I would love for housing to be a part of player ran companies, and not just housing I would love for there to be company cities that companies can build. They would have many sections. The city itself would be accessible to anyone and would not be instanced. I would love for the following to be apart of the city.
- Keep - gathering area including a leve table for company leve content.
- Market district - a place to set up company member retainers as well as normal shop vendors you find in the capitols.
- Craft District - guild NPCs/facilities
- Individual player housing - this would be instanced accessible in the company city where member of the company could build their own house, would love multiple floor plans. Gardening, storage, choc breeding could be the main focus of the house as well as displaying trophies and achievements.
- Airship Dock
- Chocobo Stables
I'd like to reference 3 posts on housing/comapny housing
My own at here
A post with many players ideas here by Caidryn here
And Alexiakidds with some nice ideas here
from my postQuote:
This is a simple listing of things myself and some others feel would be interesting to have when the eventual placement of player run companies starts.
A company retainer, that sells many items from the players of a company
A company bank, where people are appointed and one would be needed present for withdrawal.
Town rep, available through company quests dailys grind (fetch, kill, defend, escort, travel). This will provide the linkshell with buffs that a player can obtain via similar to a signet. As the company levels and has higher rep, the leaders/appointed members set the buffs that effect all members, more buffs with more rep.
Leveling the company via player earned exp. Companies would have levels with higher levels allowing for more stuff (that can be elaborated upon by SE, larger housing area available etc)
Crafting center for the company, place to craft with workshop access and do repairs, can be upgraded for larger space, then each workshop added.
Gatherers could be responsible for gathering the base materials to make the base/airship/boat/weapons/defense
Crafters could take the base materials and make them into other materials as needed
Friendly competition with other companies like conflict, but you invade the others base training against defense systems they've produced. You get defense systems specs by company quest, company leveling so that they're able to be made, then materials from gatherers and crafters.
Providing base materials, crafted goods, tech to the city state for the garlean invasion that will take place.
Tandem work with Grand companies/fighting alongside npcs in events. Company related story mission/quests
Company fishing hole, can be leveled up, add fish etc
Company garden <-- really like this idea could be like harvest moon but everyone works together. could be leveled up, new plants etc
Company Choco stalls, this could be where players raise chocos unless their ideas for chocos are that drastically different.
Company stats board to view member contribution/exploits
Company dungeon, not sure here just being honest maybe a once a week, company determines the time, they go through the dungeon for items/exp? Maybe npcs could join on the trek for a twist.
Company tele spot that lowers anima costs <- would take forever to make but such a goal!
once airships are implemented, make airship content of course, exploring areas unavailable to normal hiking and sky fighting/training
So it would play out like this
Do the initial quest, probably require lots of money or lots of players doing an event to become recognised, to be rewarded with a small disappointing area of land near/in the town. Not much can be done with it at the moment, low functioning areas and small. Starts at level 1. Level it by exping! eventually it becomes exponentially harder to level, making it take longer duh this should be expected.
At the first level, not much can be done, just company quests. Once leveled, you can start upgrading stuff to level 2. A larger piece of land, more functional spots, collect items via gathering/crafting to create stuff. then exp more fore higher levels, rinse repeat.
Basically as long as materials and level are good, aesthetics can be changed/upgraded but becomes exponentially harder to level up/obtain the items for top tier things
Weapon racks to display old weapons like my Shellsplitter once I outgrow it.
JP side also has no rep response so might as well link JP guys ideas also in here for YoshiP and Bay

I prefer to have a personal Airship as my house with a Aether crystal so I can teleport from the camps to it.
Being able to upgrade/expand would defiantly be nifty, its one of the things that always bugged me about the mog house in xi. Saving the world multiple times over but at the end of the day you were still stuck with that tiny shoe box apartment.
Seeing as how moogles are pretty rare according to the story line would love to see those lovable one line spouting mammets being utilized as some kind of helper inside of the house. But in all honesty the moogles function from xi has really been shifted over to the retainers in xiv. Having your retainers hanging around your house when not deployed in a ward would be a good idea.
Allowing others into your home to show off your trophy's or just to hang out and be away from the prying eyes of other players would be cool.
Though i think the most important part of any housing system would be the following.
