If you want a company neighbourhood, you could always demand that your rich friends buy up the whole instance and then sell them to your poorer friends as they get the funds. Or get the whole company together and go buy out an instance at the same time (housing raid!). Even if a couple of houses in 'your' instance are bought by randoms, I'm sure they wouldn't mind moving if you asked them, being as all instances are identical (aside from the people in them). Perhaps you might even make new friends to join or ally with your company?

Until we see it in action though, I'm mostly basing my opinion on it on what I've experienced in other games. Not sure of the ins and outs of re-selling, if there's going to be rent, etc. (one thing I liked in LotRO was the teleport to house function.. it meant you could have your personal house in the Shire and your guild house in Bree and hence be able to get around a lot quicker - that's just one argument for not having your personal and guild house in the same instance).
