plot has eluded me for too long....I must get it soon.....
I love, love, LOVE my plot 45 in Shirogane subdivision. Great view of the sunsets, as long as the beachfront people don't build a Kugane walled house there. I had this plot in my crosshairs since we could preview it. If any of y'all come to Balmung, y'all welcome to come check it out! Ward 16, plot 45 in Shiro! :3 Doors are always open and welcoming!

I really liked my little small in Shirogane 14/44, MB literally in the front yard. However it sucks if your neighbors decide to put up giant hideous chocobo houses right next to you..
Ended up relocating to Lavender beds and couldn't be happier. I have plot 23/53, and my FC owns plot 28/58 in the same ward. Most of my close friends were able to move in to the nearby houses as well. It's such a cute little neighborhood <3
Doah, Luka! Sorru about your shiro being over run with wild Chocos! Haha I've had that happen to me. My wonderful mist med had a nice ocean view, then a Carby house was build in front of it, blocking the view. Then another Carby house to my left, then a Choco small to the front right, then a Choco mansion. Once the piassa small to across from me spawned, I had to demolish that mist and move away . It gave me a headache lol
I like 24/54 in the Goblet. It has a market board right in front of it and a nice view of the canyon. I happened to see 54 open by chance and decided to relocate there. Happy with my decision.
24/54 Goblet is a nice one! My first cottage was in goblet 23/53, and I was always kinda jelly of my neighbor in 24/54 because of that MB location. :)
I was able to acquire plot 21 (well 51 in a subdivision) in Mist a while back. While at first I was a little envious of plot 19 being so close to the market board, I have come to love my plot more due to it being a bit more private. I only have one neighbor and my yard is enclosed by the nearby cliff wall. I think the view from my front lawn is better than at 19 too. So I sacrifice a little convenience for a better view and more privacy.
The biggest thing that matters to me is the view from my front door. Other houses obstructing my view or the house being oriented so that it faces another house or some other obstruction is kind of a turn off to me. Having easy access to an MB is a big plus and while I am not as close to it as 19, I'm not overly burdened being at plot 21. I <3 my beachfront property!

If I were ever willing to move to a medium, I'd ideally take plot 6 in Mist. It has the best view of any medium in Mist.
Ooooo mist 21 is a nice one. I had that briefly before 4.2, but when I saw a mist 30 open, I HAD to relocate. I do miss 21 though. And you are right #6 mist is amazing . It went pretty quick on 4.2, but oddly enough came up for auto demo recently. If only I had another alt that was grandfathered haha. Oh well.....
I like 19 the best out of the 3 small beachside smalls. Mist 6 is great, used to have that too. Need to get it back in my collection, but trying to focus on upgrading more of my plots to mansions.

I just bought a medium that opened at Mist 37... almost got a 30, but didn't have the cash then and it was gone the next day. However, I noticed that even 37, which isn't prime real estate (considered 5th class) is pretty good. Market Board directly behind the house a few steps up the hill and a straight shot to the pier. Mist definitely has the beat mediums.
Maybe when I save up enough, I'll try relocating to Shirogane next time they add more wards.
In general I will say that the most important thing to look out for when picking a house plot is making sure that when looking out the front of your house that the view isn't spoiled by other nearby houses. This is important in my opinion since if someone new moves into the house directly opposite yours and puts up Paissa walls it can be distracting to say the least and may make you feel like changing locations which is always a shame.
These are my favorite plots for each housing location:
Mist:
In my opinion has the best large plots in the game for sure. Any of these large plots is something to brag about since all of them are stunning.
L - #5 - Really sweet beach view and really close by to a MB.
L - #15 - The view of the Mist plots from the top of the hill really is something else. Close by to a MB.
M - #6 - Lovely beach view and no other houses blocking the view from the front of your house. Extremely close to a MB. Would probably rate this my 3rd most wanted plot.
S - #19, 20 & 21 - Beach front trio, any of these 3 plots is amazing with a special mention to 19 being closest to a MB. No other houses blocking the view. The housing NPC vendors are close by and the MB is very close by.
Lavender Beds:
My favorite housing area. Really love the green grassy hill sides and water falls all around. My favorite plots below:
L - #3 - Don't really like the large houses in Lavender Beds but #3 would be my vote since it is isolated and close by to a MB and apartments. #28 would have been my choice for best large plot if not for #29 blocking the waterfall view somewhat.