The continued ability to not utilize it at all. I fully realize that i am in the minority here. My time being a vagabond of eorzea has really grown on me. Being able to go where i want when i want and not being tied down to one specific location has been liberating. Would like the option to continue this "Life style". If any thing i would be more interested in a company/shell hall. But i realize that a private housing system is probably the best foundation for that.
I just want somewhere to craft in peace where I dont have people sending me tells asking(demanding) repairs and synths, which is followed by my silence and then them accusing me of being a bot. LET ME CRAFT IN PEACE.
/rant
Multiple locations.
Either expandable or various sizes of house available, starting from a single FFXI like room, to multiple rooms and multiple floors.
Gardens outside where players can grow things.
Crafted furnishings for various room types.
Trophies available from certain in-game accomplishments.
Mail box to send / receive things from other players.
Storage for equipment.
Since the timing is good for suggestions on this topic, here’s one concept to kill two birds with one stone:
Turn the disastrous market wards into player housing.
Let players buy their own domain in one of the (renamed) wards. Retainers would “live” in the player’s house, and would still hold their stuff. The bazaars and item search feature could be kept, but improved (i.e. directly port the potential buyer into your house hall from the search menu, and fix the multiple little annoying things). Linkshells could also buy their own complete wards level, and control who's in it.
And while we’re there, add the option to buy farms at the remote Quest Hubs where players could hire another retainer who’d grow things and raise animals. Players would also have to gear and rank up their retainers to defend their farm from beastmen. These farms would also have stables where players would put their own chocobo. Chocobos would have bags, and could be called out in the fields to carry stuff back and forth between the player, farm and house.
And while we’re still there, add moogles that could be called up to carry gear sets. Moogles could be linked to the future job system, being the Grand Companies helpers from the past eras.
And, finally, make Kazakhstan a peaceful country.
I like the idea of having both a player house and guild housing. I know this has been said before, but I'll back it up. Having trophies of big kills and NMs you've killed inside the walls of your guild's area.
In the future it would be cool if an entire portion of Ishgard was reserved as an instance for your guild's housing, which can be linked to your own house. Kind of like how Guild Wars 2 is using 1/4th of the city to call your "Home Space" where it keeps up with everything you've done in your own storyline, and you can invite friends in.
Yeah houses would be nice :D
Not that it's a big deal if they use them, but I'm probably the only FF diehard fan that actually doesn't like moogles very much. Except the ones in XII were ok, cause they looked like bunnies.
Other than that... sky's the limit. Anything you can think of and have time to program, I'll love. I loved making houses in Sims... so building it, painting it, furnishing it, gardening, pets, you name it, I love that sort of thing. :)
Getting our retainers involved would be great too. As for the MW suggestions... The biggest reason I like the Wards is for the peace and quiet, so if I could browse what's for sale from my house, and maybe have my character or my retainer model it live before buying it, I might be ok with that. I'd still miss some other things about the wards like browsing the other shops and smiling at retainer names, but it's a fair compromise. I'd still be able to craft and buy things as I need them.
Maybe retainer levels could still come into play this way somehow?
More than anything I'd love if they actually took up real estate in the game world and you could visibly see other people's homes and of course maintain the functionality of XI that came later on of going inside other player's homes. Make furnishings a huge part of carpentry and other crafts so that money can be made off housing and you can trick your home out. But the key for me is being able to see an area where it's player's houses, and not NPC's for once.
Copy/Pasted from other thread I posted this.
Thinking of housing as an area where it has multiple houses not just like FFXI where you zone warp and suddenly you're inside your house. You have a property and depending on what you built you can have different features making it little bit unique.
(which is OK but wont work for my idea.)
Now features you can have within the housing...
- Buy a Property
- You have to have a small/medium/large property first. You get the small property for free to use as rental if you're visiting other countries and don't own a property there.
-
If it was me I'll make it so you must complete a quest to obtain the first small property in the first place, like going to certain NPC to get papers filled out and finding your housing care taker (moogle, etc...) comes with basic tutorials for rest of the feature listed below.- Properties has grid - Example Small 4x4, Medium 7x7, Large 10x10
- Medium/Large property costs more + request quest completion
- Depending on property you can get standard (plain) or have scenic landscaping like Uldah with Oasis like water area, Limsa beach front, Gridania scenic lake/pond which costs a bit more.
