Wouldn't it be better then to have everyone with their own smaller instance and the ability to make a house of any size? Even Mabinogi can handle this so I'm sure it wouldn't be an issue these days. I mean the point of having an instance with many houses is to have that "alive" feeling. At any rate they're going to put in the larger housing instances so we'll have to deal with it lol.

Yes though we don't really know many specifics regarding most of it. What is the criteria for a new zone being created? If you have an existing house can you move it or sell it? If you buy the Large plot of land must you immediately put the large sized house on it? I mean logically some of these things are a given but there's no official statement on any of it.

And then you still technically own your house & plot space but have to put it down on a free instance? (since you lost your spot in your original instance)

Iono, but I guess it could work. . . . Whatever they do, I just don't want an empty neighbourhood again .___.

Yeah, your house would be moved to a less busy/free instance - perhaps SE can introduce an AFK tax so you can prevent it if you are going on a trip or something (with a maximum AFK length). But I really dont want to see a tax just flat out applied, takes away from the idea of actually owning the thing (yes I know real life has taxes, and yes I think it makes it like you never really own it).

Could implement a volunteer move feature as well - if a space opens up you could move into it perhaps by a fee.

I agree on the concern of ghost towns.

If all land in one instance is sold, another instance with free land pop up.

I'm pretty sure it was mentioned in one of the recent Japanese interviews that you can move your house and also sell land if you no longer wanted it. But I didn't actually read the interview myself. So maybe, if you're in a ghost town, you could possibly move.

Thus, if you time it right and all try to buy/move at the same time, you could probably be able to get in a neighborhood with your friends.

Edited to add: By the way, not that it'll be exactly the same, but the way that DQX housing works is that the price goes down 4 times a day until it reaches its minimum 3 weeks later, and once 80% of the land is sold, new plots of land are added starting at the max price.

Has there been any mention on vertical build limits for houses? I'm curious if I could get away with buying a small plot and just build upward indefinitely :P

From the concept art, assumptions, and how they talk - I dont think its like SIMS where you can buy a floor and build up. I'm quite sure that you will buy a general house layout and then you can decorate the inside / outside of that general structure. No building 20 floor buildings unless there is a building you can buy that already has 20 floors in it.

From the concept art I dont think you are going to be able to get much over two floors.

Darn, oh well, that does make sense I suppose. It would be a very bizarre juxtaposition to suddenly see skyscrapers in the housing district, haha :P I hope the layouts have the opportunity to be changed around though; the defaults might not serve everyone's desires/needs