M - #11 - This is my house finally! The view of the water falls from the left and right side is amazing. Lovely garden path leading up to the house. MB close by and lots of potential neighbors to chat with (lots of small plots close by). No houses blocking the view in front of the plot. Just a relaxing slow river of water.
M - #16 - Another amazing medium. A toss between #11 and #16 for best medium in the Beds but #11 is ahead due to its slightly better location. Great water fall views from the front of the plot. Close to MB (right in front of house). Very close to the ward entrance and the festival setups.
S - #17 - The view from the front door is great as there is a waterfall view the moment you look straight ahead which is always a good thing IMO. Close to the ward entrance and MB right in front of house for convenience. No houses blocking view out front.
S - #9 - The view of the waterfall behind the house is amazing be sure to check it out! Lots of neighbor small plots nearby to chat with and close by to MB.
S - #29 - Probably one of the best small plots in the game to most people for the view. The waterfall view behind the house is stunning. It is semi-close to a MB and very isolated but I found #17 to be more to my liking.
Goblet:
Any of the houses in the Brimming hearts are particularly note worthy. Really love the changes that were made to the BH. Best plot choices below:
L - #13 - A nice view of the waterfalls. Spectacular view of the brimming heart which is also why i like the apartments in Goblet. MB is semi-close by.
M - #19 - Really great spot. It was a toss between this and Lavender Beds #11 for best medium plot in the game for me. Pool right in front of house and MB close by. Lots of potential neighbors to chat with!
S - #15 - Really nice waterfall view just out front of the plot. I rate this slightly higher than #20 because you can jump on the fence that is in front of the plot and get a great view of the brimming heart centre. Fairly close to MB (you can jump down to get to it then its a slightly longer return trip).
S - #20 - Waterfall right next to the plot. Brimming heart pools just in front of the house too. A bit further away from MB than #15 which is partly why I rate #15 higher.
Shirogane:
Not a real fan of Shirogane in general after trying out a few places. The houses seem really clustered and tend to be facing into other peoples houses which i dislike. I find the beach views at the Mist to be better so in Shirogane I rate houses which have a view of the Shirogane housing area itself. These are my choices though:
L - #16 - Lovely view of Shirogane, a nearby bamboo forest and lots of space around the plot. Semi-close to MB.
M - #28 - No house directly in front to spoil the view. Semi-close to MB. Waterfall close to the front of the plot.
(In regards to the commonly praised #8 I found #9 to be too distracting so eventually moved out however this view could potentially be blocked out with good placement of trees.) #8 is close by to MB and has hidden hot springs.
S - #29 - Very lovely small. One of the few houses in Shiro which doesn't have its view broken by other house placements. Close to MB.
This is why I've always said they need a decent plot sale transfer or exchange system. To allow players to build neighbourhoods and things.
There's a lot of people who would lime to have houses near there friends and things but it's simply impossible because there's no exchange or transfer system in place so players are incredibly fragmented all over the place.
Friend of mine has plot 30 in mist.
Another friend has plot 52 in the same ward.
One of there friends has plot 29 in mist in a different ward
So these 3 friends have houses that are actually really close together but at the same time a million miles apart. If they had an exchange system. The guy with plot 52 might be able to swap with the guy who has plot 22. There both essentially the exact same house. The guy who has plot 29 in a different ward might be able to swap with the guy who owns 29 in the ward his 2 friends are in...
I have plot 30 in lavender beds.
A friend has plot 56 in another lavender beds ward.
Same kinda thing my friends plot is basically next door to mine but a million miles away in a totally separate instance... If he could swap withvthe guy who owns 26. Across from me in my ward... or maybe I could exchange my lavender plots with the guy who owns plot 14 in my friends mist ward and my friend in lavender 56 could maybe swap with the guy in mist 26.... something like that could bring all of us into the same neighbourhood and thus spend more time there in general.
There's more people In more scattered places that would also like to be closer..
A decent exchange / transfer system would give players an actual chance at building a neighbourhood with there friends and stuff instead of being fragmented all over the place...
I think that's a big part of why the wards are seen to be so dead and anti social. Because groups of friends are always so fragmented that they simply and up hanging somewhere else entirely

I managed to grab plot 17 in a ward with my friends.
It's got a nice little garden bridge connecting to the plot. I've assumed ownership of the public area and integrated it into my house design.