- Only can have 1 property per country or just 1 property period... I would prefer 1 property per country but that might be hard on server (not sure)
-- Building on your Property (housing, garden, fish farming, crafting workshop)
-
- You can only build certain type of house/buildings on the size of property you have. Have to consider the building size and see if it fits on your property, or if the building requires to have certain property size.
- You have several types of housing available to build your house from.
- Housing - your house to store your gear, achievements, furniture
- Gardening - depending on size of garden can plant more/less
- Fish Farming - same as gardening but you raise fishes
- Cobran Raising - Raise Cobran to............ :) miners need something...
- Craft Workshop - Can get higher craft support in cities that's not avail.
- You get the small house and small garden for free as starter with the small property. (with initial quest completion)
- For some buildings/features you have to pay certain amount of gil + in some cases bring in special materials to complete the building/housing.
- Placing Furniture's (For main housing)
- Inside your house you can place furniture anywhere like how Playstation Home works. you can rotate the furniture at any angle within your own home. Some furniture can be placed on top of another furniture (Like FFXI - Pots on top of table/shelf)
- Furniture doesn't take item space!!! I hated that in FFXI! limited on how I wanted to decorate my own mog house.
- Decorating the house - wallpapers, wall color
Lemme put the games everyone on my friends in facebook plays.... I tried couple times but I'd rather play FFXIV or other games than play on FB...... although it is addicting once you get back into it... and would be nice if you can do from the housing features..
Might be hard to do... but would be interesting... + make sure you can bring your friends to your housing... add the Triple Triad so I can play them with friends quietly inside my/his/her house! lol
- Farmville idea
Farming outside your own garden. Same for fish farming. Gotta think something for the miners. Added... miners... cobran farming.. feel sorry for the cobran we have to break their gems lolol- Chocobo's Crystal Tower idea
Your house keeper or another NPC you have in your housing can go on trips while you do your own quest/adventure and they go on a journey and bring items, etc back for you. You have to equip your NPC well enough so they can survive their journey back home.- Restaurant City
For crafters you can make things and try to sell it virtually (meaning not selling to other PC's like current market system) you tell your NPC to sell it for you in your store, you set the price and they tell you how much sold, didn't sell, what the current market price is and how much money the store has. Has it's own store facility you can design/decorate.
Sounds like a good idea on paper but in practice it's pretty bad. What happens when you run out of space? What about inactive players that haven't deactivated their account or deleted their characters? What would you do about returning players? They did this in SWG and after a time there were just sprawling ghost towns in some areas.
A larger instanced area like a small town would be good though, something not in the actual world but where you could easily see other player's houses as well as your own.
I'd like both community housing and player housing...
What I wanna know about is the Inns at every tavern? I was thinking about it the other day, and figured that That was probably the idea to essentially give us rooms at the inns and let us customize them and what not. It'd be an interesting take for the location. The Roost and the others should have something cool done with them.
I'd love a housing system for players and a guild hall, but I'd love for them to take a page from Animal Crossing where you can customize your houses size, walls, floors, etc.
LINKSHELL HOUSING!
Give me a cute Elezen or Miqo'te maid and I'm on board with this plan!
Personally, I'd like some type of garden. Mind you an actual garden and not a simple mechanic like in FFXI. It doesn't have to be something extravagant(maybe just a shrubbery with some laurels), and maybe if company housing is introduced, we can only have a simple lot, but damnit I like to beautify my lawn spaces! It would also be interesting if Botanists were able to to get in on it in some fashion either through landscaping, planting flowers, etc.
If Triple Triad were ever introduced, I could see myself chilling out in my garden playin' with LS buddies for a good while.
Functionality:
The ability to send Retainers to specific Market Wards (Maybe the ability to send them to other cities with a cost), place storage chests synthesized by crafters for extra storage (Multiple boxes for storing items by certain categories).
Other:
Decorations ( Ability to have regular decorations and place an image of any item we want, example: Gbuffalo Horn as trophy), Allow certain people access to enter and look around/hang out.
Here are my thoughts on this issue of player housing. Well since I started writing I've seen the thread expand a few pages and a number of ideas have been proposed lol. I'l post anyway. The more ideas turn up the more SE might notice them...
1) Housing Styles & Progression
This has a few aspects
- Whatever style of housing, have a selection of floor plans as well as a selection of how many floors the houses have.
- Of course, the basic Uldah/Limsa/Gridania styles of housing. Perhaps also beastmen like styles too (if someone wants a lava filled cavern as a home, why not?)
- Have poorer style housing (shacks and barns etc) as well as richer housing styles (grand styles like Uldah)
Possibly as someone else in this thread has mentioned, start with something small and earn room expansions. Possibly tie this into some sort of quest series or floor plans added as drop to loot tables. It would make good sense of progression and entice people to commit themselves if say any type of housing (single, linkshell or districts) started off small and expansions had to be earned. By not letting people just buy or have a large house straight away it would encourage people to continue playing (sort of like raising a chocobo in 11, you had to devote time to it, or campaign in 11 you had to keep devoting effort or you lost your ranks).
2) Decorating Houses – the budding interior decorator within me and hopefully Yoshi-P!
In FF11 you could only place and rotate furniture in squares. This should be expanded upon. If we compare to other MMO's such as star wars galaxies (SWG), you could place any item at more or less any position within the house, at any angle and axis. This meant you could merge items together to give the illusion of other things (say for example, merging water fountains, pot plants and pillars into what would look like an indoor oasis once items are placed on top of one another). The Reps in SWG there even ran monthly competitions to see what kind of ideas people came up with.
There also needs to be a lot of thought into what else we would decorate our houses or linkshell halls with. For example, normal things like curtains, carpets etc to give the place a homely feel. This would require a lot more recipes to be added to crafts but in turn would give crafters more opportunities and specialisms to pursue.
3) Decorating Houses part 2: for Trophies
A House in most online games is a place to display your "trophies". Therefore there should be somewhere personal, but also somewhere more "public" for linkshell's to gather together to be proud of their achievements. Perhaps Linkshell Halls/Housing/Villages with a main hall and seperate member homes or rooms?
We dont really have many trophies in 14 at the moment. In 11 there werent really many either when you come to think of it, and the trophies more or less replicated one another (think nation flags, TAU flag, campaign flag?, all flags!). The kind of trophies I think people may want to see are skulls or heads of NMs they fight to hang up in their linkshell halls.
4) Linkshell Housing or Districts
Housing in FF11 seemed isolated and lonely. I know eventually you could invite friends in but, (unlike real life) i'd be more than happy for people to walk in to see what my place is like when i'm not online. Therefore allowing each person to contribute to some form of Linkshell Housing would be another avenue.
5) The visibility of housing within the gameworld or within a neighbourhood instance
In FF11 your house was only the inside of one room within an instance. You did not see any other rooms (there were none anyway) and did not see the outside. I am sure a lot of people want to be able to walk by their houses. Seeing the outside would also expand the housing aspect into gardens etc.
Linked to this is the idea that of course housing cannot be on the gameworld map, there need to be housing instances (i'm hoping for neighbourhood instances) to avoid clutter on the gameworld map. I'm guessing an instance like LOTR community housing would be appropriate and still satisfy desires to see the outside of your home. Perhaps Linkshell homesteads? :)
6) Gardening
There are so many flowers and fruits etc in this game it would make sense to expand this aspect into full blown gardens. Gardening was also huge in FF11 although it was sadly limited to pots. If there are housing neighbourhoods its a perfect opportunities to add gardens. Moogles are already in the game linked to foresty areas so why not bring the moogle gardening concept back.
7) Added purposes to Linkshell Housing
I raised this idea in a market wards thread, but its worthwhile mentioning it again. I see Linkshell Housing as not just a place for members to relax or display their rewards, but as a form of advertisement centre. I had suggested Linkshell Task Boards where mercenary type work can be advertised to the public (again sort of like in 11 where people would shout or look on forums for people to help them with NM's or events, or for linkshells to advertise what price they would want to help someone get a drop from an NM). If Linkshells had their own instances for housing, a search system could be handy listing all the housing instances so any member of the public could visit any instance.
There are possibly other purposes people can think of or goals that housing could lead to, ideas from the thread include things like Linkshell Banks (a standard in a number of MMOs i've played).
My idea to devs, our ability with the echo/mooglespeak leads to a cutscene where teh Ashcrown consortium does a "aht urghanish" mog locker contract with moogles to help us with our houses. Therefore moogles wouldn't be slaves just some moogles who need work would work in our house. Quests to expand storage like XI would be nice too, but the cutscenes for them and the quest behind them should lead us to some moogle lore and explain how the moogle society works. Also would love to be ability to add enhances to my house like XI for crafting but please make it a better system this time.