If I was at home I'd post pictures.
Nah the quote basically says that everyone visiting there house is in a different ward and thus separate from friends who all have houses in seperate wards.
My suggestion then could allow friends to all have there houses in the same wards so that when players do go to there house they're also near there friends instead of being scattered all over.
This would would make that ward a common area for that group of friends. Where as now it's just not the case because everyone's house is in a totally different place
Ended up finding a Goblet #19 Medium in one of the main wards and knew I had to relocate since it was my other choice.
Lavender Beds #11 Medium is lovely but the ward I was in was fairly dead, think I only saw 1 person in the month I was there.
I LOVE goblet 19. It's seriously one of the best mediums in game. Easy top ten on all plots, in my honest opinion.
Managed to snap up a Goblet #60 (30) Large and no one has moved into 59 (29) next door which is currently vacant. First Large I have purchased before and I am really enjoying decorating the place and making it look lived in and taking in all the nice canyon views. The other thing that is important to me is closeness of the market board & retainer bell since I do a lot of crafting.
In terms of the Large houses I was looking for I was aiming for Mist -> Goblet -> Shirogane -> Lavender Beds. Being realistic that on a decently sized server any Shirogane Large houses that appear will be bought fairly fast I aimed for Mist & Goblet and was willing to take any of the Large houses in these 2 residential areas. Got lucky with this one as #30/60 was my 2nd choice in Goblet with #13/43 being my first choice in Goblet.
I relinquished the previous Goblet #19 I had and checked and it was still available for purchase for an entire day before an individual purchased it.
I saw a Mist #6 for sale in one of the main wards shortly after which lasted about 30 minutes before it was purchased by someone. I have noticed in terms of popularity of housing on Behemoth at least it tends to go like this:
Shirogane -> Mist -> Lavender Beds -> Goblet
Nice Losara! Plot 30 Gob is amazing. I have a few friends who live in one, and Everytime I go to visit them, I stand on the ledge and stare off into that beautiful canyon. It seems to go on forever. Sunsets are amazing there as well. Hopefully a friend moves in next door to you? :)
Yeah on my server, Ultros, it seems that the popularity order goes : Shirogane > lavbeds (slightly ahead of mist)> mist >>>>>>>>>>>>>>Goblet. It's sad because goblet really is amazing. It's one of my favs for sure. Not enough people appreciate the design and area.
Talking about only the small ones I can afford:
- I am doubtful between Mist #19 (lots of services near) or #8 (best views of the bay). I lived on both and I think that maybe I prefer #8 because you have as sensation of open space and the view of the bay.
- I don't like Lavenders because the shade motion effect of the the branches of the trees. makes me fell dizzy.
- Goblet is fine. Any near the middle.
Ooooo both those mists are fantastic. My friend Alice lives in mist 19; very nice beachfront spot with glitches gallore on the npc shop side. I had a waifu in 8. Very nice view indeed. Totally underrated spot.
I also second anything in brimming hearts goblet 13-20.
hmmmm don't think I've really gotten dizzy yet from lav beds shadows yet..... Is it from the hundreds of leaves?
I own Lavender Beds #46 (medium) and I love it! No neighbors (there is one behind but it's a ways up), plus the MB and Summoning bell and aetheryte right outside my door. Also just a few steps from my front lawn is a big open pool and waterfall.
The best plot is all 30 in the same housing area
I know Holy and Seph from Mateus, (the two who own the entire ward 12 goblet), and I have to say, it looks pretty dang amazing to own an entire ward. I love what they've done with the designs. Easily the best ward I've seen. They are so down to earth and friendly. VERY soft-spoken about their ward, but very helpful in showing me how they did certain tricks and designs.
Not gonna lie, itd be cool to own an entire ward. It'd be easy to pull off getting many smalls, but the larges and key mediums would be hard to get, unless you went to a brand new server.
Definitely tied with 11/41 for my favorite spot in Lavender Beds, when I had that spot I generally liked to craft to the left of the big rock pillar so that I had the waterfall in view.
I ended up moving into a #41 Medium in Lavender Beds that opened up and don't regret relocating out of my #60 Large plot in Goblet for it. When you are playing solo a mansion really does feel oddly lonely and I would recommend Mediums as the max purchase unless you happen to be a FC (or have tenants).
You also lose a lot less relocating from a Medium rather than Large if you decide to relocate again which makes it kind of fun.