If we have linkshell housing I would like features like a meeting room that connects to instanced mog house for all ls members, just for "gits and shiggles" when we want to act like we're meeting in some place cool.
-crafting facilities, some way to maybe get at least guild synthesis support in the ls housing.
-crafters have to build expansions and beds/furniture for ls housing and meeting hall. These could be bought but they'd be more expensive. Even give ability for crafters to make and sell to others, so ls with less crafters can somehow obtain the benefit of these items.
I would like to see all the unimplemented places within LL, Uldah, and Grid be where the housing is. The other green triangle usually the opposite end of map as the wards, which tells you "you can proceed no further" when you try to walk into it.
We aren't limited by what any video game did with their housing system here, but we are limited by the engine so I'm not sure if mog houses in the open world would work, we're not really a sandbox mmo, and FFXIV isn't built on a sandbox engine, i think ArcheAge is more a game for people who would like this sort of thing.
The ability to build stuff for our house, that is something we can do, and I would look forward to it.
While company housing will be nice, I dearly hope that personal housing is somewhere in the content pipe.
From my experience with group or guild housing, the place never feels 'personal'. Usually it just devolves into someplace people AFK, go to raid the community chest or hit up what ever guild specific crafting or buff can be found there before going back out. Occasionally a handful of who ever is online goes there for a meeting.
A personal house on the other hand, entails a lot of what people are asking for in this thread and others. A personal space where the player has direct control over it's appearance and function.
That said, as great as having a personal moogle would be, I don't think it would fit very well in this game's lore. If the Gridania intro and NPC chatter is anything to go by, they are extremely rare mystical creatures (presumably of the forest since that's the only place I've ever seen them show up thus far).
On the other hand, we have retainers, which by all appearances are a perfect fit for filling the role of moogles in FFXI.
i'd love to see furniture back in the ffxiv. was my fav thing in ffxi, its something you don't see in other mmo's.
Here is my suggestion:
P.S. Furniture yes please!Quote:
I would like to see a section of the city, maybe instanced, where people can hang out. Like a residential area where you walk up to one of the houses and can enter your moghouse just like when you need to enter wards.
If they do player housing they should do it Phantasy Star universe the only thing they did right in that game to me. The housing options was overwhelming.
Lots and lots of Moogle's ~ <3
I truly believe that Tanaka's plan was not to include chocobos, moogles, airships and housing into FFXIV because he was trying to create a different world where these things would take on a different role. Unfortunately they are sorely missed and seem to be being developed from scratch, the long wait for at least two of those is nearly over, thankfully.
I've always enjoyed the idea of getting trophies that will exist forever for display in a house. I also would like an aquarium.
Disciples of the land could grow flowers or mine out their backyard.
You could make different tiers of housing to take money out of the game.
It would be nice to set up your personal shop in the housing also, so you aren't forced to be in the market wards, but you could still design a shop that people could search for. This was an immensely fun aspect in Star Wars Galaxies. If guild halls are added, then your guild could set up their own mall.
A real estate thing would be totally awesome. You could implement this by issuing Ownership Certificates to players. A player must retain 1 at all times so they aren't "homeless". Then you can have an NPC sell Certificates so that players can buy more homes and sell homes they've added equity to in the market.
Going to throw my money in the pot and hope some devs pick up on it.
Player Housing
Player housing should be implemented in the future. It adds non-combat related content, as well as a boost to the economy via furniture, baubles, even gardening if planned efficiently and correctly.
What does player housing contribute to the game?
Gardening
Starting out, gardening was always a fun activity in XI that I never felt was expanded on or implemented fully. You shouldn't have to check your plants/herbs/ect everyday. While I admit there might be a hint of realism in checking plants everyday, in a game world its just frustrating to be at one location and then realize you haven't watered or checked your plants for the day.
Gardening also would help supplement the Disciples of the Land jobs. Gardeners could receive bonuses if they have the DoL jobs leveled up. Imagine gardening as a more efficient way to gather special spices, vegetables, and materials for crafting.
Furthermore, the addition of gardening could stimulate the economy, therefore helping DoH jobs, and in return DoW&M jobs via gear, repairs, potions, etc.
A sense of community Linkshell districts
Star Wars Galaxies had a fantastic approach to player housing by creating player cities. Many of these cities (while the game was still in its prime) became fantastic centers of game civilization. I remember going into several bustling player ran cantinas to find a group to party with, receive buffs, or even advertise my player ran vendor.
I don't want XIV to take SWG's approach however to player housing. There isn't enough landspace in XIV to allow player run cities to pop up. To work around this, Linkshell Districts should be implemented.
It has been mentioned before in several different posts, but I'd like to reiterate this topic immensely. Linkshell districts could work just like market wards do right now.
To enter a linkshell district you could approach the housing district and recieve a menu (with a bit more functionality including text searches rather than endless drop down menus) similar to the Market Ward menu. You could then search for the appropriate linkshell district you wanted to visit. Depending on privacy settings, this linkshell disctrict could be public or private as deemed by linkshell creators.
What would be in linkshell disctricts?
A linkshell disctrict would literally be like a street in Uldah or Gridania, except with stores and/houses ran by the linkshell members themselves.
Each district and individual house itself need to have several different designs based on the player's choices.
Once a house is sold/given/etc to that specific linkshell player, they then have full and complete control over it until they leave the linkshell or are booted. Any items/goods/wares that they would have down when booted would be returned via a packing box to prevent lost items.
As the linkshell grows, so do the options for the districts including new designs, new street furniture, placement options, etc.
Linkshell districts will continually change and grow based on the linkshell progression. This means that an entire aspect of the community will be player run. Not only that, but upgrading linkshell districts could be a fantastic way to remove the gross amount of gil currently in the economy. Prices could be adjusted later as the economy stabilizes.
The placement of linkshell districts don't need to be exclusively in the large main cities either. I would appreciate having districts spread out in the lesser cities and camps as well: ie: The Golden Bazaar in Thanalan, or Aleport in La Noscea.
Linkshell Housing
Linkshell housing should also be implemented in addition to linkshell districts. I agree with several of the other posts mentioned about linkshell houses so I won't put much here other than support the idea.
Special Achievements and Rewards
Ever feel like you've completed a really cool task and have nothing to show for it other than a piece of gear you end up selling? Well, with special achievements and rewards from those achievements you can place cool things and have features for your house/district etc!
Imagine defeating/capturing/taming, etc Ifrit and receiving a special materia stone to place in your house for everyone to see!
Things like this could be easily implemented and would add incentive to do quests, and create an additional sense of accomplishment while playing the game.
Finally, in closing I'd like to support other threads and provide a link to those that have great ideas. In total, player housing, linkshell districts, and linkshell housing all add an additional level of in game content that is completely devoted to character progression. Housing is always something that can be managed and worked on during endgame and pre-endgame content. It adds hours of satisfaction and engaging game time, without recycling content via boring daily quests/guildleves, or even monotonous "go kill 5 bears" quests.

Personal Housing should be not just a room but a small plot of land with a place to raise a chocobo, farm, etc.
Would be great if Disciples of Hand can put a station outside their home for crafting (something that would add support) like a big outdoor oven for culinarians etc.
Linkshell housing should be that on a grander scale, communal stables, shared common room, place for bazaar outside that people can visit, etc.
There is so much excess room in our zones why not sell off land players can buy homes on. :P
Transform all the "Inns" and Rent-a-Rooms located in each Adventurer's Guild area into private quarters for players to reside when they want to pass out from a long day of playing. Or opening it up during the day (like in FF XI) and invite friends and LS mates to come and hang out, get away from the world outside and show off trophies and such, along with other little things that can be added.
Please find a way to also add in Moogles into the housing aspect, similar to their roles in XI. I'm fully aware of their roe in the Gridania story and their exclusivity to the Twelveswood, but we really, really, really need our iconic moogles around and more active in this game more, we all love them dearly!
With housing you can summon your retainers, store items in a treasure chest (Resident Evil style) which can hold up to 200 slots of inventory and a bed to relax on (ala emote). Being able to create and implement little items that you can buy to decorate your pad would be a great way to spend gil, spend time, and further customize your character's personality and private space in the game world's community.
That's what I thought would happen eventually. It would be nice to have more elaborate houses too as described in this thread but a rent-a-room for a starting adventurer would be just the thing. Like how it works in EQ2, once you were fresh off the boat (back in 2006) you'd get a free one room at the local inn. Later you could purchase much bigger homes, and after some years guild housing. I think that's how it should scale.
